I thought these condos were all sold but just saw a new sign with a price that equals my rent right now. Even though the market is a bit shaky I still think I want to own my own place soon. I called and made an appointment to go see them The girl on the phone seemed real nice. I going to check it out this weekend hope it stops raining.

I never visited this project when it was VB 1224, but I recently toured it as Van Buren Lofts and was pretty impressed. From what I know, it's under new ownership and a new sales team. My understanding is a lot of the issues other people comment on were tied to the previous owner. Again, I don't know what homes were like as VB 1224, but the units I saw had some of the nicest finishes I've seen in the West Loop. I'm sick of granite countertops, so it was great to see quartz countertops at Van Buren Lofts. The Bosch appliances and hard wood floors were also unlike other condos I've seen. And while I'm not sure if I'm ready to buy now, the pricing seems like a steal.

When a developer controls a building for as long as these guys have, it's bound to be a disaster. They control the condo association and are making life in the building hell.
- No restraints on renting, so I'd estimate 2/3 of the building is rented. Developer is renting his units too. Renters are students primarily-- loud, disrespectful.
- Failure to maintain building. Windows washed once in two years. Not enough dumpsters for trash. Maintenance staff reports developer is unwilling to even replace a broken vacuum, so floors not getting vacuumed.
- Parking is a complete scam. They want $250/mo for an outdoor space! Once you close on your place, you can't get them to sell you a space, either.
- Basic promised amenities are non-existent or inadequate. Workout machines (3 for a building of 200+ units) always broken. No 24-hour desk or green roof as promised.
Buyer beware!

Pros: cheap for the 'hood

Cons: Developer is a cheapskate running bldg into the ground.

This is the best bang for the buck. I really like the location. The sales people were very friendly. I hope that more stores and restaurants come to the neighborhood.
