Absolutely the worst management company I have ever dealt with. My wife had lived in the property prior to my moving in and she had contacted them multiple times about recurring issues with the house. We complained about animals in the attic, they dragged their feet. Eventually an animal died in the walls of the home and the house smelled terrible. I had had enough. I went through Chapter 21 of the Texas property code and sent them a certified letter explaining where the house did not meet code: hole in the roof, improper locks on doors, all the windows in the house were sheet metal screwed shut, foundation in bad shape. I never heard back about an action plan. I contacted the city of Farmers Branch who came out and inspected the house and found 4 pages worth of code violations in the home including all of the outlets in the house were wired wrong. Sheetrock was cracked in every room of the house, there was no transition from the dining room to the kitchen, and the transition from the living room to the dining room was cracked (which we had reported to the management company and sent pictures 6 months earlier). They kept getting extensions from the city of Farmers Branch and not having to perform the repairs even though things like the animals in the attic and non-working windows are required to be repaired in 7 days by the state. We filed in justice court to break our lease and didn't realize we had stumbled into a court run by a landlord himself. He threw the case out despite their lack of making repairs was a clear violation of the law. We finally decided not to pay our next to last month's rent since they had refused to make the proper repairs to the home. They filed the eviction and won, again despite them being in the wrong. Now despite having paid over $1000 in pet deposits they're trying to collect an additional $500 in pet deposits. They're trying to asses a late fee on the last month's rent despite the fact that it was paid up front when the lease was signed. They're also trying to bill us for "breaking" a refrigerator that worked when we left but that was left by the previous tenant.
If you are a property owner with a real dump to rent and you don't want to have to bring the property up to code then this is probably the management company for you. They seem pretty good at circumventing the law in that regard.
However if you are someone trying to rent a property, I can not stress enough to you the absolute headache you will have when trying to deal with the completely inept people working at Judge Fite property management.
In addition to these problems I can also echo the comments made by other folks, communication is abysmal, we typically had to email multiple times to get a reply back and usually it was a week or two later. We always had to email because it was impossible to ever get our property manager on the phone.

I've used Judge Fite on 2 different occasions, and I will be renting from them in the future. They have been quick to get things done when problems arise, and the owner of the home I rent calls me within a few hours. The owner comes out and fixes any problems I've had. I can autopay rent online and that makes it easy to get rent in on the first right on time.?

CENTURY 21 Judge Fite Management Company has managed my rental properties since 1974. All (but one) of my properties are now paid off, they have helped put my children through college and now have given my family financial stability. My checks have been on time each month. The repairs, when needed, have been made timely at a fair and reasonable price. The property managers of Judge Fite Management Company have gone far beyond the call of duty to protect my investments! Thank you to all the staff that make dreams of finanacial freedom through real property ownership possible and easy as a landlor

This is the worst company I have ever rented from. They charge your for normal wear and tear on the property like $350 to fill nail holes, $200 for carpet cleaning, and whatever else they can charge you for. They even charged me an additional 10 of rent after I moved out and returned the keys. Now no one will communicate with me. They will not answer the phones or respond to emails. I have tried contacting everyone up to the president. If you rent from them do not expect your deposit back. My balance was over $2000 on a house that they rented out for only $795, which was all that it was worth. I would rather use that money on a legal consultant.

Just a quick "Thank You!." We appreciate your stepping up. Even though our experience was not the best but you have come through. We recieved our security deposit after we talked. The Shell gift car was an unexpected surprise.
