Stay away from any apartment or condo complex that is managed by Evergreen Management. It appears that Brady Sullivan uses this management company, as my condo complex was sold by Brady Sullivan Properties. This management company does not care about nor respects condo owners or issues that arise at the complex. One thing, every time I have ever called the maintenance person for my complex she has never answered the phone. You always have to leave a message and wait for them to call back. I don't know exactly what my condo fee goes to because our complex has gone down hill and has looked dumpy over the last few years with trash every where and not well landscaped. As if that isn't enough, they don't appear cover anything when an issue arises in the units. For example, I live on the second floor and had some mice in my unit and the management company says it's my responsibility to get an exterminator when I had the same problem a few years prior and the management company sent one out. The mice are coming from the outside through the walls which sounds like a management company issue not a owner unit issue. Another example is there was a small fire in the woods next my unit and the fire department came to put it out. It appeared that a VCR/DVD player was set on fire and so the debris was left there. I called and left message for the maintenance person about the incident but never received a call back. Every time there is an issue I'm told it's an owner responsibility issue, so where is money going and covering? This management company did the same thing as DL's post says, they were changing out intercom systems but didn't inform anyone and a guy showed up at my door with no identifying information on him asking to come in my unit to change my intercom. Of course I didn't let him in. Then when they put signs up saying when they would be on site again they guy didn't show up! What an ordeal! These are some of the issue with this management company, so be weary with dealing with this management company and Brady Sullivan Properties for that matter since they chose this management company!!

After careful consideration and much deliberation my wife and I decided to purchase our first condominium in a complex managed by Evergreen Management. We did so because we believed that our jobs and life style was best suited to be in a place that had the support of a ??professional? management organization. How wrong could we have been? Living here has been a nightmare and our ??professional manager? has not been of any help. We just endured two huge snow storms, our roads are barely plowed and our walkways have three and four foot drifts. And that??s the least of our worries. My wife called me yesterday to tell me water was pouring into our home. I left work and couldn??t believe what I found when I got home. Ice built up on our roof and water was flowing in like a faucet into our unit. I immediate called our manager for help at 1:48 PM and got a voice message that said ??Due to the winter storm the office is closing Tuesday, February 1st at 2:00 pm and all day on Wednesday, February 2nd. The office will reopen on Thursday February 3rd? I left a message and held my breath. More than an hour and a half past with no return call so I called again and got the same message. So I tried e-mail and got the following message that I have attached. ----Original Message----- From: rking@evergreenmgt.com [mailto:rking@evergreenmgt.com] Sent: Tuesday, February 01, 2011 3:58 PM To: XXXXXXX Subject: Re: XXXXXXXXXXXXXX Due to the winter storm the office is closing Tuesday, February 1st at 2:00 pm and all day on Wednesday, February 2nd. The office will reopen on Thursday February 3rd and I'll respond to emails then. Thank you. I know this was a very large storm but wouldn??t you think the company we are paying to manage us would at least be available during business hours to help us. Fortunately for us the weather got colder and water coming in has now stopped, for now; but our ceilings are ruined and our home smells like an ocean front cabin. I can??t believe any company in this kind of business would close down because of a snow storm and leave the residents hanging. It??s just not right!

Evergreen Management has been our property management company ever since Rosehill of Bedford was constructed some thirteen years ago. I have been on the Board of Directors for 10 years, and 6 years as President and can personally attest to the professionalism and knowledge of their organization, including John, our manager, the office support staff, and their entire maintenance team. Whatever we need, 24/7, they are there to help. I very much appreciate advice on properly funding our reserve account, which is key to the long-term financial stability of our condo association. Well-done!

Check with the B etter B usiness B ureau (of which they are not a member) before hiring this company! They receive an "F" from the B B B.

Horrible communication, poor services, shady dealings, foggy financials and repeated major misrepresentations. Our Association fired this company, and we are still cleaning-up their negligent record-keeping and uncovering problems. Evergreen Management and our manager Jeff Robinson was a barrier to our Associations' progress for 3 years. Firing Evergreen was the smartest move we ever made!

Believe me when I say STAY AWAY!
