Ok I'll make this short and sweet... I'm a current resident At the Delmar building. Ron Romeo is a thief, liar and a creepy pervert And I've personally seen him do drugs with residents!! There is constant drug sales in the building, people people prop the door open and this makes homeless people camp out in the hallways. HUGE cockroaches and bedbugs problem regardless of what Ron will tell you. People hang out in the doorway and smoke crack, people ask you for spare change or cigarettes EVERYTIME YOU STEP OUT OF YOUR APARTMENT. Fights in the hallways, noisy at night. CRACK DEALERS in the building. I would not refer my worst enemy to this place! Do yourself a favor, no matter how desperate you are... DO NOT MOVE HERE! not safe! Seriously. Ron Romeo is the slum of all landlords!! I've seen multiple posts saying the same thing, what does that tell you????

I moved into one of the buildings owned by ventrix properties 5 years ago. In the very beginning everything seemed great, Ron and the maintence men always took care of problems and it was nice and quiet. As time went on though, Ron has rented out to paroles which is fine drug dealers which is not fine, every sort of vermin that had enough money to rent an apartment. I had trouble with the neighbors with loud music at all hours of the night, Ron says to call police, they never show or show hours later and by that time the music has stopped or the police get "porky" because they have to come out for stuff like that. we have the noise ordinance and it says no loud music after 10pm to 8am and there is a statement that says no loud music at all if infringes on a persons health. Well my roomate and I have health problems and neither one of get any sleep almost the entire time from friday to monday and I work different shifts and sometimes I can't sleep for more than 24 hours. Now that is for two reasons loud music and BEDBUGS my entire apartment is infested. Ron has had a bedbug guy come spray but now the owner has said he isn't spraying anymore and Ron said thet they "come out more in the hot weather but its not a big problem to call in the bedbug guy. Bull****, tell that to my roommate has tons of bites all over her arms or that I spend two to three hours or all night killing the little sh**s so I can TRY to sleep. or how about the fact that roommate has now contracted MRSA form the bedbug bites. this in unacceptable. after a year and ahalf of asking ron and the maintance men to fix our bathroom sink which you can not use or the toilet that brings up s**t from underneath. we were always on the list. a couple o months ago it was told to us that the maintance men won't fix anything because they don't "like" my roommates attitude...what does that have to do with fixing up broken things and why did it take a year and half to tell us instead of being on the "list" I could go on forever about the stairs the tenants urinating in the halls the garbage, the smell....and so on....but just to say this RON ROMEO and the owner ARNOLD SMEENK of "M and T bank" are slumlords NO NOT rent from them..

drug dealers are always hanging out they live in the buildings. the music is very loud and the management says is call police. police wont do anything unless there is a gun involved. and the police rarely come anyway. the halls are dirty slow with maintence they wont clean rugs or paint....and the rent is always being raised although the property looks like cr**...last thing BEDBUGS BEDBUGS BEDBUGS....dont rent from this man

Food, used condoms, vagrants in the hallways. 'Security' doors that were NEVER locked/closed/secure. Crowds of people hanging in exits and entrances. After less than 8 months, I was on first name basis with the police officers that showed up at the building damn near ever other day. Drunk phone calls in the middle of the night from Ron. The only good thing about this building were Ehron and Chris. ANYTIME I called, one of them showed up within minutes to fix my problem. Honestly, I did not have much of an issue with the building itself (electrical issues, plumbing, etc) My issue was with the poor management. Poor management of tenenats and judging from the RG&E shut off notices on the 'Security' doors, I would say poor management of funds. I did not feel safe living there and left before my lease was up. I did continue to pay out my lease and it took almost 6 months of DAILY phone calls before I got my security deposit back AND an apology from Ventrix for the living conditions and the delay. Never once did I have a phone call returned from the management and I not certain as to how my issue ended up in the hands of the owner. His apology and response was sincerely appreciated. Total shame as the building is georgous, has a GREAT location and plenty of potential. Until managment changes and legit improvements are made, I would never recommend this property as a decent place to live.

To all who read this I just left the DELMAR building 7 months ago and move to a better location. I was also present of the murder and my door and dried blood on my door. i was sleeping with my wakizashi every night in those 4 your living in that place. This is my first time doing something like this but It's really bad, REALLY! Please find some where else to rent. I have seen sexual activities right in the parking lot and in the basement laundry mat...... Please to any one who reads this DO NOT rent there I heard and saw bad things in that place.

