The house was a 3-bedroom advertised as a 4-bedroom (the 4th "bedroom" was a foyer to a small porch and barely held a twin bed). We moved in <12 hours after previous tenants moved out, to a house that hadn't been cleaned or even emptied. The walls were hung directly on the brick facade with no insulation so all winter long we paid hundreds in gas to keep the pipes from bursting, while hanging blankets in every doorway and carrying space heaters from room to room to keep warm. The basement flooded frequently and was perpetually covered in silt and smelled of mold. The front and back doors had 1/4"+ cracks around the frames, and the front door didn't stay latched shut unless the deadbolt was turned because the doorjamb was so worn away.

We used the 2nd living room, which had a door and private bathroom w/ shower, as the 4th bedroom since it was more suitable than the room they considered a 4th bedroom. It was obvious they didn't approve of this usage and refused to recognize it as a bedroom, barging in on a female tenant in a state of undress to show the house to future scam victims while making snide remarks like, "This living room has beautiful french doors, but they're using it as a bedroom." We had cats and they would always leave the front door wide open and allow them to escape. (Not to mention leave us vulnerable to robbery.)

We cleaned the place top to bottom and at move-out inspection we were told all was OK. Then they kept over half our $1300 security deposit on bogus charges - $90 for 3 smoke detector batteries, $150 to fix a "broken railing", $350 for "not cleaning", etc. They tried to charge retroactive "late fees" of $50 each for various months until we produced bank statements proving we had paid on time.

<24 hours after us, they had new tenants in paying $150 more per month than us.

We were young college students at the time and didn't know better and that's basically Dickson's business model: allow properties to languish without repairs, while stealing hundreds of dollars each year in bogus security deposit charges, since nobody rents with them for more than one year there is a constant inflow of new deposit money to steal. The most positive thing I can say about Dickson: because of them I learned to do a better job inspecting a house for defects and checking landlord reviews before signing a lease.

Dickson and Associates (also known as Dickson Rentals and Dickson Properites) has given me THE WORST renting experience I have ever had. Every employee of this "family owned business" is rude and incompetent. It takes them weeks (if at all) to respond to your concerns about maintenance, etc. And if you go to the actual office to make a request, they act as if they are too busy and preoccupied to attend to you. It shocks me that they are still in business . . . Tell your friends to avoid renting from this company!!!!!

Cons: Too many to name, but I would include rude employees and slow service (if any at all)

Although living in an older building is nice, Dickson fails to maintain even the bare essentials, such as electricity and gas problems. The employees are rude and always "too busy" to listen to your concerns. I really regret renting from this company. If you have low living standards, have a lot of handy-man skills, and don't mind having to put up with rude people, go ahead and rent from Dickson.
