Same as most if I could give them 0 stars I would , Purchesed policy and with my first repair , thay denied my leaking pool pump , the pool guy was shocked and said he never had seen that happen...... but was his first experance with InHome..... Thay said it was Pre Existing , and then said thay wanted any paperwork on home inspections and repairs I may have had...Ifter that I looked closer at the contract and relized there were loophole there that would allow them to just about deny any clam....... You Get What You Pay For , Yes thay are cheep Because thay offer no service.... And dealing with the office is no better , I cancled my contract 8 Mo. ago and still have not got my refund, thay will not return calls.... So Zero Stars Costomer service, Zero stars for gitting your home repaired......

Their home warranty is awesome! Best price in town! Lowest service call in town of $45. They are a one stop shop where you call one 800 # and they have an employee of their own come out no matter the problem! Alleviates the problem of having to call one of 100 contractors for each and every problem like most home warranty companies services. I have 6 properties that all have InHouse Home Warranties and it has saved me $1000's

In my opinion, Setting up an appointment was a headache. They came two days after the call which it was in the warm season. Not fun with kids! But the repair was done properly and fast. They were very professional and explained the problems and solutions which was great. The AC is fixed and I am happy but the process overall was a bit difficult.
I would give one for customer service but four for work done by technicians. Thank you.

I would give In House zero stars if I could! I am so sorry I left my old company, Fidelity Home Warranty. It's like flushing your money down the toilet with In House Home Warranty. They don't cover anything under their warranty, and they will pester you mercilessly regarding their 'free' A/C check up. Stay Away!

As a Property Manager, I have several Home Warranties. Be wary of InHouse Home Warranty Co. They routinely engage in deceptive practices. If you do not have any problems then you are fine but, if you have an issue that is not an easy fix, be prepared to shell out additional $$$ and frustration.
Their 'free' A/C maintenance program is a scam too.

HATE IT! I JUST bought an investment property. They called to schedule the "free" check up of my ac/heater. I told them that I knew the unit had issues and that I was also already told that it would not be covered by them. The guy on the phone insisted on sending someone and that he didn't know why it would not be covered so i agreed. I took 3 hours off of work to meet the person and he showed up "without 2 necessary tools" so I had to reschedule. Two days later a 2nd person came out (another 3 hours off of work for me), "worked" for about an hour and a half, then told me the unit was mismatched and that he could not do anything becuase it was mismatched. THEN HE CHARGED ME THE $45 SERVICE FEE. When I called to dispute the fee I was told that because the 2nd appointment was a service call I was responsible for the fee, but that they would submit it to the claims department and see what happens. In other words they blew me off. I'm NOT happy with this company at all and want my $650 back for the policy, expecially after reading everyone elses' posts. DON'T USE THIS COMPANY!!!!!!

They offer free AC and heater checkup twice a year but they they charged me $45 in the bill. I had to pay it because they sent another bill stating that it will be sent to collection.

This is a scam. I signed a contract for two of my rental properties. When you have no problem that is fine, but then suddenly if something goes wrong, they will do whatever they can to not pay for what they should replace. They tell you that the appliance is past its lifespan... I would agree with that but the "lifespan" changes depending of who you are talking to....and they do not write it anywhere... Then you are on your own. I am trying to cancel my policies and even this is becoming a nightmare. I am writing a complain to the Better Business Bureau. Very frustrating...and I thought I did my homework before signing! Honestly, they are dishonest. Be carefull.

I have had a warranty through this company for almost a year now. I have been nothing but completely disappointed and would not recommend this company to no one. They have looked for every reason not to cover anything. And.. Anyone that has ever came to the house from this company has made me feel uncomfortable and they have been very rude.
If this company wants to stay in business they need to come through with what they advertise, at this point though, if you are looking to this company for a warranty they do not get my recommendations.

This is the third year I have had a policy with In House. Until now, they covered repairs without a problem, but this week, I discovered that they DO NOT REPLACE broken appliances, which was news to me.

My dishwasher went out, and I was told that because the repairs were more than the value of the appliance, I was on my own. Then, a week later, the water heater started producing rusty water, and they told me again that I was on my own.

Though it doesn't specifically say this anywhere in the contract that I can find, both servicemen told me that they don't replace or repair items that are past their expected life span.

What a scam! A previous home warranty company I worked with replaced a water heater, and my son got a brand new stove from his company. Everyone I tell this story to believes that broken appliances should be replaced...otherwise, why would anyone need to pay $400 per year for a policy.

In House advertises it's policy by pointing out the cost of replacing covered items. To me, this is a clear indication that replacement is covered. If this is not the case, then they are at the very least engaging in false advertising.

I'm writing this so that others will be aware of how this company operates so that they won't learn the hard way as I did.

Steer clear! This company is purely dishonest!

The owner of this company is pure scam. He did the usual replace a part that is under warranty so they lose no money, and did not do the necessary service required with the replacement. After calling them on the carpet, the owner lied, stalled, and did everything to relinquish responsibility. After a year and a half of complaining to various agencies, the owner *finally* agreed to settle (after many false starts). The reason? He was finally being investigated by one of the consumer protection agencies and his license was on the line. There was no remorse, no wanting to do the right thing. He was only trying to stay in business. Stay clear away, they have *no ethics*. They will scam you.
