My experiences with ATX Property Management Company:

After moving into a rental property managed by ATX, I observed that they do not uphold their own philosophy in striving to keep the peace in all their dealings. My experience with their office personnel was extremely unpleasant and disappointing; from our first interaction and throughout the entire lease term, I've endured unnecessary stress, worries, financial loss, and inconveniences due to their inadequate services and incompetency.

I've experienced overwhelming frustration and anxiety having to deal with ATX Office of the Vice President, office staff, and maintenance associates due to their lack of interest and concern, their unwillingness to mediate disputes effectively, or striving to find satisfactory resolutions to small issues.

ATX Office of the VP and staff failed to handle business ethically and professionally. Evidently, they were incapable of answering simple questions, return calls in a timely manner, respond to emails promptly, coordinate and execute repairs by the promised dates, and create honest appraisals; among many other issues.

ATX Property Management Company is the most unprofessional business I have ever dealt with. Overall, I've never felt a sense of satisfaction with their customer service and management approaches. Based on my overall experience, I would never recommend this company to anyone, nor would I ever lease a property managed by ATX again!

Where do I begin? We are currently renting a house in Kyle, TX (the management company is in way North Austin, so good luck getting things taken care of ASAP). We moved in October of 2011. I emailed Jessica (VP of ATX apparently) October 12, 2011, November of 2011, and June 22, 2012. Upon move-in, I sent the following:

"My husband and I would like to raise some concerns. First, one of the garage door openers didn't work, but Iva is taking care of that situation. Also, will the missing screens from the living room and the 2 in the kitchen be replaced? I don't know if you were aware, but the day we moved in, my husband had to immediately go buy a shovel to pick up the dog feces left behind from the previous tenants that covered the yard. Literally. My husband picked up bags of it. In addition, the previous tenants decided to fill up the compost trash without non-compost items, which resulted in my husband and I having to dig through their trash and place it in the appropiate trash receptacle. My husband works 9am-midnight, and I am 5 months pregnant, so I'm sure you can imagine this is a huge inconvenience to have to pick up dog feces and dig through trash on our first day. I wish it ended there, but it hasn't. I have now been informed by TimeWarner Cable that the previous tenants do not have the cable to be disconnected from their name for another two weeks. This is completely unfair, that we cannot have cable or internet in our home that we are renting. The previous tenants have really made it difficult for us to enjoy our new place.

Harold has credited our account $50 for having to deal with the dog feces, but having to dig through trash and now wait more than 2 weeks to have any cable or internet is not fair. I really would like a call back to fix this matter. "

NO RESPONSE!

November of 2011, I emailed asking why I haven't received a response. Of course, I didn't get a response to that inquiry either.

In June of 2012, I requested a pool key for our subdivison. It is now nearly October, and obviously have no use for the pool key I never got, nor was followed up on. Back to the emails....I have never ONCE received a reply from Jessica from each of my three emails. Not once! But yet, she has the audacity to email me a few weeks ago and ask what my intentions are since my lease was going to end. She stated

"Julie,

I mailied you a lease renewal notice roughly 45 days ago and have not heard back from you in regards to your intentions to stay or move out.

Pleae let me know asap as I needed an answer on the 3rd of September.

Well, my name is Julia for one. Second, funny to hear from you considering the fact that I have been waiting for a reponse from you for just under a year now!

We bought a house and are expected to close Oct. 17th. I put in our 30 day notice since we are currently going month-to-month. Our last day will be Oct 25th. I called yesterday asking what October's rent will be because I assumed since I will not be there the full month, I will have it prorated. I was told I have to pay for the entire month regardless of what day I put in my 30 day notice. NO WHERE DOES MY LEASE STATE THIS, NOR DID I SIGN ANYTHING THAT SAYS THAT. I asked "so if I were to put in a 30 day notice and it happened to end on, say, Oct 2nd (example), I would still have to pay for the entire month of October ($1225). I was told YES! What the heck?

This is the worst company I have ever had to deal with. EVER.

I have spoken with my lawyer (luckily I have one in the family) and he said that it is not okay to charge for a full month, when I put in my 30 day notice. In fact, according to Texas Property Code section 91.001, "Sec. 91.001. NOTICE FOR TERMINATING CERTAIN TENANCIES.
(a) A monthly tenancy or a tenancy from month to month may be terminated by the tenant or the landlord giving notice of termination to the other.(b) If a notice of termination is given under Subsection (a) and if the rent-paying period is at least one month, the tenancy terminates on whichever of the following days is the later:(1) the day given in the notice for termination; or(2) one month after the day on which the notice is given.

(d) If a tenancy terminates on a day that does not correspond to the beginning or end of a rent-paying period, the tenant is liable for rent only up to the date of termination.

I would love to hear what ATX Property Management has to say about my concerns, because frankly, we have been of unimportance since the day we moved in.

Lastly, this review has nothing to do with Harold. Harold should be promoted in my book!

Since my home has been under their management expertise, I have had nothing but the best and foremost friendliest service. The service and repair experience when needed has been excellent. All the staff are very courteous and friendly, very willing to be a help to their cllients.

Used ATX Property Management in November and was a very great experience. Very nice and informative employees. No hassle paying my rent every month; just go to the computer! They are very quick calling me back if I have a problem and has someone at my door in a matter of days and sometimes just hours! I would recommend when ATX is handling a rental, you jump at the chance to have them be your property management team.

Dont understand how this place is still in business. HORRIBLE...Been professional renters for over 10 yrs and NEVER had this kind of experience. HORRIBLE!!! Now we get offered a 5.00 gas card to go write a positive review...so they can look good......I dont care if it was 1000 gas card. Nothing positive about this place. We will never use this company again. Did not resign our lease just because of the management company. Loved the property! Wish you didnt have to give one star...wish you could give nothing. Thats what they deserve. There is my review ATX.

The people I have encountered here are great and go out of their way to help. I love using the online portal to report maintenance issues because it keeps a log instead of having to keep a file for requests. Definitely like the ease of paying rent online. They have always responded right away to our concerns.

Not only do they not respond for service calls in a timely manner. But they also deplete every penny you have of your deposit when moving out. They claim to be professional and curtious, but we know just as much as they do how inconsiderate they are!

ATX Property Management has managed Ms. Shanks home for well over a year now. We recently discussed what areas of our firm bothered her and tried to better those areas as well as explain we have no control of the bank's processing times. We send our owner the statements and the rent monies via ACH depoosit on the 10th of each month. Depending on each Bank's processing times, it will have an impact on when our owners get the rent monies. I explained this to Ms. Shanks and she felt more in the loop. I wish we could make this happen the same day but that wont happen as long as the Bank's are involved. We care about both our owners and tenants. We didnt open our doors to be bad to people or treat them unfair. We are here to help anytime there is a discrepency and this is the way we run things.
