Incompetent and unprofessional - bordering on malicious. Her e-mail signature says "Trust in God". Good advice 'cuz you sure can't trust KJPM. If it was possible to give a zero star rating, I would.

Being a Seagate resident I can say not only is she incompetent but also the family members she hires to do repair work.The only truth to her listed pros is the 11 years which in my opinion should be behind bars.Ignores Seagate bylaws for some residents while laying down the law to others.

There are always 2 sides to every story. This is the other side. KJ Property Management had been under contract with the Village Green HOA members for 6 years 2001-2007. Prior to termination KJPM was never invited to defend her position in an executive meeting. The 'legitimate' reasons were never given to the KJPM?s Attorney when requested. KJPM was not a 30 day cure given as per the termination clause in the Management agreement. KJPM then filed the law suit for breach of contract. With the 2007 Board in place KJ Property Management served only 6 months of a 3 year contract. Many considered it a great loss to the community. The Village Green Recreation Association was also managed by KJPM for over a year. After the 2008 Board was in voted into place KJPM decided to terminate the agreement with 30 days written notice for being unable to satisfy the Board of Directors.

The Seagate HPR review is also the direct result of a law suit by one of the members of the Association. The member is suing Seagate HPR and KJPM for reasons which are at this time have not been presented to a court of law.

KJPM has been in business specializing in Homeowner Association Management for 11 years and has never been terminated by an Association. As with any other business you can't please all the people all the time, there are rules to follow. There are 7 other Homeowners Associations who have contract agreements with KJPM. These Associations would give an honest and favorable recommendation. Despite the few unfavorable reviews KJPM would be a Property Manager which I encourage you to consider.

Pros: 11 years service, knowledgeable, favorable relationship, correct financial statements, successful at collecting dues, on hands approach, visits the community & upholds the rules

In my opinion, KJPM has been a nightmare at the Seagate condo complex. In my opinion, KJPM is rude and unprofessional. In my opinion, KJPM doesn't take the time to make sure repair jobs are done correctly, hiring incompetent contractors. In my opinion, If you are considering a property manager in Charleston, do not use KJPM. **EDITED TO ADD** The reviewer was contacted by KJPM on 7/21/08 and told "It would be in your best interest to remove the posting". However, I will not remove this review for the benefit of those evaluating KJPM.

KJ has got to be not only the most incompetent 'property manager' in the Charleston area but obnoxious, childish and rude. As a resident of Village Green subdivision for the 12 years, I have seen a lot of changes. Contracting KJ has GOT to be the absolute worst thing to happen to Village Green.

KJ's response time is simply non-existent. When you contact the KJ 'office' (actually a residence), a recording answers the phone 100% of the time and states that your call will be returned in 24 hours. Ha! I have NEVER received a return call. Fortunately, I have only had to call 3 times over the course of the last year. Again, I have yet to receive a return call. I had to contact the HOA President to get anything accomplished.

I have managed to address my concerns with KJ face-to-face at the pool and received a completely unprofessional response. I was yelled at and berated. This issue was simply over a pool key that did not work.

If you're looking for a PM, I strongly suggest you look elsewhere.
