Okay, so I have lived here a year now and I have had no problems.. My ONLY complaint is the 6:30am maintenance people.. they always say "I am on a very tight schedule" that's really early. I live in the 550 NE Ravenna building. Rose has been nothing but nice to the residents here, we have no complaints. We are sometimes concerned about the safety of the ally ways that run behind our apartments since tenants dont light their back porches or front (even though it is required in the lease). She allows us to paint the apartments as long as it is a color she approves (nothing dark.. and no hot pink) and it has to be eggshell. Mold? what apartment in WASHINGTON doesn't have mold? really? just get bleach.

My rent is fair, and Rose is nothing but kind and friendly, no one at the building has had any issues with VIP.

Read the rest of these reviews and do NOT under any circumstance sign a lease with VIP (demand your deposit back if you've given them one). Now...pat yourself on the back, take a deep breath, and think about the close call with a nightmare apartment rental you could've just had.

If you're reading this review after you've already signed a lease with Rose then you already know how crappy, slimy, and penny-pinching Rose and the rest of the Varnes's are. It doesn't take long to find out.

If you've decided you're going to live in one of their buildings despite my advice, then here are some tips for you.

>If you're looking for a conversation starter among people who live in your building, just spark up a conversation about the Varnes's (Rose in particular). An immense hatred of the Varnes's is something that all of the tenants have in common. Everyone has at least a story or two about how the Varnes's violated their tenant rights - whether they've entered a unit without permission (nearly everyone experiences this at least once), have attempted to bill for things that need repair, or attempted to charge people for overnight guests, nearly every tenant has been victimized in one way or another (lots of examples below).

Put everything in writing from day one. Rose is nice when she wants something (like you to sign a lease) or she knows she has legally wronged you (entering your apartment without your knowledge). Don't just call and complain about violations - Rose will usually act nice and tell you it won't happen again, but it will. Write a follow up letter that is dated and contains a detail of your complaint. Save a copy or save the file for future reference if needed.

Don't let Rose intimidate you. If you have documentation, threaten and pursue legal action. She'll probably put up a front, but with their track record, they'll want to avoid court at all costs.

Take lots of pictures after you've moved out and cleaned the place. Rose will rip you off no matter how much time and effort you've gone through in cleaning your apartment. Once she sends you an itemized bill with deductions like (cleaned under stove - $100, cleaned air vents - $50, etc.) tell her you have plenty of pictures, negotiate a new price, and if she doesn't budge tell her you are prepared to take her to court. Again don't let her intimidate you -their really is no benefit of retaining a lawyer for small claims court. Good luck. On the bright-side, no matter where you live next it will seem like a dream come true in comparison to VIP properties.

B.J. walked out on Rose! The marriage is OVER!!! The 1420 4th avenue west building is up for sale on Redfin for 3.5 million. They are trying to pass the building off as in good working condition.....
I think we all know better.

I lived in three Varnes Units at 422 11th Avenue East. Yes, they were dives, but they were cheap. I disliked Rose Varnes greatly, but Bjarne was different. I admired that that man was able to take the amount of crap he took from his family. Others may have different perspectives. I would never rent from them again, but the only reason I stayed was because of Bjarnes. Over ten years have past since I got my start in Seattle and I now have a home of my own. So, if you are poor and can put up with stuff, this isn't a terrible option. However, avoid dealing with Mrs. Varnes as you can. Her heart of stone is only matched by Bjarne's kindness. He was good to me, and I hated the way his family treated him. So, Thank you Mr. Varnes. Your rentals are not the Ritz, but they made a difference in my life that was positive. Thank you, Bjarne.

Truly I am sad to admit that my last name is Varnes and after reading several reviews even I would not dare rent from them. In truth I would probably put forth most effort trying to get them shut down. I wish that there name had nothing to do with Varnes, this is a complete and utter disaster to behold. So BJ and Rose I hope you read this because you are a disgrace to the Varnes family and wish for you to fall into a hole and fade into obscurity. you get negative 100 stars, you don't even deserve the one that I have to give you

AVOID AT ALL COSTS!
I'm in the process of moving out and I'm still being harassed on a daily basis. I have til the end of the month on my lease and Rose insists on calling me at 8am every morning to ask when I'll be out. It's even gotten to the point to where she calls me after 10pm. I'd be more understanding if I were a horrible tenant, but it's quite the opposite.