There was a MURDER on June 16 2009 in their building on Monroe Ave. Eventually they discovered the corpse. constant Drug running, and all kinds of BAD activities. I live a block away, and these buildings owned/managed by Ventrix make the whole neighborhood stink. There are at least a dozen dog owners living in the building who let their dogs crap all over the neighborhood... and these people do not carry dog-poop baggies to clean up after.... - IE... they will rent to any crumbum who has a fistfull of dollars!!! The drug dealers who live here walk back into the quiet side streets (Harwood, Luzerne, Rosedale) to make their exchanges... making these bums my problem. The NET office should probably take notive since this weeks murder. Trash blows from this building all around the upper Monroe Neighborhood, how long with the local officials let this go on before they shut the place down? HELP our neighborhood, close these buildings down and send these through forclosure so a responsible operator can turn these properties around!!! STAY AWAY. This property, and Ventrix is owned by ARNOLD SMEENK from M and T bank, Rochester and JOHN P. GIANNUZZI. In case you want a real person to speak to about the NEGATIVE impact these properties are having on our upper Monroe neighborhood.

I have lived on monroe Ave for 5 years. The last 2 have seen major improvement to my building. I believe that Ron, the Property Manager is doing a great job,my building got new windows, entire painting of hallways, and major upgrade in tenants. I would recommend this property to my friends.

I agree and mirror much of what was said earlier. Ron Romeo is a pathetic property manager in every imaginable way. Ventrix properties is nothing more than ron blowing smoke up everyones you know what from everything to cosmetic issues with the building to serious safety concerns and code violations. His favorite saying is everybody can suck his you know what. All the tenants, the net office, the post master, watch out for this guy. He's always passing the buck on everything and yeah its always tomorrow. Chris and Ehren both have no interest in the upkeep of the area so its all ghetto now. Way worse than when the other reviews were written. But its funny to see the evolution. First they were just lazy and irresponsable. Then the motto became I don't live here, now its if its so unsafe then leave! Unless your on crack or gave up on living like a human being... And I'll add its every bit as serious as the other anonymous person described. They are running some racket there. Drugs, underage girls getting hooked up with apartments... You know. They have not had a working computer in over a year since ron rendered it unusuable surfing the net for prostitutes and porn. There are just too many instances to mention where if you know these guys you wouldn't want to live here. Illegal evictions, inflating charges to force tenants out, poor upkeep, no interest in the quality of life for good tenants,roof leaks. Letting drug dealers live on premesis for the hook up, sleeping with every dumb chick that they hook up with a nice cheap place, you know, all the slimy things you can squeeze out of managing a little kingdom while working hard at hardly working! These buildings are old. There are constant issues with maintenance, reliability of the staff and the office personnel is the poorest I have ever seen. With a "shrug your shoulders and say it's always the other guys' fault.'

While under the ownership and/or under custodianship of Ron & John these properties have become a constant disappointment in livability and safety. Unreported home invasions, tenant fires, staff collusion, denying security deposits and then retaining the funds personally, drug- running, fist- fights in the hall way leading to damage of building, improper servings of papers, intimidation by Ron personally, prostitution, under age tenants... this is not a good place and these are not good people.

You can do better.

Our building was managed by Ventrix properties for the past two years. There were all sorts of issues: many city code violations, trash was not put out regularly, leaking roof, peeling paint, electrical problems, inattentive outside grounds maintenance, leaves piled up for years, broken steps, broken washers and dryers, light bulbs in common areas not replaced, stories about fixing things "tomorrow" (a day that never comes). . . the list was endless. Add to this an attitude of "Why do you continue to live here if the conditions are so bad?" (Sounds like their admission of guilt to me.) Once the tenants banded together and the owner of the building was contacted things began to change. After an owner's inspection, Ventrix was fired within days and a new management company was given the contract. We've seen more progress in the past three days than in the past two years. Tenants and owners be wary of doing business with Ventrix.

On the following dates 7/4, 7/21, 7/22, 7/23, 7/24, 8/2, 8/6, 8/24 of 2006 I was without electricity for many hours. Through Rochester Gas and Electric it can be verified that my account with them was up to date and they were providing service on these days. I am able to provide the times and dates using my cell phone bill when I had to called 244-7368 and/or 350-4318 to get my electricity turned back on by either the building manager Chris Labella or Topher whom which is in charge of collections. Utility services should be provided to me at all times during my rental term. On 8/6/06 while blow drying my hair there was electrical sparks and smoke coming out of the bathroom light fixture. This extremely frightened my daughter and me. I immediately exited the building and called the fire department. The fire chief stated to me that ?this is an old building and it?s not equipped to handle the amount of electricity that is being used by all the tenants.? The electrician that ?fixed? the problem on this day couldn?t understand why he wasn?t called when the problem first started back on 7/4/06. I reported this problem to the NET office and they will be inspecting this building on Monday 8/28/06 at 10 in the morning to ensure that you are providing a safe place for your tenants to live as I am sure that is your mission besides making money.

This business has great owners. They are constantly working on upgrading the properties that they have- they just put new tile floors in our kitchen. Great rent prices too. The superintentant at our building isn't the greatest, but the owners and cleaners are great.
