FRANKIAN IS THE WORST!!! We had 3 properties which they managed for us for one year and we quickly moved on to another property mgmt company. Have you read other posts on here? well, our experience with Frankian is pretty much similar. They do not return phone calls, or emails. Weeks will go by without any action. Estimates/repairs will take months, then nothing gets done. When I ask Kevin why he's not returning my calls he simply said we they just got back from vacation. We've since moved on to another firm, and our checks now come on time, repairs are done right.

Not everyone can be happy at once. We all have been going through tough finanacial times. I am well currently was a renter from them, this is actually my 3 rental over the last 5 years. I have never had any trouble with them. Any time I had a problem with my place it was taken care of, if not that day then the very next. And yes when I needed a week or 2 to pay my rent they understood. We all fall short at some point or another in some area or another. I LOVE FRANKIAN PROPERTY. Kevin Eanes is a liar. Do not use this property management. They are out to get your money only. I'm so glad they are no longer managing my house. It has been nothing but a nightmare with them.

BEWARE: This property management doesn??t care about their tenants or property owners. They do not return calls, emails or messages. They will give you the run around for your checks, owner??s statements and anything you request for. I??ve had it with this firm and have moved on to another management firm. It??s been over a month since I terminated my contract with them and I am still trying to get my 2010 owner statement, remaining funds and etc.

This firm is not professional and I do not recommend them to anyone. Save yourself the headache and find another management form.

Frankian got me a renter pretty quickly. Kevin, the guy that's in charge sounds believable and seems like a decent guy. My beef with these guys is that every single month since they've been handling my property I have had to call them on multiple occasions to try and get my check. They claim the renter has paid late (every month) and I'm even ok with that, but they will say they mailed it on a certain day and then 3 days go by and I have nothing in the mail. It only takes 1 day to go from Clovis to Fresno. This will typically happen a couple times and they will supposedly put a stop payment on a check and then resend it. After several calls and many days I have finally gotten my money. I feel like if I don't call them I will never get it. I am still waiting for my July rent check as I write this. They have supposedly sent me a check twice now. It's still not here. I'm sorry but the mail doesn't screw up this much. I get all my other mail just fine. I think they are in financial trouble and are having a hard time paying their property owners. Unfortunately I cannot recommend this company and they are doing nothing to convince me to stay with them after my contract ends.

Side note: A message to Frankian Property Management: If you read this and want to make up for the bad service that I've received, that would be fantastic and I will edit the comments and let everyone here know what you did for me.

Frankian told the owner that per his request they had already secured another renter for the property and that they would need to compensate us for the position they put us in. Frankian helped us come up with a number to present to the owner. The owner decided not to sell. During our two years of renting that home, Frankian was always quick to respond and resolve any issues that we had. They were even flexible on a late rent when we were trapped on vacation (3 days of cancelled flights).
When we moved out, the owner was dragging their feet on a repair. There was a small blotch of nail polish in the corner of a small bedroom. The owner replaced the entire room carpet and tried to charge us for it. Frankian went to bat for us. The spot could be repaired and they couldn't charge us for the replacement of a whole room of carpet for a 1 inch spot in the corner. Again, we won.

Unfortunately momma Frankian (used to be her and the boys) sold out to another company in 2006. I hear they aren't as good.

BEWARE: Frankian Property Management is unresponsive and uncooperative and the company is out to make a quick buck, not to protect the landlord (or renter, for that matter)!

For months I found myself having to call them to check on the status of my property. They were painfully slow to return phone calls and e-mails, if they even returned them at all. Oftentimes the voice mailbox for both the office and emergency numbers were full. What kind of company is that? What happens if a tenant has an after-hours emergency? I understand them not being able to answer the phone all the time, but not being able to leave messages is unacceptable.

When my tenant became a problem tenant and began breaching the rental agreement, I got the feeling Frankian did not want to get involved. After exhausting all legal options and spending countless hours trying to work with Frankian, I was finally forced to ask them to evict the tenant. Instead, Frankian terminated my contract and then sent me a letter advising me to hire my own attorney to proceed with the eviction. Forgive me if I'm wrong, but isn't that why you hire a property manager? To resolve breach of contract and payment issues with the renter?

Thankfully the tenant, knowing she had breached the contract and had no legal standing, moved out to avoid an eviction. Things are okay now, but those months of dealing with this property management company were a living hell.

Response from Frankian This owner hired us to rent her property. We did what she hired us to do, finding a suitable tenant who signed a lease. After the tenant moved in, the owner told us she did not want a tenant, she wanted to sell the property, and told us to remove her tenant. The only thing we do is rent properties, we do not sell them, if she did not want it rented she should not have hired us to rent it. Removing the tenant was difficult, the tenant had signed a lease which is legally binding, and paid rent on time in full (no default in rent) which would have made eviction difficult, costly, and possibly unsuccessful. The tenant problem to which she refers is that the tenant understandably didn't want realtors and buyers constantly entering the home she lived in. The best solution was for the tenant to move out voluntarily, which we accomplished, it took us about a month to achieve this. The owner's decision, after hiring us to obtain a tenant, to remove the tenant we had moved in, created a very difficult situation for all parties, which we resolved as well as anyone could have.

Do not trust this company. They are out to make a quick buck and will do anything for it. If you must deal with them, get EVERYTHING in writing as they have gone back on their word several times.

We inquired about a home they had for rent. We were told that it was not ready for viewing until they had cleaned and possibly painted. We were given an appt. to see the home when that work would be done. We were told that we were at the top of the list of callers, which was very encouraging. The day before our scheduled appt., we got a call saying that the house had been rented already! Just a heads up to those who try to do business with this company. They can't be trusted to do the right thing.

Thank you for your comments I'm sorry you were disappointed that someone else got the home. Generally, the first qualified applicant who signs a rental agreement and pays move-in funds gets the home. Because it is only possible to rent that exact property to one tenant, others may be disappointed to miss the opportunity. We prefer to show our homes after they are cleaned up and presentable. In your case, it sounds like as soon as the home was ready, someone else saw it before you, they were quickly approved. Some homes rent very fast. In a case like this, we generally try to present you with other homes that we have available. After all, want to find good tenants and get our homes rented. If we did not help you find a different home with us, or we did not have another home that fit your needs, I apologize for this. I realize it is difficult when you really want a particular home, and other people want it too. We hope you would try us again next time you need a home.