Just a few reasons to avoid Varnes Investment Properties:
1) They enter your unit without permission on a regular basis and at odd hours.
2) They charged me a years rent in advance, even though I had proof of employment, excellent credit and no past evictions.
3) Continuously pushed back my move in date, even after she received my deposit and signed the lease.
4) Tried charging me extra rent for having a friend from out of town come and stay a weekend.
and many more reasons that would fill a novel.

Bottom line: Varnes Investment Properties is complete crap. They try to scam their tenants and break all kinds of laws while doing do. I seriously suggest staying away from these people at all costs.
Beware! They will screw you over!

I too wish I could post different comments than others have before me...but alas, I cannot -- nothing has changed with Varnes Enterprises, or any of the folks that work there. I also wish there were negative star ratings, or at least a zero star rating.I rented a Varnes slum studio from June 2008 - June 2009. I moved to Seattle from Missouri, and had very little time to find a place to live. The fighting with Rose Varnes began day 1 from me trying to rent the apartment (you would think that as a landlord, they would be doing everything they could to get a renter in there). I was required to follow up on EVERYTHING in dealing with Varnes Enterprises/Varnes Investment Properties (V.I.P.). My studio apartment had a cracked/peeling ceiling, mismatched faucet handles on every faucet in the place, no shower - only an ancient clawfoot tub (which would be OK in other places that actually maintained their units...) and the faucet for the tub was only 1/2 inch in diameter so it took 20 minutes to fill up 5 inches. The 1420 4th Ave building where I lived is very old, but it is located in a very nice neighborhood in upper Queen Anne. I am positive that this building brings down the values of all other properties in the area, singlehandedly. If the Varnes' were smart, they would put some of their rental profits back into their buildings, which in turn would justify them charging a bit more for rent...AND their tenants would be much happier. I have yet to get my deposit back - just today I had to personally track down the Certified Letter that contains my deposit and have the post office forward to me. I can't wait to see how much of the $500.00 I actually get back.Rose and her staff are rude, inappropriate and horrible business people. Unless you like living in slum-like conditions, like to deal with rudeness on almost a daily level, and like to pay for yours AND all other's water/sewer/garbage disposal in the building, do not EVER rent anything from V.I.P./Varnes Enterprises.

First, I will say that I got my deposit back without really having to fight her, so don't give up on your money! However, after I had the carpet professionally cleaned (by my own guy) it became really apparent that she did not clean it before I moved in. I had been assuming that the carpet was just old, but once I saw how good it could look, I knew she rented me a dirty apartment.

My biggest problem with VIP was their barging in. I lived there for 10 months (yep, broke the lease because I was desperate to leave!) and they came in at least four times (they do these "annual" inspections of the pipes and water heater about three times a year). Then, after I took my stuff out, while I was still the legal tenant, they illegally entered my unit TWICE. It's like they don't even know the law, because they acted like they had every right to do it.

Additionally, the apartment was poorly insulated and had no vent in the shower so it molded like crazy. We threw away piles of bedding and clothes because of how nasty it got.

They also use a third party billing for the water/sewer/garbage (a company called Sagewater, which is a little shady in and of itself), which ends up costing you more. In addition to paying for all of your own utilities, you basically get to pay for other people too, because the cost of water is just divided up amongst everyone in the building.

VIP is basically a janky little home business, and they treat their renters like crap. You absolutely MUST let Rose know that you know your rights as a tenant. She was always really rude to me until I told her that I was not happy about her illegally entering my unit.

I would never rent from them again, but if you currently live there: a) always insist upon being home when BJ comes into your apartment, b) keep all their notices of intent to enter, c) read your lease really carefully and make sure the walk through report is accurate, d) check your stuff for mold OFTEN, and e) if they mess with you, let them know in no uncertain terms that you know your rights and will report them.

By the way, please start reporting your complaints to the Better Business Bureau. They get an A+ rating by default because they haven't been complained about officially. That makes me sick.

Do not rent from the Varnes. I don't care how much you like the place. If you are thinking about signing a lease with them, beware! They will put strange things in the lease like: you must pay to have the carpets professionally cleaned when you vacate, and you must use THEIR carpet people (i.e. Rose's brother or something), and you must leave a receipt for her to see. You must also pay the daily pro-rated rent until someone new moves in. What? Who does that??

