Liz King (manager) is a liar and the only reason she's a manager is because she is related to someone in the company-they are all related somehow. They are all incompetant and don't care. They don't have to care because buyers have no choice but to use them for REO purchases. I would be embarrased to work for this company and feel sorry for buyers and realtors that have to deal with them.

I was pretty hesitant when I read these reviews after being told that our upcoming purchase from Fannie Mae would use CPE. Our agent (with 30yrs exp) hadn't dealt with them before, but knew the listing agent who reported no problems. As it was:
- CPE (Martha) informed us of an extra fee that was odd, but legit within 3 days of receiving our case
- Both Martha and Jennifer (our closer) responded within 2--20min to each of the 3 emails I sent.
- Jennifer answered the phone the one time I called on the first ring (direct line to her desk).
- At my request (buyer), Jennifer arranged for a "mobile closer" to come to Boulder and at a time convenient for my wife, rather than have all parties travel to Englewood (during rush hour).
- We only received the buyer's statement at closing, though we had received the "HUD" document an hour earlier and had been told the bottom line amount the day before.
- Closing (yesterday) was uneventful -- just 45min of signing papers, handing over a check, and receiving 2 keys.

If we had received the numbers a day earlier, I would have given 5 stars in this review. As it is, I have just joined "insider" specifically to leave this review.

I will say that our agent had nothing good to say about the Fannie Mae process, which appeared to double the usual paperwork with their "Addendum" and left other aspects quite uncertain. We also were told to re-sign the Addendum because of initialing in the wrong places, requiring our agent to arrive at our home at 9:30PM on 15min notice. I would guess that this process is partially responsible for others' low ratings, but it seems to me to be a Fannie Mae, rather than a Colorado Prestige Escrow, issue. As he said many times "A lot of this doesn't make sense -- some of it you just have to take on faith (which isn't how real estate is supposed to be)".

I hope all of you have as good of an experience with CPE as we just had.

P.S. CPE's address is now:

If I could give them negative stars I would. Without any doubt, the worst title company in the world. Any agent who chooses to work with these clowns must be a real dork

The individual who accused REALTORS of complaining because of the difficulty in getting commissions through CPE is likely an employee. I have had several deals with CPE and every one is a nightmare. I hate them. They are overburdened, greedy, and incompetent. They have lied about receiving the #'s among other things. Title work is sloppy. I care about my buyers and sellers and they get the worst possible service, plus the fees are outrageous! Everyone who is connected with the real estate industry and has a complaint must go to the Legislature and let them know that the attorneys who do so many of the foreclosures should not be allowed to own an escrow or title company. Particularly if the properties are over 100 miles away or in another county. No excuse for this type of shoddy business dealing. Local title companies should always be used in any transaction. I could give you lurid details, but so many are familiar with the horror stories. I feel so badly for the buyers in these situations. To use a different title company to close is to double their expenses! Gotta be some change here. Ask your local REALTOR board to work with CAR to eliminate this issue!

Liz King is the worst closer and manager ever. She never returns phone calls, she is rude and has no regard for customers. I have never dealt with anyone as incompetent in my life.

I have to admit, after reading these reviews I was skeptical at best about dealing with Colorado Prestige. Amber Haines and her team did a tremendous job closing a transaction in one week right before a holiday in a mountain town. I am very impressed with how they handled the transaction and would be happy to work with Amber again.

What all the one stars said. Not a good title/escrow company even for REO properties. Don't do business with them if you can help it. Too long a story to tell, but the long and short of it is they were unable to provide even the most basic of explanations about whatever we needed to be assured we had a deal. Not all brokers--mortgage and real estate-are in it for the money. They're in it to serve their clients, and Colorado Prestige Escrow makes that very difficult.

Not only is it a week past closing and I don't have a commission check, but I wasn't allowed to sign a settlement statement or HUD-1 for my sellers, and there is clear evidence of collusion between the closer and the seller and outright plans to defraud me as a listing agent. I see multiple RESPA violations, and inappropriate/illegal disbursements from the WRONG transaction. It's unbelievable. I will push this until there is an investigation by the Colorado Insurance Commission which regulates title companies and closers in Colorado. And to think they're affiliated with Castle, Meinhold and Stawairski, one of the largest foreclosure attornies in the state of Colorado. RUN!!!!!

One thing about these posts that I have viewed is there is no dates so I will state that this review is on 9/15/2010.

