I had the unfortunate experience of renting a home managed by Crown Realty & Management Corp. The day before the move in inspection the roof had a water leak that ruined the carpet in the upstairs bedroom. The leak was fixed but there was a huge patch that I had to look at for an entire 12 months. The lease contract Crown has for tenants is absolutely ridiculous. They want tenants to pay for expenses like exterminating, carpet cleaning and their deposits are extremely high too. In essesnce when you move out they charge you for preparing a home for the next tenant which are normally costs incurred by the landlord or property management company. When I moved in the home was not cleaned up enough for moving in a new tenant, but I was desperate since I had to be out of my previous home fairly quickly. Crown likes to boast about their 32 years of experience, but 32 years in business doesn't mean you are good at what you do, but only illustrates that they were lucky enough to avoid going out of business. This is again unfortunate for any of us who have the displeasure of working with such a crappy organization. Based on their ridiculous standard contract Crown makes tenants pay for the cost of preparing a home for the next tenants. They force tenants to pay out of their security deposit so that their clients (the owners) won't have to pay out of pocket for normal cleaning and repairs. Normal wear and tear should be paid by the owner not the tenant if the home is left in reasonable condition. I only had to endure Crown's crappy management style for 12 months, but they screwed me over in my move out inspection. I did not go with my first mind and was not at the home for the move out inspection and boy did I get robbed. I had the home professionally cleaned and the carpets were professionally cleaned, yet Crown rated the home as ""dirty"". They stated in the move out inspection that the entire house was dirty, which is absolutely ridiculous since I had the home professionally cleaned. I even provided receipts to them that the home was professionally cleaned and they did not give me a credit for the costs that I paid against the money that they stole from my deposit. Crown Realty is the most unprofessional organization I have ever dealt with. They are con artists and crooks. Landlords and tenanats beware. DON'T USE OR RENT THROUGH THIS COMPANY BECAUSE EVENTUALLY THEY WILL SCREW YOU OVER!!!!!!!!!!!

I have never had issues with any of places I have rented in past. This company is the most horrible company I had ever dealt with. Landlords watch out! I would stay in the place I?m renting longer but I will move because I don?t want to deal with complete idiots who work for Crown Realty. And if you are looking to rent ? DO NOT, believe me not worth the trouble. I?m taking an expense of moving out of house I actually like just not to deal with them.

STAY AWAY FORM CROWN REALTY AND MANAGEMENT CORP. \n\nI'm a home owner, we used Crown's service for a year to manage my house. Crown would try to charge you $350 to do a minor repair on a toilet that should you can get it done professionally for less than $100 outside of thire ""vendors"" which they don't allow.\n\n\nCrown's property managers are lazy, unrespondable and unprofessional. It could easily takes 2 or 3 emails to get a respond from them when things goes wrong. Then the property manager would give you some negative answers. BE AWARE! A lot of time they are wrong because they don't review the individual contract.\n\n\nThe property managers do not follow the scheduled time, you could be forgotten! Hard or can't get a hold of them even by phone, because "" they are very busy"". \n\n\nIf you want to find out a little more details, she would said to you in your face ""YOU ARE TOO DIFFICULT AND PICKY"". The list goes on..........Unless you have time to contact senior managers about your concerns. Otherwise, you are out of luck, we two different managers to manage our home. They both are the same. Only senior managements understand how to deal with the concern a little better in timely manner. So, ""STAY AWAY"" from Crown. I would give them half star if I could.