If you are already renting from the Varnes, I feel very sorry for you. Even if you leave the place cleaner than when you move in, you will still lose most of your deposit. It isn't worth trying, and it isn't worth arguing over. They are evil in its purest form. Just take what you get, and leave a flaming bag of poop in the place while you're at it.

Rose is too cheap to hire anyone, so when she refers to "the owners" or "they" or "the maintenance people", she is really referring to herself and/or her husband. Her husband is enslaved by her to do everything while she literally stands there and yells at him (she thinks no one can hear her, but I have three times).

They also like to leave bizarre notes on everyone??s doors every so often. My favorite note was the one where Rose demanded to know who was parking illegally in the driveway. She declared that the police will be monitoring the parking spot and taking action. Rose assumes that all of her tenants are morons. Lucky for most of us, she is so dumb that we can stay one step ahead of her.

As a home owner who needed to rent a house while building a new one, I had little experience with renting homes. We needed something close to our construction project and rented the home on 113th in Houghton. Great views, right size, garage and pet friendly. Price was a bit high and deposits were ridiculous, but again was not that much different in comparison. We live in Wyoming part of the year and were not even in the house for 4 months during our rental period. We spent at least 3 days cleaning the place up and a couple of days doing the yard. They are demanding, at times curt/rude and we fully expected to get screwed on our deposit which we did. We had 1900 deposit and my husband just told me that we got 1000 back. This is after 250 in carpet cleaning and another 50 in rental equipment for the yard work (never put Ivy in landscaping, not only ugly but work intensive). So realistically we go less than half back for days of cleaning. I personally cleaned all the cabinets inside and out, baseboards, all molding, floors were mopped, carpets professionally cleaned, paid for new drip pans in the 1980's stove top. I feel sorry for the people who rent from the Varnes as they are not good people and extremely selfish. So don't expect them to be good landlords either. Expect the worst from these guys.

Price was a bit high and deposits were ridiculous, but again was not that much different in comparison. We live in Wyoming part of the year and were not even in the house for 4 months during our rental period. We spent at least 3 days cleaning the place up and a couple of days doing the yard. They are demanding, at times curt/rude and we fully expected to get screwed on our deposit which we did. We had 1900 deposit and my husband just told me that we got 1000 back. This is after 250 in carpet cleaning and another 50 in rental equipment for the yard work (never put Ivy in landscaping, not only ugly but work intensive). So realistically we go less than half back for days of cleaning. I personally cleaned all the cabinets inside and out, baseboards, all molding, floors were mopped, carpets professionally cleaned, paid for new drip pans in the 1980's stove top. I feel sorry for the people who rent from the Varnes as they are not good people and extremely selfish. So don't expect them to be good landlords either. Expect the worst from these guys.

I agree do they have negative stars! I was so happy to finally move out of the mold infested apartment which they tried to make me clean up and also tried to pin it on me when it was obvious it was the apartment. I had to throw out furniture, clothes and shoes because mold was actually growing on it. My boyfriend also started having asthma problems.

Thats not even the worst. When I moved out i got dinged for ridiculous made up things that I shouldn't of been charged for. I was so fed up with them i just let them take over $300.00 out of my deposit...thats how much of a headache it was for me to deal with them.

Rose is a scam artist and a lemon landlord. i really do feel bad for anyone that has to deal with her. Please call the landlord tenant act to know your right and if you have mold growing in the apartment that is something THEY need to take care of regardless if you signed a paper saying mold was not their fault because in a court of law that signed paper does not matter.If you already stuck living in there the only advice i can say is start looking for another place right away and to know your right as a tenant!

I could write a short novel detailing all of the problems I had while renting from the Varnes, but for obvious reasons will share a very condensed version.

A few years ago I rented from VIP and it was a nightmare from the very beginning. Rose Varnes is a deeply disturbed person and she is truly a sociopath. She will scream and lose her temper like a spoiled child. When confronted with a situation or complaint about the building she always claimed it was "out of her hands" because she is "not the owner"; when I asked for the owner's phone number she refused to give my any information. She even pretended on occasion to be someone else when answering the phone if she didn't want to deal with the person calling.

This "company" of rats are conniving and money grubbing to the point of thievery and on several occasions broke the landlord/tenant act. For instance, one time I came home to find a piece of paper on the counter that belonged to the landlord; another time I came home and a pipe had been removed from my bathroom. Who knows how many times they entered without leaving evidence!When I finally gave notice that I was moving out, they had a couple people in the building stop by unannounced to take a look at the apartment.