I felt that I would give a review of CPE as a buyer because most appear to be from agents or lenders. Yesterday we closed on our bank owned home. I want to start with the positive. The two young women that we dealt with yesterday at the Westminster office were nice. The receptionist was very courteous. The closer (wasn't the actual person who did all the title work. Closer by proxy) was nice but a little rushed. We had to wait for our attorney to arrive before we began and I could tell she was a bit irritated with that. Overall though, nice and efficient. Hence the reason for a two star rating.

Now for the bad. Granted I have not had a lot of experience with buying and selling homes and this is our first REO purchase but our 4 previous transactions were nothing like this. To begin we had a title agent (forgive me if I have the title wrong) that suddenly disappeared. Not sure if he was fired, quit or died. CPE didn't pick up the slack with a new title agent for nearly 10 days. Our attorney kept reminding us about the deadlines for the various documents that were coming due. The new title agent would not respond nor provide us with some of the documents. I personally had to call in a favor with a friend that lives in the subdivision to get the HOA documents because CPE would not do it. Our realtor had to drive all the way up to Georgetown to obtain documents from Clear Creek County because CPE would not do it. Things that I understand they are suppose to do. When it came down to the wire the agent stated that she had not received the necessary "numbers" document from our lender. However, she had requested these 3 times previously and had received 3 copies previously. Then she came back the day before our original closing date and said "I did receive" but of course the seller (a bank) requires 3 full business days to review. So this delayed our closing. When it came down to yesterday's closing we weren't even sure that we were actually closing until 2 hours before. Very nerve racking to say the least.

Now I understand that there are special circumstances with REO and that it is not as streamlined as a conventional purchase but the way I see it is if CPE did their job efficiently this transaction would have gone much smoother.

Our agent, lender and attorney all stated that they have never had this much trouble with a title company in the past. Each of them have over 15 years experience with real estate transactions. That says a lot.

The good news is we closed on a home we never thought we could purchase and we're moving on with our lives. Even if this whole process has given us a bit more grey hair.

Good luck to any of you that have to use this title company. Make sure your attorney stays on top of them (if you don't hire an attorney your foolish) as you will need someone to provide the pressure to get things done.

No big money to be made by me on this one. Just doing my job for the bank and a customer. This was the worste closing experience I have ever had, and I have had hundreds of transactions. They could not get the fees correct. They listed the wrong bank on the title policy, which we made them aware of twice, to which it was changed the day of closing. They listed the correct bank on the top of the HUD, but wrong on the endorsments. They would not give us fees for our GFE without a commitment and when finally they did, they were different from the commitment, for which we were then had to pay for. The contact we had clearly didn't enjoy her job (can you blame her) as she was rude and unresponsive. It took three days to get any response and had to get the Realtors to get any response. And yes, this had been a bank owned property (another bank). All funds were provided on time, I was nice as nice could be as I realized that frustration would only cost more time.... Anyway... you get the idea. Don't use them! As I stated to a friend.... in these economic times it is remarkable that they are in business, really! The only saving grace is that I immediately realized that they were going to be cause problems and prepared all involved to be prepared, and we were.

Give me a break, these guys have no respect for anyone-and yes, I was nice and kind and tried to help them at every turn. The property was already owed by Fannie. Offer was written with 45 days to close, lender was ready 10 business days before closing and they would not get us numbers until day of closing, would not acknowledge even a closing time or place that we were constantly requesting, and one person kept telling us we could not close while her boss kept sending emails that we were all set to go-except no place, time, and final numbers! I do not expect anyone to do my work for me and I reached out to try and help these guys at every turn at the start until they started missing all the deadlines and didn't care. I guess I'm just too demanding that I expect settlement numbers BEFORE a deal closes.

I know they definitly are outsourcing. They are laying people off and sending the work to Panama. People who don't have English as their first language and don't know the difference between Adams county and Alamosa are working up huds and doing title searches! If you think things were bad before, look out cuz their going to get worse!

Words can not describe how utterly awful this company preforms. Every closing I have had with these jokers has been messed up, delayed, and mangled. I'm about to step away from a deal because I value my sanity more than dealing with such a group of incompetent, disinterested people. Expect the worst from these people, that is what you will receive.

Anyone writing a good review about this company must work for them.
I have been involved in 3 closings that all took at least 3 hours. They waste of everyones time. They are disorganized and disinterested. Avoid using them if you can. Unfortunately they represent a lot of REO brokers so the Buyer can't choose the title company.

