I wonder if Nick E was in the same property I was in... the grass was up the creek when I moved in, and I took pictures of it on that day. Well, this slimy guy said I killed it? Eh? I took pictures of everything, and everything he charged me for was already ratty looking in the pictures of move-in day.
But, I figured I would just move on and let it go, since karma has its way. Except, I would have loved it if someone had warned me before renting this crap hole. Neighborhood was awful (crazy guys were beating down my door to speak with the previous tenant about money they owed. They broke my lock and screen trying to break in - a repair cost that *I* footed, by the way) and the rent was ridiculous considering the failure of location and cheapness of the property. So, caveat emptor, I wouldn't do business with this creep. He doesn't even know the difference between a receipt and an invoice. And the "repairs" he charged for didn't cost him a dime, since his "repair" service is... himself! Haha, go ahead and set your price at 300$ to slap some paint on a wall - which you are supposed to do between tenants anyhow, and I'm guessing you didn't do at all, just simply charged for it. Nice way to get brought up on fraud charges, IMO. Anyhow, if you do end up renting from him, good luck!
Larry has been a no-nonsense RE Broker from the very start. We rented a house in N Austin in 2010 from his firm, showing serious signs of damage from the previous tenants, which Larry had spent several trips repairing and cleaning. This has been one of the best landlords I have dealt with in MANY years. Larry has immediately taken care of the few issues that came up while there.
I highly recommend calling Larry for some of the most affordable housing in the Austin-Metro area. Keep the place clean and maintained and the contract will be respected. I have seen the places spoken of in the previous posting, which I moved into one, and were left in seriously disgusting condition. How can human beings live in the condition the properties were left in!?! We were hired to do some of the cleaning, the rest of what was mentioned included holes in the walls, fecal matter on bathroom walls and floors, broken fixtures and yard gates, and animal urine and stains in the carpets.
Larry is trustworthy and reliable as long as he isn't forced to exercise the legal requirements in the contracts dealing with damage, rent, and lease termination. My dealings with Larry have been very personable and professional EVERY TIME.

DO NOT RENT FROM THIS COMPANY. CALTON BURCHETT WILL NOT REFUND YOUR SECURITY DEPOSIT. They will find a way to take all or most of your security deposit. My wife and I lost $800 of our security deposit for virtually no damages to the house. Two of my friends who also rented from this company lost 100% of their security deposits. One was even billed beyond what he gave as a deposit.
When we moved in, the grass was mostly dying. (we noted this on our condition form) When we moved out the grass was dead in places, but in better shape than when we moved in. This landlord replanted some of the grass at my expense ($450) during the worst drought summer in decades.
The stories I've heard from friends and neighbors are worse.
