Paley Management puts the S into Slumlord. When you move out they sue you without giving notice, get a default judgement for an outrageous amount and hound you endlessly. This is done with a lawfirm that really should know better called Mallen and Associates. Watch out for these crooks!!!

You will find Mr. Howard Paley swirling his large carcas around in the back of his office waiting like a spider in a web. Use extra strength RAID

This is the worst management co anywhere in NYC. They are crooks and a bunch of disrespectful, incompetent slumlords. The thing in the office named Kim should crawl back into the cave she came from. These people have the least bit of management skills and communication skills. Complaints have been filed with the BBB and the local police precinct.

Couldn't agree more with these reviews. The employees are thieves who routinely lie and steal money from their tenants. The service is awful. The employees at the Management Corp. are awful - rude, vile, disrespectful, dishonest, contemptible people. Howard is almost definitely up to shady deals. His staff is regularly abusive to tenants. He gossips about his tenants to Co-Op Boards all the time. Then he gossips about how bad the Board members are to the tenants. Meanwhile, he's probably lining his pockets by having contractors do all the work in the buildings. I honestly believe this company should be reported to a city agency. It's almost certainly corrupt, and probably ought be shut down. I'm surprised it hasn't happened already.

Worst Company ever! Mean people who do not care about their tenants. I lived in my apartment for less than 3 months and already my fridge broke twice (the first time they said it was my fault for not defrosting the fridge prior to moving in), my stove has broken, my sink does not drain, closet door broke (which they took forever to fix) and I had a pipe leak in my bathroom. when addressing these issues with the mgmt company they did not care at all. I spoke with the owner of the company about the stove and he said he would get me a new one which never happened. The superintendent is awful and does not have a clue about anything. My advice, avoid all apartments owned by Paley Management company at all costs.

When I called them the owner "Fritz??" not only had a giant attitude problem, but also refused to give me his full name despite the fact that I had just sent him a downpayment for an apartment. Furthermore, he is discriminatory in his rentals, as he would not let me rent from him despite the fact that I was well qualified and first in line. When I confronted him about this he simply said that I was "being too sensitive," and then proceeded to hang up on me. DON'T EVEN BOTHER WITH THESE PEOPLE..... COMPLETE SCUMBAGS!

Paley management is an awful company. They rip off tenants with horrible appliances that don't work, and raise the rent if you want them fixed. Their supers are illegal immigrants and money grubbing whooores. They should be investigated for illegal practices. If you like rats (both animal and human), roaches, being ripped off, treated like crud and living in squalor, rent from them!!!!!!

Paley management does not care about its tenants. I've had numerous problems since I moved in just 4 months ago - no hot water on multiple occasions and a leaking skylight that took a whole month for them to fix. When you call the front office or the super, they act like they care and tell you it'll be fixed right away, then they do absolutely nothing to fix the problem. They are negligent deadbeats - don't rent from them.

unprofessional management company.

i lived at the building for three years, when i moved in, the bottom lock was broken. after asking my superintendant to replace the lock every day for the first three months with no results, it was obvious that the super was a deadbeat.

in fact, he doesn't do any of the work himself--he hires a homeless person from the homeless shelter next door to take out trash, mop, etc. i'm not sure how most people would feel about a homeless guy having a key to your apartment building, but it was not okay with me. when i tried to complain to the leasing office, i was told that they 've never heard any prior complaints about the super and i was obviously mistaken (mind you, i live at the building! ) after i moved out, i was told that i would be charged for replacing the lock--even though i had tried to get this done while i was living there.

complaining to the actual manager of the leasing company , Mr Paley himself, did no good--he hung up on me twice and had the nerve to suggest that i must have been "PMSing" to be complaining this much. stay away from 239 east 77th! unless its okay with you to constantly have homelesspeople milling about, a homeless person access your building and leave the security door open at all odd hours, and a management company who is rude, unprofessional, and unethical.

It's a shame that Laura Lumley has no vision and is not a professional person to deal with. Mental health issues may quander her judgement thereby leaving investors without any help. Steer clear of this one!!!

We live in a one bedroom on the second floor ion the back of the building and any problems that have come up, they have taken care of immediately. Our apt is carpeted from a prior resident in the living room and bedroom, which I love. But, once we moved in I realized the carpet had some stains on it. I called the offices and they told me that I could have the carpets cleaned right away at no charge to me. They would have the carpet cleaners contact me. As soon as I hung up the phone the carpet cleaners called and scheduled an apt for that wk. It was all taken care of with no hassle at all to us. The next issue that arose was that our upstairs neighbor is rather noisy, waking us up and walks around her apt with heels constantly. We don' hear any noise at all from either of the adjacent neighbors. Anyway, I called the office and she said that I had to write a formal complaint and they would notify the tenant of a complaint. Well, almost immedately they sent her a letter and a copy to us as well, asking her to please put carpet down as NY State requires or she could risk being evicted. They took me seriously and took serious action immediately. I was very pleased. The one complaint is the super. He doesn't live in our building and is never around. He hardly ever returns my calls on my first try as well. He also isn't very flexible with what time he can come, only office hours basically which means that I have to be late to work or leave early. We really love our apt and we def have a great deal for our one bedroom. The rent increase that we got after our first year was way below what our friends were getting. We are very happy with the apt overall and plan to stay here for a while. It will be hard to give up such a great place!