Some of the incidents could be taken right from the script of a movie...while lathering your body and face with soap, the shower unexpectedly shuts off, you then stumble to the phone only to be told by the landlord that the water should be back on within an hour or so (no advance notice given)...while bringing your belongings to your car, the landlords anxiously wait in their car and watch you as you move out of the building...

I almost brought it to court but decided after speaking with attorneys that it wasn't worth my time or money. Now I wish I would have pursued something so that they would stop making people's lives hell!

I rented an apartment in Greenlake from the Varnes for almost 3 years. The pros were that the apartment was cute, if run down, cheap, and allowed pets.

However, I quickly discovered that the Varnes, Rose and BJ (or Bjarne), have no regard for their tenants whatsoever. They do repairs at 4 a.m. and also seemed to be wandering around the property grounds from 3 to 5 a.m. on a regular basis. I was told that I could just "stay in bed" in my studio apartment while BJ came in at 4 to unplug the chronically problematic bathroom plumbing, which spewed out foul black water semi-regularly. Yeah, right. They would constantly leave notes on my door. Once it was to call them about my neighbor ("did you hear any strange sounds coming from his apartment?"). Once BJ called my place of work (a hospital), and the secretary there called me to tell me that he was asking lots of questions about what my job there is, etc. She was sufficiently weirded out by him to call me at home to tell me about this. The Varnes also didn't care about tenants breaking the terms of their own leases by letting their dogs run loose on the property. I'm a dog owner myself, but when another tenant's two dogs chased a passer-by on to the ROOF of my parked car, causing hundreds of dollars worth of damage, I called the Varnes and left a message on their machine. Rose called me back and said that "there was some question about whether or not your boyfriend caused the damage." WTF? The only similarity between my boyfriend and the poor person who jumped on my car is that they are both black. What a bizarre thing to say. They also do yearly "inspections" of every unit, and would try to give less than a day's notice beforehand. By law they need to give two days notice. This kind of thing happened all the time, so I took to sending them letters quoting Landlord - Tenant law verbatim every time I got a note from them that contradicted the law. They were and are just desperately cheap. They don't hire anyone to do anything, from repairs to yard work. Tenants are responsible for maintaining the gardens outside each unit, which means that they look like sh** most of the time and the Varnes get to leave threatening notes about weeding on people's doors every few months. They also pretend that they have a whole fully staffed office. Rose would refer to the ??book keeper?, or to the ??in-house lawyer.? ??BJ? was the ??maintenance man?, but ??Mr. Varnes? was the landlord. They don??t like people to know that BJ and Mr. Varnes are one and the same, and that Rose is in fact Mrs. Varnes.

The last straw was when my apartment was broken into. I filed a police report, notified BJ in person (I happened to see him on the premises the morning after it happened), called Rose, AND gave them written notice of the broken window and missing screen. Two weeks went by, and finally I asked them when they planned to fix the window, which BJ had already taken measurements for. Rose told me that her lawyer and the landlord association had said that it wasn't her responsibility to fix it. She also suggested that maybe I'd been locked out and broken the window myself in order to get back in, and said that they've never had a break in on the property before when the responding police officer had told me he'd been called to several on the property recently. I promptly looked up the law and sent her notice that she did in fact need to repair it. We went back and forth for weeks. Finally I asked for her lawyer's name and address, and she said that they'd decided to repair the window as "a sign of goodwill." They "repaired" the window by caulking a new piece of glass in, but never did replace the screen. At least they didn??t try to charge me for the screen when I moved out.

Side note: they really liked caulk. When an animal or something died under the building they caulked around the water heater in my apartment to keep the smell from coming up instead of just removing the source of the smell from the crawlspace. When the drain in my bathroom floor spewed out disgusting smelly black water they just caulked right over it. The floor is probably rotting out under there.

We are currently tenants of 10056 Interlake, the house written about in one of these reviews. We are breaking the lease because we were finally able to buy a home. We were aware of the shadiness of the Varnes when we rented the place, but we liked the house and especially the location so much, that we decided to risk it.

I must say I think all these negative reviews have had some effect on the Varnes, because they have been very wary of us and responsive to our requests, and all-in-all our experience hasn't been horrible up to this point. Maybe it's because we took photos of everything when we moved in, while we were doing the walk-though with Rose. I also know they are in court with several tenants, probably some of the people who wrote stuff here. Negative consequences of this may have made them realize they need to improve their practices or eventually they will get driven out of business.

