This place is taking advantage of people about to lose their homes. They act as a non profit of "low cost" attorney service, yet they charge a $125 consultation fee. Who does that?! Then you don't meet w/ a Lawyer or even a paralegal. I met w/ "Leanne"...she was a Case Manager. She didn't know diddly about my rights and I had to explain how they were violated...but Leanne, this is your expertise!! How did they not even know the proper legal jargon that I knew for my case. Then they try to intimidate you into paying more money for more "help" because "it's a really tough case." I was able to fight & win my case on my own. This seems to be the case w/ many ppl, from the previous reviews and conversations I had w/ other "clients." There are also various complaints by more unhappy clients @ http://www.yelp.com/biz/eviction-defense-network-los-angeles

Shame on you EDN for ripping off helpless people who are already going through a hard time!!

This organization was one of the best of three organizations we went to for help. Overall, the consultant was very informative and guided us through all the paperwork that needed to be filed. They were very professional and answered every question we had. It was the first time my husband and I were going through this conviction but we felt very confident about our case after speaking to our attorneys. Both attorneys that were representing us were very knowledgeable and knew exactly what they were doing. We are very grateful for all the help EDN gave us because in the end we WON our case! Therefore, I highly recommend EDN. It is affordable and helpful.

Michael J. probably even didn't go there, don't believe to his review. Because they DO charge you for "consultation". I really doubt it that the people who talk to you even a paralegals. They don't ask you any questions, they are not interested at all what really happened to you and why your landlord trying to evict you. They don't give you any advice. They prepare Answer for the court, it takes 15 min. How they prepare it without knowing what is going on I don't understand. I just can tell you, after they prepare it for me and I paid $125, I went to the real lawyer and after talking to me for 1.5 hour, he said that answer was prepared incorrectly and it has to be re-done (actually he prepared amendment to the answer) and I had to pay again. With his answer I win, and if I used EDN answer and their "lawyers" I would definitely lost. If you hire a lawyer from EDN you will see him right before the court. How he can represent you if he doesn't know anything about the case, I don't know. EDN wanted to charge me $1200 (they didn't check my income), and the lawyer I hired charged me $1500 fixed price (only because he has to re-do the Answer, otherwise it would be $1250). I could talk to him any time and knew what was happening.
You can't make an appointment with EDN, you come there at 9:00 AM and they tell you that "lawyer" will see you at 1:00 PM.
So, do yourself a favor, don't waste your time and money going to EDN!

I don't believe the review of Emilia L . The staff at eviction defense network sends out the same form interogatories to everyone regardless of whether these questions apply to your individual situation . It doesn't make sense that your slumlord would want to evict you . Is there a run on slum apartments? The lawyers refuse to see you or even answer phone calls and they don't provide an email address or have an answering machine on their phone, somehting most people have had since 1980.When you call ,they put you on hold ,hang up ,, are rude and are incredibly stupid and unable to answer very simple questions .There isn't a 100 IQ among them .They also lose impotant documents.

The women who work at the front desk are the people who do the work on your case , not the lawyers. Another reviewer suggested that they are paralegals. I dont think any of them are paralegals but even if they are , paralegals should not be giving legal advice or even helping people craft their answer to an eviction complaint. There are many attorneys who will consult with new clients for free or for a small charge . There is no reason to spend $125 to get worthless advice from people with no law school degree and no intelligence and perhaps not even high school degrees.I wonder how much money they rake in from these $125 consultations.The staff and the lawyers do not care about their clients at all. I would find someone else,anyone else, if you need an eviction lawyer

I went there out of desperation as they seemed a cheaper option than hiring an eviction atty. I brought the documents, paid the fee and was waiting for my consultation. i overheard another person talking about how they didn't even see an attorney there until the trial day and the case was lost. I went back to the window to ask if my consultation was going to be with an attorney, which I had expected. The receptionist told me that it was going to be with a case worker or a paralegal. I said I wanted to obtain legal advice and that's why i was there. The receptionist insisted that I was going to receive legal advice - from a case worker or a paralegal (!!!). I was shocked to realize that she did not realize that ONLY an attorney can give legal advice, no exceptions here. Another EDN employee joined in our conversation insisting that the paralegals and case workers are supervised by an attorney. When I asked if there was an attorney present right then, they said no. So i wonder what kind of supervision they were talking about. It is scary that the receptionist had no clue who can and cannot dispense legal advice. Maybe the bar should be notified about this.

