Actually the statement "keep waiting, these will eventually go at auction" is completely untrue. The developer owns the complex free-and-clear. In fact, he is even offering owner financing. Yes, the prices have come down and we have just closed on two of them. Great condos on the Banana River and just steps from the ocean! Best kept secret in Cocoa Beach, Fl.
Condo's are spectacular and area is quiet, mainly due to the fact that there are no children at this time.
Prices have come down due to the economy but that is life, about 60% full and growing as we speak.
Easy beach access, pool and club house are more that ample to have fun at.
Project is developer owned with inhouse financing.
Indoor parking for residents so area my seem deserted to the public.
Come on in and see what the good life is all about.

If you like quiet (as in deserted) you'll love this place. It's like a tomb.

Also Next to a trailer park / rough area and a restaurant parking lot. Cross two busy lanes of AIA to get to the beach.

Units are nice on the inside, but likely the development will fail. Sales have been a flop since 2007.

My take----since actual prices have dropped about 50% from the original (inflated) asking price----keep waiting, these will eventually go at auction. I feel sorry for the few people who bought at Magnolia Bay and have taken the bath of their life.

These are nice units, if you like the bayview. Beach access is a short walk, but you have to cross two busy streets. My wife & I visited them twice. Most units were unsold (except in the smallest building). The realtors on site seemed to have given up hope and didn't bother denying the fact that this complex is essentially deserted.

The pool is tiny and is obviously not intended for anything (other than claim they have a pool). The same is true with the "club house"

Units range from 2,300 square feet & up.

On-site realtors seem depressed and won't even try to defend the developer's asking prices.

Most likely, these units will sell for less than $400,000---about a 50% loss over the original asking price.

Developer should go belly up, unless is self financed.

Pool and "community house" are a joke----way too small and the pool is dinky.