I am in the process of "trying" to close a transaction with this title company. It's true they ARE a fiasco. Totally unorganized, they never seem to know who to contact (the listing agent???) with questions, etc. We're supposed to close a transaction (my buyer) on Friday, yet they're still missing documents??? They are horrible, and if I run into them again, I will directly my client toward buying another home. I believe they are mostly REO business. Run!

I recently tried buy a home using Colorado Prestige Escrow and it went terrible. This was a bank owned home and the listing agent told me and my agent we had to use this closing company. To make a long painful story short - the deal never closed. Delays and incompetent closer messed up this deal.

I would strongly recommend NEVER using this company!

Obviously the owners chimed in and gave this company a good review. That's why they wont put there names in! The worst escrow company in the world! I am an REO agent and I hate that some banks work with them. Actually I have some banks that have switched to other title companies. a Kindergartner could do a better job, and have better service. Forget about closing on time or smoothly. I tell my clients to expect a terrible experience. Sometimes we even close on the same day!! But never on time.
To those that say bad things about the agents or lenders, Get reel! You obviously have never given any professional service in your life. Colorado Prestige gives new meaning to terrible! If you can avoid them, DO! But also note that moving to another company even if the bank lets you may delay your closing. They only work with specific banks and they know how to deal with there issues.

All you agents that are in here complaining because your transaction didnt close the day after the contract was recieved need to calm down. This company is an REO ESCROW company which means that they work with BANK OWNED properties. It takes a little longer to close and they are more prone to title problems, etc that take more time to clear up. Learn something about the business that you are in before you start complaining about it. Either that, or just dont get into bank owned properties if you arent ready to wait a little longer for your file to close. I'm sorry that you only have one deal coming up the pipelines right now and need that to survive in this current economy, but there is no need to blame the escrow company for your woes. Your file is not the only one on their desk.

Also, next time you want something done, how about you try to be NICE and not SCREAM at them. You can catch more with honey than vinegar.

Ive had nothing but good deals with this company because I take the time to learn the process and understand that it takes a little longer. I ask when I need something instead of demanding it and I take time to develop a relationship with my closer. Maybe you should all try it.

I read all these reviews and it is comical to me. A bunch of agents refusing to take responsibility for their own ineptness. Most people there are a pleasure to work with, and will bend over backwards to help you out if you do little things like, be polite, and keep them in the loop. Never have I seen so many agents whine, but it should notbe suprising. They only care about their commission check, their false outrage on behalf of buyers is nothing more than an act. Does this company make mistakes? Sure, but name me one that doesn't. Anyone needing these needs to consider the source of these reviews. They all expect to be the number one priority, damn anyone else, and they expect to have their work done for them. Maybe if you stay on top of your clients and do the legwork to ensure everything closes on time you would not complain so much. I know several people there and have worked with them personally and can attest that they are top notch!

Yep they are in business to make money. But that does not give them the right to steal it. They are disorganized, unapproachable, (NOTHING IS THIER FAULT)and three months after closing I am still trying to Join my HOA because they have no record of our home being sold, no payment from the previous owner, no transfer fee (which I paid these people up front), and no record of any payment from me throught these folks. Thank goodness for title insurance.

I am sorry you mortgage brokers and agents had trouble collecting your thousands of dollars in commissions. This company is not set up to make it convinient for brokers agents. It is set up to MAKE MONEY. The same way you are in business to make money yourself. It is not set up to make the business of collecting commission fun and easy. I will be glad when buyer/sellers can bypass agents mortgage brokers and connect directly with lenders (investors) and sellers. The big boys own the foreclosed properties they are going to choose what is best for them, and not what is best for matching shirts wife/husband team with their dog in the middle on their business cards.

affter having to deal with this company for the last 2 years, I don't think they have ever got a single closing right on the first time and it always seems their understaffed, in which they are. Their new manager(kim austin) was supposed to turn that office around in a month after she started in march or april. It doesn't look and seem like that ever happen and a matter of fact it might of even got worse. Just got word that yesterday that the new shady manager laid off almost half her staff that was already extremly short handed. Liz King always puts all the blame on other employees for her idiotic mistakes. The whole company is a big mess and I think they should get rid of Kim Austin and bring back they old manager who accually did something around their. They never care about their costumers and only care about is making their money Definatly recommend everyone to avoid this shady company at every cost. Their completly understaffed and will make your life a living hell

WOW, I am sad to see that every post on here confirms the complete inadequacy of this company and their employees that i have heard of numerous times.

