The marquies in King of Prussia - It was a continuous nightmare which I had to bear with while I stayed there for 2 months. The time since I moved in, started getting all problems with plumbing, electric, AC etc. Problem take place everywhere but problem in marquies have been ever existing. Management doesn't care nor do they bother to care.
One of their employee, leasing officer Mr. Erik, doesn't even know how to behave with people. So before you go for it, do make sure to talk with a single person (apart from the leasing stuffs who also stay there in marquis) who leaves there.

BE CAREFUL BEFORE EVEN THINKING OF STAYING THERE !!

leasing agents care about their commission and they do anything to make you sign lease. Once you sign your lease then they don't want to see your face again and they want to get rid of all the tenants so that they can get new tenants for new commission.
AC - Always closed ( even after switching on for 100h still it will be hot )
Windows - Solved the balcony problem. All the rain water comes in ( 40y old windows). Once you open you can't close.
Heat - They switch on heat in summer and switch off in winter
Hot water - You get only if there is no unplanned maintenance and only in the mid night
Lifts - Works only when you don't need
Hallways - Dogs urine smell, no lights and leaks from ceiling
Swimming pool - Anybody can enter and they don't care about kids potty trained or not.. Worst rest rooms
Gate Security - Big joke. Once in a months he checks for the parking stickers while entering even if you don't have a parking sticker you can give some apartment number and come in.
Secure entrance - All side doors always open- Anybody can come in. Always some strange guy comes from outside come in and knock your door for donations etc..
Parking - you don't get after 6 PM and unless you want to walk for 10 min and once you park your car you can't take it out( Lot of people park back side of your car too many accidents) you see lot of people scratching your cars all the time.
Free hot water - No water when you need
Free AC - Open your windows.
Free Heat - Heating fan make such a noise that you can't sleep and they will switch on only in december.
Free Gas - Exhaust won't work so u don't feel to cook
Free showers in your kitchen and living rooms- Leaks from cieling

and yes people come when they say they will, like the one that came to my apartment , made a big real big hole in the wall and asked me not to use the bathroom for 2 week to dry up and , HE NEVER RETURNED, thank god i have a 2 bath apartment .
waiting for my lease to expire, nov 2010 i get my freedom

Mouse infestation that the management doesnt take care off. no ac in the summer, it got up to 90F in my apt last summer. Elevators dont work most of the time. water gets shut off alot without any warning, and for the past 4 days there was no hot watter, the first two days there was no water at all. People at the management office are nice to you before u sign a lease but when you're a resident they treat you like trash and lie to you if you have any concerns. Oh and one more thing, the apartments are extremely overpriced, since they are charging you for luxury living. Do your self a great favor and dont move here, I guarantee you will regret if you do.

The Marquis manager Reney is absolutely very bad.
she never cares about customer very rash.Appartment look so so.
I am leaving there about 1 year , the worest part is the customer service.

Worse place I ever been in my entire life, all the buildings do not have AC since tow weeks ago. Dirty the leasing and Management staff are not human. Over priced no service at all, if you want live one year of you life miserably come and live here. These people deceive the new resident, just walk around and ask the resident about the general situation there simply it awful, dirty and no body can not stand it. have lived at the Marquis for almost a year (apt D004), and I have to say it isn't the best place but it isn't the worse. I have a couple complaints but it is just stuff associated with living in a high-rise complex (noisy people above, and laundry rooms always full). All in all, I have had a decent experience while living at the Marquis. Until today, Mother's Day, May 13, 2007. My girlfriend and I woke up to water coming through our ceiling. The the fire department was knocking at the door telling us that the sewer lines were backed up and the water was coming from the upper floors. It leaked all over in our hallway, kitchen, and bedroom. The fire department had to be called because 24-hour maintenance was not around and did not respond for over an hour. This is unacceptable for what we pay in rent every month. We have wet ceiling tiles lying all over our apartment with a lake in the middle of our living space. I can't comment on the upper floors however living on the lower floor is a clear illustration that " crap rolls down hill!" When we had a meeting with the property manager about what Marquis was prepared to do for us, we were met with a big fat NOTHING! They didn't even compensate us for SEWAGE leaking into our apartments. It is a terrible place to live. The Marquis is not worth the time it takes to move in, or the cost in rent every month. DO NOT MOVE HERE!

