I recently purchased a house that was listed with Tom and Bonnie Cavalier of Koenig & Stray GMAC and it was the worse real estate transaction that I have ever been involved in (and I've bought and sold quite a bit of real estate in my time). Tom was complete unwilling to work with my real estate broker and I, hanging up on my broker several times that he had called him because he did not like what my broker said, such as certain items requiring repair at the property. Tom also neglected to tell my broker that the seller was unwilling to make repairs to the property and just wanted to work out a monetary compensation until within 7 business days of the scheduled closing. This was particularly problematic since the contract that Koenig & Stray insisted that we use, refusing the one that my broker's firm uses, because their contract indicated that everything was to be in "working order" and in "broom clean condition." The roof and chimney needed repair and certain items in the house were not up to code. Tom and Bonnie also refused to be present for our final walk through of the property. Tom did not bother to show up to the closing and his wife Bonnie arrived 45 minutes late. No one could get hold of either of them because no one at her office would furnish her cell phone number, neither she nor her husband were in the real estate office, and neither picked up their home phone. Throughout the 2 and a half month ordeal, neither Tom nor Bonnie were ever available in the office when we called and we called at various times of day and they were out right rude to my broker.

In addition to holding up the closing, the property was listed as a 5% commission on MLS, the seller's lawyer's declaration statement indicated a 6% commissions, and they only wrote up a check for my broker for 2%. He refused the check because of a law in Illinois, which would not require the agency to pay him the full amount had he accepted it. It's now Labor Day and he still has not receive