I would like to advise all readers (agents, brokers, lenders, buyers, sellers, etc) that per RESPA the buyer absolutely has a right to choose a title company to handle the closing of their purchase transaction. The seller can refuse the contract and/or title company, but the buyer CAN request the use of any title company of their choice based on price, efficiency, etc. More often than not, if the buyer has researched title premiums and presents the seller with the savings they will receive on their owner's policy by going through another company, the seller will be willing to switch.
Obviously this is not the case when a bank/lender has an unannounced alliance with Colorado Prestige, as they are receiving some sort of benefit by using their terrible services and forcing the other parties in the transaction to be sumbitted to this nonesence.

I have closed a vast array of various transactions in the state of colorado and have found that Direct Title has unparralled service and unbeatable prices. I have been forced to use other title companies as we all have throughout the years, but have never found a company to beat their fees, premiums, or service. From what i have heard they have been around for 10 years in colorado, but i work with one person for all title/escrow/closing/post closing/etc needs, from order to policy i only have one contact, her name is Erin and you can't beat her service...period. All in all i recommend coercing any seller NOT to use them if at all possible.

As an agent, I have been forced to deal with this company off and on for 6 years and I am astounded that anyone this incompetent has been able to stay in business for as long as they have. I have never had a single closing with them that has gone smoothly. The latest dealing has been a complete nightmare. I had a cash buyer purchasing a foreclosed property. (a two week close). When we still had no title work or communications a few days before closing, we made frantic attempts to get someone to respond. We were continually told that Colorado Prestige had no file for this deal despite the fact that they cashed the earnest money check with no problems. After several days of calls to anyone that would answer the phone, we were told that our file was entered into their new computer system that no one knew how to use and therefore no one had been working on the file. Our closing was delayed nearly two weeks while they started working on the file. As of the day before the new closing, I still had no HUD or numbers. After calling all day, I received the numbers at 5:10 PM. To my great surprise, I found that there was a $5000 escrow added to my buyer's figures for an HOA violation lien regarding landscaping. This was the first I knew of this and the first the Seller's agent knew of it as well. Luckily my buyer had the cash and was planning on having the landscaping taken care of right away, so while he was not happy about it, he did not object to the escrow. We showed up at the listing agent's office for the closing on the next afternoon and waited 45 minutes for a closer from Colorado Prestige to show up. When they still did not appear, we called again and found out that they had "forgotten" to send anyone. So, with their approval we had them fax the docs and had a Chicago Title closer notarize the docs. In reviewing the docs and escrow agreement, we found that the title company had known about the HOA lien and escrow requirement for 10 days and had passed this information on to no one. We were told that Colorado Prestige would then overnight our closing packets and checks. This was last week and the listing agent and I are still waiting for our closing packets and checks and, Big Surprise, We can't get anyone at Colorado Prestige to return our phone calls. I do not know how a company like this remains in business, but I urge every agent that works with banks to forward these reviews to every asset manager that they work with and maybe they will realize that these incompetents are not serving their interests.

One star is too much for this CO. After a month after the closing, they failed to send a check to HOA, so the management company is threatening the buyers to put a lean on their property. They never answer the phones and ignore emails. They closing took place 1 week later because they lost a file(!) in the middle. Horrible experience!

Isn't this just an Escrow company? I don't think they have anything do with Title but maybe record docs. I would much rather had my closing done some where else! The people at Colorado American Title were nice though. At least somebody was getting something right. And, they actually answer their phones!

This company has taken what was suppose to be exciting time, the purchase of my first ever home, and turned it into a nightmare.
S. told our Realtor Friday they had the paperwork and A. would come in and finish up Saturday. Now today they are claiming not to have received the file, and have no figures from the lender yet. Oh and it's the Sellers fault.
Now it MAY BE Friday or Monday.
Sure didn't take them as long to cash the escrow check. They have our money and we have nothing yet. I won't tell my worse enemy to use this company. Too bad I can't give them minus stars!

This moronic substitute for a legitimate company disbursed escrowed funds to the wrong subcontractor; a subcontractor we had chosen not to use, before the work was even scheduled with anyone, and of course, before the work was started, completed, inspected or approved. My limited knowledge of these things suggests that besides being absolutely inept, incompetent...you know the rest if you've had any experience or heard any stories of this (cough) company; that this type of unapproved, etc. disbursement must be, at least, bordering on the illegal. I sincerely hope that it is at least cause for rescinding any licensure, etc. In closing this title company sucks.