STAY AWAY FROM CROWN REALTY & MANAGEMENT. Our experiences have been borrible. Crown Realty & Management puts customer satisfaction as their low priorty. We were assigned Kelly as our property management for our home. As soon as we signed the contract, our dealings with her have been negative. In our experiences, she's unprofessional and lazy. We are the customer and she doesn't see it that way. Her customer are the tenants but we pay Crown for the services or lack thereof. There are many things I do not know where to begin. When the contract expires, my wife and I were waiting to her back from her after her walkthrough with the tenants. She says that she was going to call us on where she had left the keys to the house. We waited all evening but no response. The next day, she provided several options to obtain our keys. At this point, I was so fed up and my wife had to wake my youngest from her nap to drive 40mins to the Roswell location to pickup our house keys. My wife even met Kelly and spoke to her and her response to my wife was ""she was too picky."" What's more damaging was that there were other customers behind her and agreed with my wife that Crown's customer service is very poor. \r\n\r\nBecause Crown does not allow us to conduct our own walkthrough, we notice several things. First, the tenants install and mounted a satellite dish on our deck which is attached to our home. We were never notified and Crown didn't even noticed it during their six months inspection. Several holes were noticed on our deck and on the brick wall in the area where the dish was placed. Because the tenants had a pet, the carpets were partially cleaned. We expected all carpet areas to be clean since that's was done before they moved in. We complaint to Kelly and copied all senior management and we felt like they don't even care about us and hoping we'll just go away in time. Everytime Kelly responded to us, we were not treated with respect and she continue to comment that Crown has a contract with the tenants and not us. What the hell. If that's the case, then we have a contract with Crown. I don't even think she knows what she's talking about since both parties signed the same contract. I believe we can win in court if it ever goes that far. But my time and effort is better spend elsewhere. We only ask for very little in damages and finally said that they can keep the change since my wife and I are much better citizens.\r\n\r\nIn a nutshell, DO NOT hire CROWN REALTY & MANAGEMENT for service. They have poor customer service, unprofessional and do not treat you as a customer. PLEASE STAY AWAY.

They managed a home for me for a couple of years. I thought they were doing an okay job, but found out that they had been lying to me. Not a little white lie, a big bold faced lie that ended up costing me thousands of dollars! It's safe to say that I'll never use them again and will tell everyone I know the same.

DO YOUR RESEARCH ON CROWN. GOOGLE 'CROWN REALTY MANAGEMENT COMPLAINTS'. I'VE BEEN CONTACTED BY 4 SINGLE PARENTS WHO'VE BEEN RUINED BY THEM (WITH UP TO $64K IN MONEY THEY DON'T OWE ON THEIR CREDIT REPORTS). WHEN YOU INCLUDE ME, THAT MAKES 5 SINGLE PARENTS. WE ALL HAVE DOCUMENTATION. I came into this opportunity.....to lease a home. I explained to the sales rep that I was having some problems deciding on a home and wanted to lease with option to buy due to being to find the amenities I wanted in a home. I was required to put down $2000 earnest money, which the rep explained I would lose if I decided not to purchase the home. She also explained that although I was not sure I was going to purchase the home, there was a separate purchase agreement that I would need to sign. I was hesitant because I told her I wasn't sure if I wanted to buy the home and I work in sales and know how companies can mislead you. She reassured me that if I didn't want to purchase the home, I would lose the $2000 only. She stated that I had 2 years to purchase the home at the price stated in the agreement and then there was an extended period of up to an additional 5 years. I am not well-versed in the real estate industry. I don't know what the formalities are in this industry. The way she explained the reasoning for me signing two agreements made sense. I casually called into Crown Mgmtfor another issue today. When I mentioned that I would not be purchasing the home, the receptionist deferred me to speak the property mgr, Jamie. When I called in about 3 months ago, another property mgr advised me that if I broke my rental agreement, I would have to pay a 7% sales comm and other fees if I did not purchase the home. This was not in the agreement I signed. I was mislead.\r\n\r\nThey, as well as a collections agency have placed $25000. I have located 4 other individuals who have all experienced the same problem with Crown Realty and Management in Roswell, GA. \r\n \r\n

I would not recommend this company to anyone trying to rent a home. Their services are horrible. We did not have AC in our house during the hottest part of the summer when we moved in and they would not do anything but give us $50 window units that just run up our utility bill. We have a gas leak right now and they will not take care of it. The house was not properly cleaned when we moved in and it took over one month for them to clean, replace, and fix things. \r\n\r\nThe staff was nice at first but when we came to them with complaints about the house they were very rude and unprofessional. The lady that I talked to about the gas leak said ""go take care of it yourself b/c we will not cover the cost. Or, you can wait until Monday and call the office and we will try and get someone out there that week."" Would you live in a house that has a huge gas leak????\r\n\r\nI am writing this not to bash crown, well .... i am writing to let everyone know what they are getting into when the rent from them. If I could take it back, I would never, never ever, never never rent from this company. It has been a constant headache since we moved in. I can not wait for my lease to run out.\r\n