10 to 15 apartments were affected by a sewage flood. Below is what I sent to the management a month ago. A month later they still want to do nothing to help financially.

05152007 - MPA Management,

I am writing about the Marquis Apartments in King of Prussia, PA. This past weekend there was a sewage backup in many of the apartments. I live in one of those affected.

This is not the first time that these same apartments have been severely affected by the same issue, it has happened many times over the last 6 years and the problem has never been corrected. Previously I??ve escaped with minimal damage the last few times backups like this occurred. I was not that lucky this past weekend.

My problem is that I have been reporting the leaks and issues leading up to this weekend??s disaster for four years. Each time I would call about an issue with the pipes there were a few different tactics to remedy the situation:

?The ruined ceiling tile(s) would be pushed up and a new one put under it. This so the old tiles catch the sewage or water.
?ACME food bags are used to tie around the pipes to catch the falling liquid.
?Tupperware is used and placed up in the ceiling to catch the drips.

Is this outright negligence? Why was this problem not corrected?

With each flood of sewage over the years, the apartments are painted, rugs redone and ceiling tiles replaced. That is all. The tenants are left to fend for themselves in many ways.

The first call for this issue this past weekend was placed on Saturday 512 at 3AM; I did not arrive at home until 1pm on Saturday. My apartment was not even entered to see what the damage was or if items could be moved away from the falling sewage.

My bedroom furniture, clothes, bed and other personal items are a total loss. No one from the Marquis asked to help in anyway, with the exception of someone sent to wet-vac and pick up ceiling tiles that fell. The management??s concern seemed as if they needed their weekend to relax while their renters lived in feces covered carpets for two days.

The backup happened yet again on Sunday 513, anything not destroyed on Saturday was then ruined on Sunday. SundayMother??s Day must be the day of rest here, no one responded and only one new employee was working in the office? I was asked to come back on Monday.

Monday 514 was nothing short of surprising. We were told that the Marquis does nothing except to repair the tiles, rugs and walls. ??Your renter??s insurance covers the rest.? I asked what the Disaster Recovery Procedure was and was looked at like I had two heads. Do not all organizations need a Disaster Recover Procedure? Where is the business intelligence in this complex?

No one could be bothered to help personally. The main objective was to get paint on, tiles up and rugs done. Where to live, cleaning, moving the furniture and belongings is all up to the tenant? It is now Tuesday 515 and I have only new paint, carpets and ceiling tiles are still not replaced.

An apartment half the size of the one I live in now was offered with no moving assistance, physically or financially.
?How does one move their possessions that fit comfortably in their apartment to one 12 the size? Should one stack their belongings in the new apt?
?How do all the belongings in the destroyed apartment get to the new apartment? Me? The one who has been calling about the problem for 4 years and had to deal with duct taped pipes, doubling up of ceiling tiles, Acme bags and Tupperware to keep back leaks? Was this issue handled when it happened the first time, we wouldn??t be having this conversation.

We (the other tenants affected and I) were told that any other apartment selected would be at a higher rent than what we currently pay. So?one the same size would be more money? This I see is a tactic so that we have no choice but to stay in the sewage soaked apartment.

Also, my air conditioning and heater unit has not worked in the entire four years that I??ve lived here. That is an even a longer story of the ??who cares, deal with it? attitude you receive when things don??t work.

I am asking that someone from management respond and let me know in writing that with everything mentioned above, The Marquis is ONLY responsible for the ceiling tiles, rugs and paint. I??ve not seen this anywhere in writing yet.