Anything we asked for (we always asked in writing) we got within a reasonable time - they fixed a backed-up drain, a couple leaky pipes, and a broken light fixture right away, and spent several hours cleaning and painting a room in the basement that had some mold issues because a previous tenant had carpeted and sound-proofed the entire room. Otherwise, contrary to what the other person wrote, we haven't had any mold at all. Other than when we called to ask them to fix something, they never bothered us. Whenever they were going to come over, they either called first or sent a letter with the date and time.

The condition of the house is pretty sad - it is an old, old house, and they haven't done much to improve it. But it's cheap, the yard is huge, they allow pets, and the location can't be beat.

Of course, we haven't tried to get our deposit back yet. I may be singing a different tune once we go through that process. Rose and I did have an argument because she said that we needed to take down the blinds and scrub them, something she claims to do in her own house every 6 months. Also, finding new tenants has been a miserable pain in the ass, mainly due to all these negative reviews. People are very excited until they read these. So I've been telling people to look them up first and call me if they're still interested. I want people to know what they might be getting into.

I guess what I'm saying is, you can get a cheap place from these people, if you don't mind that they are money-grubbing slum lords. In my experience, this is par for the course. I've rented places that are way more disgusting from people who are way more crazy and devious. Just be smart and professional when dealing with them - thoroughly document EVERYTHING, read the lease carefully, and when you do the walk-through, point out anything that is not in good shape and insist they make a note of it.

Several years ago, I had the huge misfortune of living in a building that was bought by the Varnes vermin. I cannot find the words to describe how repulsive these people are.

I urge you to believe every word of criticism you read here. Myself, I have become a landlord since I was a victim of the Varnes. I would never dream of treating my tenants, or anyone, the way the Varnes treat their residents.

The Varnes are truly awful people that you never want as your landlords. Heavy maintenance in the middle of the night? Absolutely. Unannounced intrusions? Yep, frequently and at any hour. Attempt to foist every conceivable expense on you? You bet. Will keep every dime of your security deposit that they possibly can? For sure, and crookedly - will deliberately charge you for "damage" that is nonexistent or pre-existing. Crude, stinking, awful people? Yes, every single one of them.

I disagree with the review that expressed some sympathy for Bjarne. He may be a victim of Rose; but he is also a first class dirtball in his own right.

I am not normally a vindictive person; but my wife and I felt so horribly mistreated by the Varnes that now, 7 years later, I still have the PO Box address pasted to by computer monitor, and I periodically send them free subscriptions to home shopping network things, Playgirl, etc. The depth of loathing that they created in only about 8 months is so strong, even now, that when I think of the things that might give me the most pleasure in my life, rearing back and kicking Bjarne Varnes in the balls will all my might is one the things that sounds most satisfying.

I hope there is a special place in hell reserved for these people.

We recently rented a house in Kirkland from V.I.P. AFTER we signed the lease, we were told by Rose that if we ever needed anything they were living just behind us. We were a bit anxious about this possible intrusion, but thought it would be okay - boy were we wrong! We discovered that our house was overlooked seemingly by the whole Varnes clan - they lived to the rear of us and to one side! They didn't respect our privacy and often strolled through our yard, came over unanounced to check up on the house, and rang frequently to tell us that our lawn mowing/driveway sweeping/lightbulb replacing (no I am not kidding)/weeding/general cleaning was inadequate. If we didn't answer the phone, one of them would stride over, knock on the back door and tell us. They kept v. strange hours and would decide to work on their house with loud power tools in the wee hours, often waking us up!
We felt really tense if they were at home when we were. Life is stressful enough without having the added tension of not being able to go home and just relax at the end of the day.
The basic rent was a typical Kirkland price, but the quality of the home was not - things were in a bad state of disrepair, and the exterior timbers were rotting to the point that we feared the outside deck may collapse. We also had to pay bizarre little extras, like the water heater rental and the electric garage door opener fee. We were also asked to pay for a sofa bed that was in the house prior to us moving in, and sign in writing that it would not be there when we moved out!!! We did this, and discovered that it didn't fit out any of the doors. We had to take a door off its hinges to get the thing out - one of the Varnes brothers was quite suprised that we'd managed it. They were so clever - basically getting a tenant to pay for the privlege of removing their old furniture - we felt like such fools when we realised that we'd been had!
When we had to move, they hassled us almost every day until our actual move-out day over all sorts of ridiculous things. They announced that we had to replace venetian blinds (to the tune of $800) We were absolutely staggered, especially as the blinds weren't broken, and looked only as worn out as they did when we had moved in 2 years prior. They came through the house when we weren't home, without asking our permission, and left a very officious note with a list of things to do before handing the keys back - including getting new toilet seats!! (Again the toilet seats were in no way broken). I think they were trying to get their home modernised for the next tenant at our expense.
I was really devastated by their treatment of us at the end as we had been good tenants and always paid on time and never demanded any repair work on their crummy home as we did it ourselves (with their approval), and taken good care in their home. We also always bowed to the pressure of their phone calls or hand written notes and re-weeded our driveway, re-swept the back yard or re-mowed the lawn after one of their forceful 'not good enough' messages. Needless to say we did not get our security deposit back.
Prior to this experience, I had always thought that in life if a person acts in a reasonable and fair fashion, they will be treated reasonably and fairly. It has been a really horrible life lesson to discover that this isn't always so. I feel so sorry for the next poor sucker who has the misfortune to rent from them, and hope that they read this before signing anything.

