1. Cheating on repair job He charged for the major repair cost on our house > 10K, but he did nothing. After that we (the owner) had to hire the third party to do the work. He sent unqualified repair people to repair the property. After that, the tenant had the same problems, we had to hire other repair people to repair the same jobs
2. Cheating on month to month rent collection: The tenant paid him month to month rent, but he only reported to the owner with the regular rent. He put in his pocket the different between month to month rent and regular rent
3. Cheating on rental late payment: The renter paid only 1 day late. He automatically deducted and took the late fee from the rent payment. He had not responsible to collect late fee from tenant as well as collect full rent of that month to the owner.
4. Not perform his job and irresponsible: Jogip did not check the background of tenant before they moved in. He led the worst tenant rent the house. At the end, the tenant left the house without notice. Jogip didnt know until HOA called the owner and said some teenagers used drugs inside the property. The HOA reported to police. The owner requested Jogip to show up while the police officer was there. Jogips assistant got excuse they all were busy and didnt show up until next day. His company had irresponsible of PM

I live in a very old property that is obviously not cared about by the owner or Jogip. I understand that Jogip does not fix everything but if it is something big then I should call them right? I had windows that were literally falling out

I was contacted by Jogip to repair a sprinkler system at one of their rental homes. I gave them a price to do a systems check. They agreed to the terms, payment due upon completion. I did the systems check and recorded all necessary repairs. I was told by a Jogip employee that if i waived the initial charge for the systems check than they would okay the repairs. I waived the initial fee and did repairs. Jogip employee said that after the repairs are done let them know and they will cut me a check right than and I could pick it up. That was three weeks ago and still no check. Now they are saying they have to get the funds and I cannot pick up the check they will have to mail it. This company is terribly managed and the employees are not professional at all. Illiterate, ignorant and down right liars are a few adjectives that come to mind. If I do not receive a check in 3 days my lawyer will be in touch with them. DO NOT DO BUSINESS WITH THESE PEOPLE IN DALLAS

This company does not have any sense of customer service whatsoever. We called in a maintenance order and after 2 weeks of not hearing a word or the problem being fixed, we finally had to call back. Turns out the order was never placed. This has happened to us every time we have called. A manager is apparently never available to the tenants and the secretaries have no clue what is going on. I will NEVER rent from them again and I hope you don't get yourself into this mess. Come on November..end of my lease!

I have a total of 6 properties with JoGip Property Company. I have nothing but good things to say about them. I was very surprised to see all the negative comments. I get my rent on time, they save me money on costly repairs, always return my emails and not the offer direct deposit services. Just Super!

Sad that people of color cannot take of their own. JoGip promised to rent a property to me, stage the property as if it was rented to someone else as if there was some mixup to later convince me to rent another property that was out of my budget. After renting the property, I found that the property promised was never rented. Jogip just wanted me to move into a property that they had trouble leasing. During my lease, there were late charges to my account for bogus reasons. Unprofessional relations, and a sad encounter.

I am writing this sake of public. This Company is dishonest,irresponsible ,lying,undependable.
1, JoGip deducted repair fee ($57)that he have not done anthing.
2,I have been cited by City of Arllington a penalty of $132 because of JoGip deceit and negligence
3,JoGip charged to me $657.50 to fix the water leak in the out side of yard ,but he have not fixed anything. I hired general contractor to investigate it and I had to hire another a third party to do the actual work.
4.After I terminated JoGip ,they had not refund my fund $250 and $57

This company is unprofessional, unethical, & incompetent. I'm a Licensed Texas REALTOR who owns 12 rental properties. I know property management (PM). I'm a full-time CPA, so I hired JoGip to manage 7 properties. Below were my issues with JoGip during 8 months:

1. They'll lie about facts to win your business. They'll claim they're 1 of the largest 3 PM's in DFW. This is a lie. They are not.

2. When 1 of my tenants received notice that JoGip was taking new PM, she called indicating she had been stood up for 2 showing appointments by this PM before locating my property.

3. They'll claim they lease the majority of their properties through MLS via the use of other agents. They will claim that this works because they charge 75% of 1 month rent to lease a property but pay 50% of this amount to the agent who locates tenant. This is a lie. I checked MLS details for only property they listed for me. Details showed they were paying only 30% commission to the agent finding the tenant. When I inquired with them about this, they indicated, "We said up to 50%". This was a flat out lie since I had taken notes from our initial meeting & my notes clearly reflected how they exaggerated that they pay a FULL 50% to the tenant's agent.

4. When I told another REALTOR that I had recently selected them as PM, I was told, "Well, good luck with that"

5. One of my leases renewed at $75 increase 1 month after hiring JoGip. 2 months they collected the higher amount, however failed to remit the additional funds to me, then acted as if it were an error when I requested the additional funds.

6. They'll send unqualified repairpersons to repair your property. I had a small roof leak on a property less than 12 years old. They failed to describe the repair to the repairperson & I received a quote for a whole new roof! I had to spend my time talking with the repairperson to explain the required repair. This was the PM's job! After the repair, the roof leak was worse. I received a frantic call directly from tenant regarding issue. Tenants didn't trust JoGip to handle issues effectively.

7. JoGip only employs 1 office mgr & 1 broker on a full-time basis. This is insufficient staff to handle quantity of properties actually managing. I received calls from multiple tenants saying their calls went unanswered.

8. After PM agreement ended, they erroneously auto debited tenant's bank account & held funds 2 weeks, causing tenant's check to new PM to bounce. They refused to disburse the funds to new PM.

9. They refused to bill tenant repair costs to tenants because they don't want to be bothered with collecting amounts due. The lease clearly indicated repair costs which are tenant costs, because used the TAR lease which has been written & maintained by a staff lawyers & REALTORS over 10 years. When I demanded that appropriate charges are billed to tenant, they indicated in writing costs were billed to tenant. When I followed-up monthly over a 4 month period, they told me tenant had not paid the costs. After seeing an acct stmt issued to tenant, they never billed the amount to tenant but lied to show amounts billed. They even filed eviction on the tenant for a bounced check & collected account balance & late fees, however failed to collect the owner's small $100 repair cost. They then told me the only thing they can do is evict tenant or I can take fund out tenant deposit at move out. When I told them to evict tenant they fired me as a client. Hurray! However, when I pointed out that they evicted the tenant, collect late fees for themselves, but allowed the tenant stay in my property & I threatened to file a TREC complaint, they miraculously were able to collect the $100 in less than 1 week.

10. They boast about the # of clients they have fired. Be cautious regarding any company who makes this boast...they either consistently don't meet client's expectations, or consistently have not appropriately set client's expectations.

I rented from a lot of different property managers, but JoGip Management is the best. They return calls, work with you when your late, make repairs timely. I will rent from them for the rest of my life. When I'm ready to buy, I will make sure I use one of their real estate agents.

As a tenant @ one of the properties they manage I can tell you that they are unprofessional,do not return calls,are not available to prospective tenants so that people are constantly bothering the current tenants for lease info because no one answers the phone.They are rude and I believe that the owner does not know how dissatisfied his tenants are.When asking @ repairs and safety issues concerning the property,the sec gets offensive .They should remember a vacant property gathers no money!Lots of promises none fulfilled.Glad the owner is replacing them.

I have had nothing but bad dealings with this company. They are extremely difficult to reach even during business hours, do not return messages in a timely fashion, rude and discourteous to clients regarding complaints or issues. You will highly regret doing business with them.
