We are not included in expenditures, we do not get appropriate budgets. Covert activity at the exclusion of owners is ongoing just as other owners have made mention of. We need an audit ! While owners are charged arbitrary and sometimes partially refundable sums to rent clubhouse, the directors (who think they are Holier then though and gods gift to the community use it at will *free* while working on payroll supposedly attending "the pool"- (Laws that are supposed to include owners in voting procedure and quorum requirement are ignored). This group follows NO shared Ownership laws designed to protect the rest of we owners here ! They steal common areas from select owners but disproval is ignored, instead objecting owners are selectively targeted and harassed. As stated by another owner a few years back dampness and mold and radon alarms going off is ignored. The board doesn't care about the community, just themselves, and getting their way.

Owning several units within the Wellington Condominiums I feel I should be privvy to the nature of the quantity of litigation. Why must things be covert ? Real Estate values despite location have plummeted. Possibly due to the current cirumstances prospective owners are finding it difficult to get a mortgage ? 9 years ago we bought in this attractive well managed complex. Progressively, things have seriously gone downhill since. Wellington is mismanaged. Something is very wrong

Cons: over 50% non-owner occupancy. Multiple Litigation.

This complex has been a great place to live for my family. It has the best location of any of the area condominium complexes, with quick access to just about anywhere. It is also one of the few that is reasonably priced. The management company has always been responsive to our issues/concerns and we have witnessed more young professionals and young families moving in. When we first moved in four years ago the landscaping was an issue, but that is improving also.

This complex has been a great place to live for my family. It has the best location of any of the area condominium complexes, with quick access to just about anywhere. It is also one of the few that is reasonably priced. The management company has always been responsive to our issues/concerns and we have witnessed more young professionals and young families moving in. We moved out of Wellington. Too many think this deteriorating community is the ritz, and is comparable to Devonwood, or Farmington Woods. It isn't by any stretch of anyones imagination. It's low-middle income, as well as fixed income for the most part. Section 8, and Elderly friendly (which of course makes it tougher at times to get a mortgage, most owners live elsewhere) We caught the board in a blatant lie when questioning certain important issues at the 2002 meeting. While they thought they were clever enough to put one over on us, they made fools of themselves and our community by very noticeably contradicting themselves making it obvious to most that they were improvising responses to important questions as they went along. Trying to be politicians.

What an insult to our once nice community. People that haven't even lived here 6 months are (for some questionable motive) being put in principle officer board director positions. Last two "Presidents" of our Condo Association hadn't even lived here 5 months and were deliberately misled to believe straying from By Laws, and State common property documents will be tolerated by our community. We veteran owners DO NOT know who these people serving are, we have NO say and aren't included in major decisions, nor do we condone the fact that whoever is behind these officers (that WE don't elect) are squandering association funds, doctoring up our budgets, furnishing us with incomplete budgets, violating shared interest ownership laws, and showing blatant disregard for By Laws, and state law as well as democratic procedure! This little insulated group electing from within it's own circle does not consist of qualified individuals that should even be on a Board Of Directors. This is a group that is hiding something from our community, and playing a game of "Good cop, bad cop" with the inept managing. When those that are concerned ask legit questions regarding ongoing inefficiency, the manager skates issues mistaking owners for fools. Demand copies of minutes Wellington owners, and force a line-item budget ! We are being taken for fools. Something covert is going on in our community because most are passive, and make the incorrect assumption that if people are in charge, such people are obviously qualified and democratically elected.

