was a renter with Pat Garrett and when he passed Paul took his duplexs and other properties and broke off on his own. Never was I told of this so let me remind you that my lease was with PAT GARRATT not Paul. To start in my lease I paid a pet deposit, and pet fees. The fees were none refundable and I agreed to that. Then on the lease my cable was added in and they paid the cable company as they received a large discount my duing this for the complex. Well when Paul broke off he did not pay the cable company and we were without cable for three months but were still paying this in our rent. Then someone tried to break in my duplex but trying to remove the door knob not realizing that the deadbolt was locked. I called the cops first then Paul. He said he was on his way to fix the door. WELL guess who did not show up till 11pm that night when I called at 7pm. The cop waited for him for an hour then had his partner go purchase a new knob and they fixed it themselves. Then someone of the other renters had pittbulls in their duplex that they were not suppose to have. Not to mention they were living in the duplex and were not the renters. They let the dogs out and I had two cats that I paid for and when I tried to leave my duplex to go to work guess who was waiting at my door. That is right the large dogs. I slammed the door as they tried to get in. I called Paul along with the cops and only the cops showed up. Plus they would let their dogs poop behind my duplex. I called Paul about this and he asked me to pick it up!!! Seriously!! Then there were some people that lived in the duplexes fighting with other and those others brought guns!! This was not a bad neighborhood just bad judgement on Paul for not checking out his renters. My lease was up in July I had asked Paul for a new lease agreement for three months. After no response I told them the beginning of August and put a note in their mail slot that I would be moving out 1st of September. I moved out and took them the keys the end of August. Not much to my surprise I get a bill from Paul wanting over $600. I fought him on this. He said I was not allowed animals yet it was in my lease and they took money for the pet deposit and fees which he kept a total of $1,000.00 Then he kept my depost $650.00. So he ended up with $1,650.00 AND he wanted another $600 on top of that. If you are wise you will learn from my mistake and NEVER rent from this man. He is a crock, a thief and is irresponsbilities become his renters problems!!!! I gave him one star because I had to!

Paul has helped me with one of my properties for nearly 10 years. He has kept the property rented, managed tenant issues and repairs, and his prices have been reasonable.

I do not know the particulars about the prior two posts, but it doesn't sound like their expectations are quite right. I manage one of my out of state properties and I have managed other properties in the past. It is a lot of work--and the work seems to come at the most inconvenient times. You have to spend a lot of time talking with people. Just answering and responding to calls from potential tenants when you place ads is very time consuming. And that doesn't get to the calls about fixing things on the property, late rent payments, and other problems, such as contractors not showing up for repairs, doing poor work, charging too much, etc. In that context, I can understand why it can sometimes take time to get to calls or problems. It is just part of the real estate business.

As for the comment about being rude and about customer service, again, I don't know the details there, but I haven't had that experience with Paul, his wife, or anyone on his staff. They have always been professional, and personable.

Paul Garrett Realtors is terrible. The previous post is VERY correct.

Only Paul and his wife run the business, when they have plenty of resources to hire more staff. The phone is automatically forwarded to an answering service, and it is impossible to get any emergencies or work orders processed. All messages are "lost" by the answering service.

They have failed to have our rental agreement ready two times in a row, due to missing an appointment and "forgetting" to prepare this work. (They made the appointment, didn't show, and still haven't printed the new lease...???? Do they work?)

It has taken two months for them to send a response to my new residence's reference request.

The secretary (his wife) never has any answers. She will say "let me put you on hold" and come back with "i'll have to contact you later with an answer after I talk to Paul." She does not call back.

I had a light socket shooting sparks on the carpet and giving off thick black smoke... they did not consider this an emergency and took two weeks to FIRST address the issue.

Please avoid this realtor. Their property looks nice (sometimes), but there is no customer service.

Their website lists many business affiliations, but they are NOT a member of the BBB. I checked, and they are not in their database, yet they list it on their site.

Paul himself is very rude in person and always late when showing a property. He will make you feel like you are imposing on his schedule for the day, when he should be trying to sell a property. He is even worse in the office, and he will take his office staff's side in any matter concerning customer service. In other words, if you complain that you can't get a call through, he will tell you to your face that you are lieing. He is very, very unprofessional. So is his wife, especially on the phone.

Business Response:

This issue was addressed and is NOT correct. In fact, this persons other roomates still don't have a problem with our company as they are still current tenants in the same property. In addition, We have several witnesses who observed this individuals false accusations in person. We respond to all questions and issues as quickly as time allows.

Everyone be forewarned! I have had the great disatisfaction of service that was provided by Paul Garrett and his "team." I will warn all of you who are considering from hiring him as you property manager.

He will present himself as having a professional business with plenty of help. The only people that work for him are his wife, some other relative who answers his phones, and I believe he just hired a realtor. Do not believe him when he tells you that your tenants concerns will be addressed right away because they will not! He will come up with excuses and will not return emails or phone calls. He charges an additional 15% if he has to have his contractors go out to your property and fix things...this is on top of the 10% you're already paying him!!! I had to address some issues myself and he didn't even consider dropping the 10% for that months service.

Till today, I am having a very difficult time getting a hold of him. My tenants were very disatisfied with him and I must say, so am I. Let me go on with my review...he will have a "forwarding" automatic email reply on his account, his phone will be forwarded to his answering service, and his secretary never knows when he'll be back in the office. I've actually had to go to his office unannounced to catch him there...which rarely ever happened because he's never there during his posted office hours. As for the contract, he'll tell you he'll put specific needs on it, but will never go out and address it. I had to constantly be on him to go out and get work orders done.

In all I was a very angry and disatisfied customer. Please don't put yourself through what I did. He is not what he says he is and his services were not what he said they would be.