The basic rent was a typical Kirkland price, but the quality of the home was not - things were in a bad state of disrepair, and the exterior timbers were rotting to the point that we feared the outside deck may collapse. We also had to pay bizarre little extras, like the water heater rental and the electric garage door opener fee. We were also asked to pay for a sofa bed that was in the house prior to us moving in, and sign in writing that it would not be there when we moved out!!! We did this, and discovered that it didn't fit out any of the doors. We had to take a door off its hinges to get the thing out - one of the Varnes brothers was quite suprised that we'd managed it. They were so clever - basically getting a tenant to pay for the privlege of removing their old furniture - we felt like such fools when we realised that we'd been had!
When we had to move, they hassled us almost every day until our actual move-out day over all sorts of ridiculous things. They announced that we had to replace venetian blinds (to the tune of $800) We were absolutely staggered, especially as the blinds weren't broken, and looked only as worn out as they did when we had moved in 2 years prior. They came through the house when we weren't home, without asking our permission, and left a very officious note with a list of things to do before handing the keys back - including getting new toilet seats!! (Again the toilet seats were in no way broken). I think they were trying to get their home modernised for the next tenant at our expense.
I was really devastated by their treatment of us at the end as we had been good tenants and always paid on time and never demanded any repair work on their crummy home as we did it ourselves (with their approval), and taken good care in their home. We also always bowed to the pressure of their phone calls or hand written notes and re-weeded our driveway, re-swept the back yard or re-mowed the lawn after one of their forceful 'not good enough' messages. Needless to say we did not get our security deposit back.
Prior to this experience, I had always thought that in life if a person acts in a reasonable and fair fashion, they will be treated reasonably and fairly. It has been a really horrible life lesson to discover that this isn't always so. I feel so sorry for the next poor sucker who has the misfortune to rent from them, and hope that they read this before signing anything.

I lived in one of Varne's many buildings for a year...the worst rental experiences I've ever had! They are very strange and lie about being the owners of the buildings. B.J., the maintenance guy, is also the landlord and husband of Rose, who is mainly in their office (Kirkland) and usually answers the phone. B.J. will lie right to your face and tell you that he is not the owner or landlord, even though it is he who signs the lease...weird. They will constantly invade your privacy, entering your home when you are not there. Soon after I gave my notice to move, I was badgered about the actual date I would be completely out so they could get someone in as soon as possible. With working and other things I wanted to take a week to move, I mean, I paid rent through the end of the month. Even though I explained this to them they kept hassling me, even trying to sweeten the deal by telling me I would get some of that month's rent back along with my deposit. They ended up keeping the whole deposit for a maintenance fee to clean the window blinds. They charge $25.00 an hour and it took 10 hours (so they say) to clean 4 window blinds! I left the place spotless, in fact, much cleaner than when I moved in. Never have I had a deposit kept from me by a landlord. Not only did I get charged for that, but I had bought some wall puddy to fill a couple of nail holes and they entered my apartment (when I was out and without notice), when I was still living there, filled the holes and charged me for that too! I was so happy to be out of there that I didn't fight them for it. This is how they do business. I have never seen so many people move in and then move right back out, either from being evicted or sickened by VIP practices. These people are dishonest, opportunistic, money-grubbing slumlords who don't care about their tenants or their rights. Do not rent from these awful people as they will take advantage of you...you have been warned.