I've had all the same bad experiences, but when I couldn't cash my commission check, this was the real topper. After several calls, I was able to get through to the manager who blamed checks written on a closed account as the problem. It took another trip to their offices to receive a valid check.

I am a listing agent in Denver and have worked with this company for a few years. I have had several transactions there, and I cringe even thinking about them.

Since I work for the banks, they get to decide which title company to use. As a listing broker, I rely heavily on the competence of the title company to get me through these bank deals. Unfortunately, I can only count on Colorado Prestige for one thing, and that is to screw up every single deal. It does not matter if it's cash! It will still be screwed up! I have urged my banks not to use to company for a long time now, but it is obvious who is in bed with whom.

The worst closings of my life have happened here and I feel like I am obligated to warn every agent and buyer that get stuck using this title company of the nightmare ahead. If you are a selling agent, please be forewarned...They will always blame the banks, other agents, utility companies, whomever they can not to admit that they are the worst company in Denver.

My livlihood depends on closing. When my closings are here, I take the incompetence personally.

Although I have no idea how to follow up a review like that...I will give my 2 cents as well.

Being a mortgage broker I have now worked with this company 5 times. They are batting a perfect 1000 for f'ing up everything they do.

So far in my experience with them, I have had a closing that scheduled at 10am that actually started at 12:30pm and we didn't get out of there until 6:30pm.

I have sat in a dilapidated shutdown call center and my clients were actually forced to sign their docs in a call center cubicle because they over booked and "it was the only place available"

I have gone to a closing there that had both lender and bank signed HUDs the day before.... and when we sat at the closing table the HUD was 700 dollars higher for no reason at all. They told the selling agent and I that we could get it fixed but it would take an additional 4 days, so we ended up eating it out of our commission just to avoid having to work with them for 1 minute longer.

The last closing I went to...guess what...the HUD was wrong and we closed 4 days after funds were sitting in their account.

Their biggest fault is lack of communication. Every single time I try to get a hold of the HUD preparer (ie.. the popular Amber Haines) her voice mail is full and yuou cant leave a message. They wont return your calls or emails, so I actually had to drive down there from Fort Collins to make a funding happen that should have happened 3 days earlier.

All in all, this is the worst company I have ever worked with. They are incompetent at their jobs and then shirk blame in everyone elses direction. You can have docs there 2 weeks prior to close (have done it and proved it) and they WILL screw it up some how.

Their managers are completely useless... So if they are continue the trend of being constantly understaffed, I am surprised they don't just fire them and make even more money for nothing.

the only person there who is worth a dime is the receptionist. So please advise...if you want anything done, call the main office and tell her that you cant get a hold of anybody and she will actually do something about it.

If you can avoid them...do so...if not... make sure that your clients are so overly informed of their incompetence that they get sick of hearing it...because towards the end of the transaction... you WILL end up apologizing for their actions.

These people are so disorganized...it's no wonder that they need to rely on gov't agencies for business. There is little or no communication, and ball was dropped at every pass. Even the management was out to lunch through the whole process. I'd avoid this company at all costs.

If you've read the first review by Matt M., then that pretty much sums it up. Unfortunately, it is usually the seller that gets to choose which title company to go with, which really stinks. This company gets an "F" for communication, availability, and ease of transaction. However, they do receive an "A" for continually getting their HUD Settlement Statement wrong. I and my wife are both Bankers and have had to deal with Colorado Prestige more times than we would like remember. There has never been any exception to their slowness and inability in processing the work. They will always try and blame the bank, the agent, or the seller first. Actually, I don't think they have ever taken responsibility for any of the delays or issues plagueing any of their closings.

If you know that the seller might use them, try and convince them to go to anyone else.

I am a full time real estate investor and have closed many transactions over the years. I have never dealt with such a sorry title company in my entire life. I was supposed to purchase a home using them as the title co and the closing got pushed back 2 weeks because they did not have all of the necessary documentation from the seller (a lender). I am now over 2 weeks overdue on another property that I was supposed to have allready purchased and I still don't know when to expect to close. On the first deal I had to babysit the process all the way through, just to make things happen. That should never be the responsibility of the buyer... These are the only 2 transactions that I've done with this company, but I'm supposed to close another at the end of this month and I'm scared about it closing on time to say the least. I would never recommend using this company to anyone. Its a shame that I, as the buyer, am unable to choose the title company or I wouldn't have to deal with this again... BEWARE!
