Do not let this company manage your property. Kelly will lie to you, take your money and if you decide to take your buisness elsewhere he will become verbally abusive. Dont trust this guy with your PROPERTY!!

I was renting a house in Norman from Rent King for 3 years. I paid $1150.00 for the Security deposit, plus an extra $25 a month for three years for a pet deposit. The house that I rented was not a new house, I lived in it for three years with my husband, our two daughters and a cat. After 3 years, we started recieving mail addressed to the owner of the house from a morgage company. We passed these letters on to Rent King. My husband and I were later served papers saying that the house was being foreclosed on. Long story short, we let Rent King know that all of this was happening and they helped us find another rental property.
We were told when we moved that they had 30 days to give us back our security deposit. It was also in our lease that we either had to pay to have the carpets steam cleaned, or they would just take $150.00 out of the security deposit to pay for steam cleaning.
We hired Stanley Steamers to come and do the carpets. We then turned in the recipt for the carpet cleaning of $150.00 that we paid for to Rent King. I recieved a call from the secretary at Rent King the next day stating that they didnt believe that Stanley Steamer even cleaned the carpet. I explained to her that I was there the whole time that they were and wittnessed them clean the carpet. She didnt believe that they did a good enough job, and called Stanley Steamer to come and redo it.
A man from Stanley Steamer called me from the rental property, and asked what the problem was. I told him that Rent King was unhappy with the job that they did on the carpet. The man explained to me that the carpet was clean, it just had normal wear and tear.
We moved out of this house on June 7, 2010. Today, July 15, 2010 I recieved the security deposit back. This is 8 days later than their allowed time to return the security deposit, and only after my repeated calls to Rent King reminding them that they were late getting it back to me.
When I recieved the check, it was for only $534.73. It came with an itemized bill for the following:
$100 to clean the bathroom and stove
$157.77 to replace 4 mini blinds
$150.00 for heavy touch up painting
$207.50 for carpet cleaning
When we moved out, we paid special attention to throughly clean every surface of this property, including both bathrooms and the stove. The mini blinds were a bit damaged from my cat, but thats why I paid an extra $25 each month. HEAVY TOUCH UP PAINT? We lived there for THREE years...And the carpets, as I already mentioned, were cleaned when we moved out and I paid $150 to have them done.(As a matter of fact, I was cleaning the stove and kitchen while the Stanley Steamer men were there.) The contract that they gave to us only allowed for $150 to be taken out of the security deposit as it were, not the $207.50 on top of the $150.00 for carpet cleaning that I have now paid.
The manager of the company, Kelly Webb, has ignored all of my voice mails. I finally reached him today, and he hung up on me.
Rent King has also, since we moved out, relisted this property for rent, even with the knowledge that it is being foreclosed on.