I am posting this because I would feel terrible if my experiences at this rental are kept quiet and the next tenants go through the same problems. I feel it is my duty to share the abuses VIP has attempted against me, to protect the health and comfort of potential tenants. This is long because there have been many violations.
The house for rent at 10056 Interlake Ave N. has been problematic since I moved in. Both ingoing and outgoing mail has been stolen. I only learned of the theft when the rent I had mailed 2 weeks early in December did not get to VIP. They notified me 10 days later, after the $50 and $5 per day fines had accrued to $100. When I explained the stolen mail, they still insisted on me paying the late fees. When I wrote a letter asking them to please advise the next tenants of the insecure mailbox, and also asking for a locking mailbox, they told me they were not legally required to provide a locking mailbox, but if I wanted to buy one myself and install it, I could. VIP wants tenants to improve their deteriorating property at the tenants expense.
VIP has little respect for tenants' rights. They simply care about their money - getting and keeping the most they can while ignoring reasonable requests for repairs. The entire house is infested with mold--this despite me being a clean freak. Mold grows on the ceilings, the walls, the windowsills and casings, in the kitchen sink, and throughout the foundation and entire basement. It even grows on the inside of the front and back doors. It grew all summer despite no rain at all, indicating the house is basically contaminated. I have never seen such a bad mold problem. It comes in all colors, pink, black, gray, etc...and has adversely affected my health since I moved in.
Only two windows can be opened. The rest have been painted shut. The living room ceiling fan is inoperable, making so much noise and vibration that it simply can't be turned on. VIP will try to hide everything that is not up to par in the house to get you to sign a contract with them.
Worst of all, VIP tried to access my house when I was out of town without giving me any notice. The only reason they contacted me at all was that I had added a combination lock to the back door (both inside and outside, which I would use alternately outside when I left and inside when I was at home) because as soon as it got cold last October, the door swelIed and I was unable to use the existing lock. I did not even ask them to repair the door after they told me to buy my own locking mailbox, getting the sense they didn't care about my requests. VIP broke in to the house while I was away claiming a false "emergency" as their excuse. They then changed the exterior lock and did not provide me with a key so that when I got home after a 10 hour drive (with two cats, no less) I could not even enter the house I have been leasing for the last year. They had arranged to meet me (in Kirkland) to provide a key, but when I called at the arranged time and place, Rose would not answer the telephone. I was shocked to be exhausted and locked out of my own house though I have always paid rent on time. They refused to meet me at the house, or in Seattle itself.
These people are the strangest "landlords" I have ever encountered. Now that I have given notice, they are scheduling many viewings and informing me by leaving handwritten notes stuck into the back door. They are totally unprofessional. They have no respect for tenants' rights. They do not treat tenants with even simple common decency. I would not even want someone I dislike to move into this place and deal with these people. They are frantic about money and only want the tenants to uphold obligations while they feel very comfortable breaking the law, invading privacy, and harassing tenants.
Another thing to know is that they provide no physical address for contacts. Your rent must be mailed to a PO box, for which the US postal service and FedEx will not be able to certify delivery dates and times. This leaves you vulnerable to them claiming rent is late any time they want, since they do not accept postmark as evidence of mailing dates and they also do not provide even one day's grace period on the due date for the rent.
Basically, if you value your health, safety, privacy, and hard-earned money, you should stay FAR away from VIP. They are corrupt, abusive, and the worst property managers I have ever heard of or experienced directly. It's very weird that they pretend not to own this house and their other properties. They also pretend that they don't do all the half-baked "repair" and maintenance work themselves to save money. These people are not honest. They call and leave messages about the utility bills without providing documentation, and demand that those unseen bills get paid in 5 days. You would do well to keep searching for a better place to live. Do not be fooled by the 1930s "charm" of this rental.

PROS: hardwoods, big windows (single pane), yard with possibilities
CONS: pervasive MOLD, loud/heavy traffic, invasive/greedy landlords

Not only does VIP offer a bum deal on rent/utilities, they consistently violate your privacy as a tenant. If you are a current tenant at one of their properties, be aware that they will likely enter your apartment without your prior consent (namely, when you have given your notice to vacate, and they want to immediately find a new tenant). I would suggest putting in writing ahead of time, that you intend to sue if they violate your rights to privacy.