Hubby and I finally moved out've Wellington. Mold, and mildew probs existed, (and were not getting adressed when we were looking to buy our own Condo and no longer pay rent), toxic mold was substantial in the basement of the building where we were renting. Water probs in several basements of other buildings as well. The complex was terribly managed, wasn't overseen by a qualified board of directors, however I was harassed by a little chinese peeping Tom who kept telling me he was "President of the Board", a very quirky man who I can't believe would've EVER been allowed to be on a qualified board in the first place.This complex was unkempt, and the quality of neighbors we had I wouldn't wish on anyone. According to owners we met, and spoke with, The Board of directors has not been elected by the wellington community, but is instead just a result of a little "coup", ironically, a clique of owners who few seem to know, or even respect. Owners appeared quite angry. In addition we know as fact, the health dept stated Wellington management didn't appear to care about having Radon level's rechecked. The FVHD had received numerous complaints regarding health issues since early 1990, and disregarded them. Apparently, Wellington's managing agents have not been responsive to rectifying possible ongoing radon problems, nor have they even been willing to find a company currently in business who's qualified, (one would think this is the least they could do for the well-being of current people residing within the complex). Radon Alarm kept going off in our building. Level's were checked once in 1991 when alarms were installed in a few of the buildings. Nothing has been checked or adjusted since, despite alarm warnings. Needless to say, we decided to make our purchase at a nicer, more respectable community. A place where grounds are nicely maintained, and people don't all appear to dislike one another. Wellington isn't overseen by an adept group.

The current self-electing Board of Directors is the result of a rigged annual meeting (which according to By Laws was scheduled to be held in January) 2001. At this meeting the outside managing company in process of being fired by the seated Wellington Board of directors at the time, and two of his friends conspired against the legitimate board, and deceived the community taking advantage of an annual association meeting. One involved resident was denied permission to serve a 4th term when his term ended 2000 (because of repeated wrongdoing with management Co. and dishonest unilateral decision making); Also involved was his replacement as treasurer (and his friend). This conspirator/accomplice (A non-resident, and as it turns out NON-owner) as well as dishonest character (along with aforementioned group) subverted 4/5 the legitimate board in a "coup" using a fraudulent and illegitimate Condo Association annual meeting for personal gain (held also improperly in February 2001). During meeting, managing agent (on probation and in process of being fired) not only took advantage to renew terminating contract, but also took an increase in pay; Board members were overthrown in an act of insubordination, and community was lied to at this deliberately planned out event. Manager ignored ALL written and signed demands by legitimate board. By-Law's were ignored. Annual meeting minutes forged and modified for personal gain from prior years annual meeting as well. 2000-2001 Secretaries signature was forged, as were a substantial number of owners proxies. A little "Clique" did this to "dummy up" a quorum. In response to the charges of blatant deceit, and wrong-doing by subverted BOD, the managing agent lied via letters to owners (complex consists of predominantly non-resident owners). Complaints regarding aforementioned events were ignored by managing co, as well as their atty. Special meeting's were denied. Atty's were consulted since managing agent resorted to unethical business practices as a means of renewing a contract they were about to be fired from, AND add 3% increase immediately following overthrow ! The little "coup" took place for monetary gain and individual ego. Since the event, the current board HAS NOT been elected by either a Wellington community quorum, or a legitimate board of directors. Charging individuals personally is a consideration as well. Our complex is inefficiently run, Our last dues increase was 12%, and current governing group isolates itself from community. All is "secret". Naturally this clique thrives on knowledge of how drawn out a civil law-suit is, in addition to litigating, members suing accrue exorbitant out've pocket costs with no guarantee of reimbursement. Cost's can run up to 100K for a long drawn out civil suit with no guarantee (pending outcome) money will come from association reserves to pay Atty fee's. This figure is according to DB&H firm, but other estimates were roughly comparable (given worst case scenerio). Naturally, no firm wishes to take such a case on contingency. This complex by a governing clique that believes it's not accountable to the owners (who are members of the Condo Association). Unqualified individuals governing, and squandering our funds, culminates in rundown complex, and this visibly shows in grounds and building appearance. Health violations abound; fire hazards, radon buildup, and toxic mold etc. Owners are denied special meetings, by a self-electing that hides behind the new management company it hired. This is a "Keep Away" game for this overseeing group. Angered owner residents are meeting discussing class-action options, possibly charging individuals for deliberate wrong-doing. This community of 140 residents is torn apart by dishonesty. In private complexes, getting outside assistance is an arduous task. We don't receive legitimate budgets !
