This is by far the worst company to rent properties from in rochester. They took two security deposits, saying they needed to replace the carpet when I lived there for 6 months with no pets! They also said they had to paint when i never

I lived at Webster Woods for several years. The on site property manager (Teri) was rude right from the beginning. There were several issues upon move in that were never addressed... and were in writing mentioned on the move in inspection. The property manager was very concerned about the outward appearance of the complex but did nothing to correct any of the complaints regarding issues on the inside of the unit. Upon move out, i hired a crew to clean everything from baseboards to bare spots in the lawn... even pressure washing the back patio. I had a move out inspection that was unremarkable that i signed and initialed Somehow they decided withhold my security deposit and interest as well as charging me for cleaning, even though at move out, there were no issues. If there were problems with the way the unit was cleaned, that should have been addressed at move out and included in the inspection report. I asked for a copy of the report after the inspection was completed, but never received one...I now know why... so they can alter it and I have nothing to compare it to. I will tell everyone I know not to rent from Mark IV.

The cheapest possible materials have been used for this apartment complex, even though it is listed as "luxury." There cannot be one single natural material, including wood, in this place. There are no "woods" either, contrary to what the homepage says. I moved in here and found 32 different problems--including filthy toilet bowls, a refrigerator that would not close, broken cabinet doors falling off their hinges, no hot water, etc. etc. The apartment manager is the worst problem, though. I went to the manager, Teri, with a complaint about the apartment. She personally insulted me a number of times, told me there was no problem, and sent me away. I came back with the problem on paper and she did the same thing. Extremely unprofessional, and just an awful person in general. Why? Isn't $1,300 for a 2-bedroom unit deserving of--if not politeness--some basic humanity?
How did I end up here? I was moving in from out of town and rented the unit from a distance. DO NOT MOVE HERE, IT'S THE WORST MISTAKE YOU WILL EVER MAKE!!! And don't go to "Webster Greens" either, it's the same management. They are split between two apartment complexes. If you do move here, make sure your lawyer is good first.

First off, this was my first place I have rented. Which I couldve bought a house, but being in a professional career I though this would be worth while. I know now that buying a house wouldve been just as much and I can do things to my own liking. Anyways I was very excited coming into a nice town home in Webster woods by Mark IV. When I moved in, I noticed the place was not painted, very dirty, chewed up floors, bad applicances, broken toliets, cracked tiles, grease on the walls above cooking area and the list goes on. The kept saying they painted it but after talking to the maintenance guy he admitted they only paint what they can only see needs painting. I began to call the office for more things, like the carpet was ripped, the washer left rust stains on our clothes(which was eventually replaced), the flooring was ripped, the furnice would work when it wanted too and soo on. When I say nothing was accomplished... nothing was accomplished. It took 2 weeks for someone to even call me back at most times. The inside looks nice but is just junk. The toliets barely flush, they claimed they fixed it which they never did. I would get into a few arguments with management, which is very unprofessional. I also found out that the maintenance guys talk about me. Calling me a pain the a** and so on. Again not professional. Nothing works to my satisfaction and when I did call they would just write on a form that they did something. It was never really fixed. I gave up calling because, now I have 3 months left here, there is no sense anymore. The manager is very rude as well as the maintenance guy. When I called corporate to complain, the manager called me and yelled at me. She basically told me not to call corporate again. They treatened to take away my garbage because I have it on my front porch. They apparently require it to stay in the garage. The garage is so small the second you open it the smell goes into your house. I can keep going on and on about how awful Webster Woods is. I hope alot of people read this and think about what they are getting themselves into before signing. I also heard bad things about them from other developments, not just Webster Woods. Mark IV is a bad company and does not know how to manage. We just get treated like renters. I pay $1100 a month and get treated like a low class citizen. But why should they care, they are big enough where my two sense wont matter.

Cons: Everything, their service, quality inside and staff were awf
