Can't beat the value for the area. Everything is so clean and nice- doesn't even feel like you're in a major metropolitan area. I feel like I found a cool little secret place to live in DC- while still being able to Metro into the city for work.

I lived in River Towers 15 years and loved it. I still own my unit as a rental. In fact, based on my experience, we arranged for my mother in law to move there some years ago and she is very happy. There is some validity to some of the negative comments, but you are going to find problems in any large community. On the plus side, the location is wonderful. Belleview Shopping center has everything you might need, including a CVS, Safeway, bike shop, bakery, shoe repair, Italian deli, wine shop, and a great Indian restaurant. You are right next to the GW bike trail, and a library and county rec center are a five minute walk away. There is Fairfax Connector bus service to Huntington Metro. I always found the management and maintenance crews to be very responsive and helpful. The grounds are beautiful and the complex backs up to a protected marsh area. I used to see deer, beaver, egrets, hawks, and an occasional eagle from my window. There is a very active and professional condo board that does a fine job.

On the minus side, the buildings are fifty years old and were originally built as apartments. Thus, there is no option to install your own washer/dryer, although the laundry rooms are not stuffy and dreary, but are bright, airy, and kept very clean. There are also plenty of machines, so I don't recall every having to wait to wash clothes. As is common in buildings this old, the entire building does a twice yearly switch between heating and air conditioning, but the units do have individual controls. The hallways are long and ventilation poor - on mom's floor a heavy smoker lives in the unit right off the elevator and the smell can knock you sideways. The exercise room is basically a walk-in closet with a rowing machine and a universal gym. I would agree that a lot of the rental units could use some updating.

The population is very mixed. Although there are quite a few seniors, it seems that more young people are moving in. I always found it a very friendly group.

River Towers is not a luxury place and never will be. It is a very safe, comfortable, quiet, convenient place to live.

We recently purchased a condo at River Towers and we love it here! 2 couples from our former neighborhood moved here 3-8 years ago and give it nothing but 2 thumbs up... It appears very safe and secure and they maintain the grounds beautifully!!! It appears a lot of younger couples are moving in and in doing so renovating their places which will help the overall resale values, etc....

My only "complaint" would be that each unit doesn't have its own washer/dryer BUT, lots of older high rises don't.

River Towers was a great place to live - I lived there, renting, for over 5 years and while it looks like (both inside and out) an old folks home (and kind of smells like one too), it was peaceful, safe, and had a ton of parking. However after dealing with numerous moments of the heat/air conditioning being turned off all of a sudden, the idiocy in the condo office (and overall lack of care), the theft of items (be it in your car, in the laundry room - both dirty and clean clothes, sometimes your newspaper being taken, etc), and disgruntled older people who have bed times around 5pm (so god forbid you try to vaccum around that time even though the curfew for such things is 10-11pm), it's become an unsafe nightmare. That's not including the fact that a number of the older residents bought a ton of the condos in the building, did little to upkeep or modernize the units, and then charge a fairly high rent for what you end up getting (or they try to screw you when you leave) - you have no real protection if you chose to rent (and I learned that lesson the hard way). River Towers also has a policy of charging a hefty move-in, move-out fee yet when you actually need the office to do something, they're too busy staring off into space. Lastly, River Towers has a huge bug problem - not only have I experienced this first hand (and the bugs vary from ladybugs, to flies, to huge "I don't know what the hell to call them" bugs) but when I was looking to possibly buy a condo here at one time, 3 units had dead bugs all along the walls (and these were units people were living in! And each unit had the bugs in the same areas!! In one unit the bugs were flying around me - it was disgusting). If you're going to live/rent in this area I suggest looking at Belle View - it's a younger community and you have a better shot of getting an update unit. Plus the people there are definitely more friendly and you definitely have less weirdos (and trust me, River Towers has a number of weirdos...there is resident in River Towers who smells like he's homeless and mumbles to himself constantly like a crazy person). Also in Belle View you don't have to worry about hearing an ambulance or fire truck at least once a week in the middle of the night like River Towers (again a lot of older folks live here so they either set off alarms by accident or, well, you can probably guess what I'm insinuating here...). If you don't like Belle View then I would suggest you stay away from this area - trust me!!

I'm curious whether the previous poster is talking about the same River Towers as the one that is in Alexandria on the Potomac. River Towers has new windows throughout. The building is well-maintained and each room has climate control.

If you're looking for parks and grounds, proximity to the river and trails, convenient shopping and a quiet, safe neighborhood, River Towers is second to none. From Mclean to Mt. Vernon there is no place on the river that surpasses the value you'll get at River Towers.

If you're looking for Kingstowne, you won't find it here.

To The Smoke Basher-..River Towers does have it's issues with heating/cooling and laundry, but that is about it!!! Management is not great, but this place has been wonderful and there are far more positive points here than any of condo places around the area. There are not a bunch of smokers hanging out, nor are there many smokers in the building at all. What people choose to do in their condos is their business..it is like that anywhere. To carry this much hate and discontent and put a place down based on your judgemental, unrealistic view is beyond me. Sorry for the bad experience you had and believe me I have had my share living there for over 8 years as a owner, but your blog was pitiful. Go ahead and reply by smashing me for misspelled words or to point out that you are more qualified and experienced than I, but the bottom line is...life is what you make it....for me at RT the glass is half full and it is a beautiful place to live, but sadly for you, the glass is half empty...just don't spread anymore negativity!

I am writing because I just read the review of the dicontented non smoker. I have purchased four condos at River Towers over the past eight years.. Three were purchased last year. I am in contract on another unit. The management has undergone change. River Towers is a wonderful place to live and offers reasonably priced living in a quiet cul-de-sac setting on 26 acres with easy access to The Potomac, walking distance to a full service shopping center,and on-site bus service to the Metro. The White House is eleven miles away. No other condominium offers as much for such a fair price as River Towers... The only issue at River Towers is the facade color which makes it look like a government building... Otherwise, there is peace an tranquility amongst nice neighbors .

I suspect that the other reviewer either has a unit to sell or works in the management office. Actually, we like to call it the micromanagement office, because they really do try to control every aspect of life in the building.
In a nutshell this is an apartment complex turned condominium, without most of the benefits of ownership. For starters, you can't regulate your own climate. The building management decides when to turn on the air conditioning and when to turn it off. Likewise with the heat. Theirs is such an old system that cooling and heat can't coexist. Meanwhile, the windows are so poorly fitted that all kinds of insects are constantly gaining access inside.
Oh, and though the old post-WWII condos down the street can be retrofitted with washers and dryers in units, no such luck here. You're stuck down in the stuffy coin laundry room downstairs.
While the complex boasts a gym in one of the three buildings, in reality it isn't accessible to the residents of the other two buildings. They won't give you a key to the building, so you have to wait outside for someone to let you in. Supposedly you can dial a code and get someone in the management office to let you in, but it doesn't work.
Finally, if you're a non-smoker, I don't recommend living here.
The only positive comments are that the views out the back of the building are wonderful, the common areas of the buildings are clean and well-maintained, and the convenience store is wonderful--very friendly staff serve great food.

On the banks of the Potomac near the Metro surrounded by parks on three sides, River Towers is quiet and convenient. It's one of the most pristine areas of Northern Virginia, yet still close to everything the city has to offer. Walk to Old Town or drive to Rt. 1. It's all here.