This is to Bonnie who called EDN a bit of a scam . I think you should contact the California State Bar and tell them that EDN collected attorney's fees from you ( very high fees given the simplicity of your case) and then collected them from the losing side . They should give you whatever they collect from the other side.
Your review is detailed , unlike the other reviews . Perhaps the positive reviews were made up by EDN

They were incompetent and negligent . They were unbelievably bad .Also , they charge $125 for a consultation with members of their office staff who have no law degrees and may not even have high school degrees but who imply that they are lawyers and are giving legal advise. They also pocket alot of cash by charging $125 to help you fill out an answer form for your unlawful detainer. The people who help you fill this out have no law degrees and they don't tell people that they can get a licensed competent landlord tenant attorney to give them advise on filling out the form as well as other help for free at the self help center at the court house . I only met the lawyer once and only for a few minutes and he seemed to know nothing about my case . I called repeatedly to speak to the lawyer and to set up an appointment with him and to inquire as to why certain things that I need to be done to win my case were not done .Most of the clients appear to be uneducated and if they think these people do a good job it is because they are not very savvy. I forgot to mention that they are very rude and could not care less about their clients who can have their credit , reputation, job prospects ruined by having an unlawful detainer on their record.They should be disbarred for their handling of my case.

Leah and her team are dedicated to helping tenants in an increasingly unfriendly housing market. It is a no frills organization and she is not vindictive so if you want that you'll have to pay for that. Everyone deserves worry free housing especially if they pay their rent. Bad landlord get EDN!

I was facing a lockout from my West Hollywood Rent controlled apartment where I have lived for many years. The lockout was based on a previous unsuccessful eviction in which I unwisely signed away legal rights. The lawyers and paralegals were able to site constitutional issues and a precedent which is followed in Los Angeles courts that stated it was unconstitutional for me to sign away my rights in the previous case. I was allowed to pay my rent and am secure in my home once more. I was charged a very fair rate based on my low income. The attorneys and paralegals who helped me worked many hours to make this happen and treated me with respect and patience in spite of disabilities I have that made it difficult for me to communicate. I owe them a lot and appreciate their dedication.

My landlord tried to evict me last month because I called the Housing Department on him. He filed all kinds of court papers. I was referred to EDN by a friend and they fought to keep me in my apartment. They won the case and now my landlord has to make the repairs. I definitely recommend them to anyone being evicted in LA.

I, like so many other tenants in my neighborhood, received eviction papers from a slum apartment from a rotten landlord who's good at forcing people out. I had heard that I was under rent control but I didn't really know what that meant. I went to Eviction Defense Network and they were SO HELPFUL!!!! From beginning to end, I received excellent service and my attorney helped me to gather the right evidence and we won in court!! I was able to stay in my apartment and get my landlord to make repairs I had been asking for for years. I do not know what the other reviewer is talking about. I was told EDN operated on a sliding scale and they do. I had a wonderful experience and I would recommend EDN to anyone being evicted.

This organization claims it has no income restrictions, but I was charged top dollar ($1,000) right off the bat, without anyone even reviewing my financial information (which I had brought with me.) I borrowed the money, because there was a clause in my rental agreement stating that the loser in any legal case would pay court costs and attorney fees. I would get it back, right? Wrong! When I returned a couple of days later with the cashier's check made out to EDN, I was asked to sign an agreement, one stipulation of which was that THE EDN RESERVES THE RIGHT TO COLLECT ATTORNEY'S FEES. Well, it was Thursday, and my court date was on Monday, so, under duress, I signed.

It was late in the day, and I was told that no in-house attorneys were available, so I was sent to a local referral (after being given TERRIBLE directions, which left me circling downdown L.A.) With no time to spare, I parked in the building ($25!), and went to meet with the lawyer, who agreed I had a good case. (I later learned just how good: due to the fact that my landlord had continued to accept my rent, he really had NO case!! We probably shouldn't have had to go to court at all-- but then, no one would've got a $1,000 fee, would they?)

Of course, we won the case. The judge did not like the landlord, but, in spite of tossing my attorney many "bones" -- opportunities to go after the L.L -- she DIDN'T. I got no cash award for all the time and trouble the landlord had caused, including all the missed time from work, running around getting unnecessary documentation for the EDN. My attorney advised I could file in small claims court for that -- but she couldn't help me with that.

On top of that, between the attorney's office and the EDN, a $500 rent check, sent to me at the last minute by my landlord when he realized he couldn't accept rent and still file for eviction, DISAPPEARED FROM MY FILE. Yes, they LOST IT! Neither the attorney nor EDN will take responsibility. I was also told I would likely recover the $185 court filing fee, but that has never come through. In addition, I was treated very rudely when I wanted my file back, and made to wait in the office for over four hours -- more time off from work -- while they made copies of the documents.

I would not recommend EDN to anyone.

PROS: If you're desperate, maybe they can help. It might help to NOT be white.
CONS: They seem incompetent at best; sleazy, and possibly racist, at worst.
