Unless you're doing a floor or something small and non-structural, avoid this company (Millennium Construction/Cesar Losada). Bad workmanship; dishonest builder; harassing emails. Payment schedule where you pay MOST of the money upfront. Never answers his phone (only at the beginning before he gets paid). His phone # changes all the time anyway. Dishonorably double charges. Opening he made for one entry door was smaller so he broke door sill forcing it in (which later leaked water). Another entry door wouldn??t close after he installed it out of square! He cuts nailing flanges off windows so he can install them more easily from the inside AFTER putting siding!! He doesnt flash the windows, just fills everything w/ silicone ... yes, it rained and rained inside the walls of my house, within one month of work finish. Some of his internal walls are crooked. Built a horrible rubber roof with long area that would sink under your feet, sharp objects below rubber surface, different thicknesses of decking, etc. Water went even behind the Tyvek papers wetting the plywood. Even his is not flashed properly. Water flowing behind siding where deck attaches to house. When he ran out of galvanized nails he used steel nails on the deck that rusted. You cant make this stuff up. I got fooled with Losada??s presentation, nice printout bills, webpage and PR, and mainly the many positive online reviews which are mostly for flooring, note! Check his rating at the Board of Contractor webpage if in doubt. But as I stated, for small work, flooring, porches, sheds, basement, drywall, he??s not bad ?? just avoid windows, doors, roofs, structural.

Having home improvement work done on your house can be one of the most rewarding experiences you have with your home, and it can also be one of the most frustrating. As you are no doubt aware, many homeowners have experienced both. Home remodeling involves putting your dreams down on paper so that the contractor understands exctly what you want. For this reason, it is important to have a solid agreement that outlines responsibilities, deadlines, and a schedule of payments so that you contractor is giving you exctly what you want.
