This company has plenty of 2 bedrooms available, however the way they make their money is by having students (doesn't matter of age) with no income or cosignor sign a piece of paper unknowingly and being stuck with rent for 4. Be very wary and stay away from this business. There are plenty of other apartment complexes in Gainesville. They do not run credit or income and anything that your child signs without becomes their word. So it doesn't matter if they don't have anything to back it up they are bound to it. This company practices disgusting business methods with zero integrity. This is just money to them and will not help you in any way possible. They could easily switch it to a 4 bedroom but their sales are in dire decline and will do whatever they can do make a dollar.

I would not recommend any Trimark Properties to anyone. When you tour an apartment, or sign your lease the staff is so friendly and welcoming. However, once you're roped in to paying their outrageous rent (over $700 per month for a 3 bedroom apartment at Ashton Lane), they are the complete opposite. The office staff is completely unintelligent and don't know the answer to just about anything I have called about and I have been put on hold while they go find out what to say. The only way to get in contact with the property managers is by email- there is no phone number. And they take forever to respond to the emails!

The leasing staff pressures you into resigning WAY too early. They began calling my roommates and Iasking if we were going to live there next year at least once a week starting in October when we had just moved in two months ago in August. Unfortunately, their persistence worked and we resigned the lease for another year. Before resigning our lease for the second year, a member of the Trimark Properties staff promised us that they were adding another section for scooter parking at the Ashton Lane apartment complex, since there was only room for about 4 scooters to park during the previous year. Trimark did not keep this promise, and the scooter parking is still awful. They will tow your scooter if you park it on the sidewalk near your unit or on a porch even if it has a Trimark decal on it. I also drive a large SUV, so instead of trying to deal with city parking for a second year, I pay an additional $140 per month for a parking spot. My car barely fits into the spot, and because of the scooter parking issue I have an issue of having to move a scooter out of my parking spot at least once a week. I have called the office dozens of times and they have done absolutely nothing to try to fix this issue. I was forced to sign a year long parking contract, so I am stuck paying the outrageous price for a parking spot that is much more of a hassle to use than it is worth.

The apartments do look really nice on the outside, and the location is great. However, the interior of the apartment was clearly designed in the cheapest way possible. After living at Trimark Properties for almost two years, our unit still does not have an ice maker that works properly. After countless service requests, the ice maker is still really slow and all the ice freezes together into one giant block. The air conditioner and washing machine have broken on multiple occasions from nothing other than normal usage. Having them fixed is an absolute nightmare. They always seem to have to "order parts" or "find a tool" in order to fix the problem and this causes it to take at least a few days. The price that I am paying for rent I would have thought that the maintenance staff could have figured out how to efficiently fix these simple repetitive issues. On one occasion, I even came home to two middle-aged maintenance men taking pictures inside my bedroom while I was not there. Being that the three of us that live there are girls, we were a little bit disturbed by this. The maintenance staff also puts notices on your door late at night and will show up first thing in the morning knocking loudly to get into your apartment. After complaining that maintenance was showing up unannounced and entering my apartment without anyone answering the door, the staff at the Trimark Office blamed it on the fact that "the wind must have blown the notice off the door". I can think of so many different ways of notifying residents that maintenance will be coming to their apartment than the old outdated way of placing a note on the door.

After reading the reviews about Trimark below me, I completely agree with all the ones that give them low ratings. I wish that I would have read reviews before I decided to sign my lease, and needless to say I can't wait to move out and into an apartment with a different leasing company at the end of July.

I've lived with Trimark for almost 3 years in my apartment at Royale Palms and I love it there. I've resigned my lease each year because my apartment is right next to sorority row and super close to Norman Hall so it makes getting to class a lot easier than when I lived in a dorm my freshman year. Their maintenance staff is timely and helpful as well as their leasing staff. Most of them even know my name. A good majority of my friends live with Trimark and have been fully satisfied with their apartments. I would recommend any of their apartments because they have awesome amenities and are in a really good location near UF.

They have failed on every level to live up to the image they present on the internet and by way of their sales staff, (who will say what they need to in order to get a signed lease). After living in one of their properties (Windsor Hall) I am very unsatisfied with the Trimark Properties' staff at the main office. They are rude and do not adhere to any of your complaints. Roommate matching? They randomly stick people together whose schedules and life style are not compatable. As long as they are getting your rent check every month, they do not care what your problems are. They do not follow their contract either. No drugs or alcohol for minors is allowed on their properties. If you visit the co-ed building of Windsor Hall it reaks of weed. If you have allergies or asthma this poses a health hazard as it did for me. When your random roommate smokes weed and crack (which in case you forgot is illegal) in your room, and then harasses you, and you call to complain, the last thing you expect to hear is: "maybe you should buy some earplugs?". There are other living options that I would explore before signing with Trimark Properties to have a fun but safe living experience in college. Other downfalls with Trimark Properties: poor construction materials (you can hear your neighbor doing everything), generally higher rent than other companies, very hard to sublease, night manager? I think they mean a young girl who gets a discount on her rent who is willing to answer phone calls with complaints at night.

I don't even know where to begin with this company. You want luxury, affordable living, a caring staff, the best quality in your apartments, and a place you can feel comfortable in? Then I suggest you look elsewhere because Trimark will give you NONE of these. Their luxury means walls and roofs where even your neighbor's sneeze and refrigerator can be heard. For their best quality, you get new apartments that after about 2 months look like they've been worn down for 20 years. Worst of all, the staff. Need an immediate fix to your problem? Good luck finding it as the staff will not show up until maybe 1-2 hours after you call. Have a complaint to give? Forget telling the management, since they will hang up on you if they feel like you are wasting their time. Believe me when I say this, but they are just in it for the money. They will be nice and considerate while showing you around to convince you to sign with them. Once your name is on the lease, you just become another name on their list of people to collect rent from because that is all they are going to do from that point on. My suggestion, run away from this place before they trick you into signing with them. In the end, they don't care about you, they just care about your money.

You'll probably be more satisfied with the explanation your calculus professor gives you than what they will tell you. That is if they don't purposefully hang up the phone on you. So, besides management, what else is wrong? Well, besides the fact that their apartments (even the brand new ones) go old and become run down pretty quickly, good luck getting any of the luxury items they "offer." They promise you quiet, you'll get a party. They promise you quick maintenance, you'll get maintenance after about 2 hours (if you call them repeatedly, maybe). Nobody on their staff has any respect or consideration for their tenants. They will just look at you like you are wasting their time and make rude remarks to you. Bottomline, they are just out to get your money. Once they have you signed to a lease, it's over and they want nothing else from you except your money. Don't go to them. You'll seriously regret it.