PROS: great location, but that's about it
CONS: horrible landlords

I have lived in this city for 25+ years and have NEVER come across a company like this. Unbelievable !!!
They are listed at the tax assessors office as one name (VIP 550 LLC, Federal Tax ID# 952-810-3910) and only do business through a PO Box in Kirkland, WA under the name Varnes Investment Properties. ***BEWARE***
They do not believe in the 21st century, still use carbon paper when signing a lease, don't use computers, etc etc.
They want first, last and deposit, then expect you to pay water, sewer and garbage but you don't have your own recepticles, they have 18 units here and then divide it between us and send it to an agency, which adds on an additional fee. Charge rent for your animal each month and you have to pay a deposit !
Their tenant "liason", Rose, is a wacko. Maintenance is done whenever! $25.00 fee if you lock yourself out.
VIP wants you to believe that they are caring property owners (thats an oxymoron in this world) and a large company but they are just a family run business in it for the money.
These studios are located in the Greenlake Area in an array of larger condo units, thought this would be a fabulous location, cute and quaint little cottages built in the 1920's but remodelled somewhat.
Right after I moved in the Albertsons shut down after 25 years in the area. Now no affordable grocery store to easily walk to.
I think the owners are just waiting for them to be run down enough that they will bulldoze over them down and build condos.
What a challenge to live in this town.

PROS: Location, but now that Albertsons is gone. None.

Never believe anything told you by anyone connected with this firm. They will lie to your face, if it serves their purposes, and deny that they said what you recall. The onus is then on you to prove it. Many have tried and all have failed. Beyond that, Bjarne Varnes is very poor about performing maintenance. He owns 12 properties and attempts to do the maintenance on the buildings by himself (to save money). He seems to enjoy doing the work, when he can; but he is so beleaguered and tired, it oftentimes gets done at odd hours and catch-as-catch can. His wife is another story, entirely. His "manager" is the wife, who is rude and, when asked by a tenant to have her husband repair something, has been known to respond, "What did you do to it?" before allowing said husband to go repair something. She also does not want to be bothered with issues such as the garbage not getting picked up (happened four times in 2005 alone). Why would she? The tenants pay for all utilities here; so if there's an extra charge, to come again, or to take garbage piled by the dumpsters, these property owners/managers won't lose any money, whatsoever. I rented at one building for 16 years; and the last 7 of those years, had the misfortune of having the Varnes ride herd on myself and my neighbors (kept thinking they'd sell). It got progressively worse and more weird. Bjarne Varnes, took to doing repairs on major appliances - the refrigerator and water heater, for example, at 5 AM! No attempt is made to get an equitable billing for the utilities. The water, sewage and garbage costs are not determined with individual meters; a company called Sagewater divides the number of units into the overall bill (obtained from Seattle Public Utilities) and no accommodation is made for multiple occupancy units. Single tenants, as a result, usually paid more than their fair share. The landlord and his wife didn't tell new tenants of car theft, burglary and other safety related issues. The units were mostly tiny studios - 350 square feet - with no storage outside of those units. As a result, the turnover was incredible. However, the Varnes kept filling the building where I lived, due to the fact that it is four blocks east of Greenlake.When tenants moved, the Varnes invariably kept 50 percent (or more) of the deposit. They oftentimes rented - and still do - to people with dogs; then they kept most of the deposit citing damage done by the owner's dog - without same, some times. They are smart enough to know that most people will weigh the time and money needed to go through small claims court and decide to let the matter go. The bottom line is the Varnes treat their tenants like the sharecroppers of the 1930s. They make it clear that you are, in their estimation, privileged to rent from them; and you should shut up and keep quiet. If you pay your rent and reimburse them for all utilities (via the third party billing company) the Varnes will leave you alone. However, challenge their authority in any significant way, ask too many questions about the utility bill or some other money-related matter, and they will harass you until you either leave, or have a nervous breakdown. You also don't want to run into their attorney Jack Borland. If you think, "Hey, they can't be that bad," read the other five reviews and note the similarities of what is noted. The truly sad thing about this property management firm, is they are subsidized by the City of Seattle via its weatherization program. Given that, don't expect to get any justice from City Attorney Tom Carr; tried that and he refused to do anything. This company represents the epitome of that old saying, "Let the buyer beware."
