If you are looking to buy property or that perfect house ask for Carol Spinelli. She has an uncanny ability to know exactly what you are looking for - before you even know yourself! She helped us buy a beautiful business that fulfilled our life long dreams. She made the whole process so easy and delightful (imagine the word delightful used in conjunction with a real estate purchase!). She stayed on top of every detail via telephone and email and answered all questions with amazing clarity and speed. She helped us obtain a great mortgage and lawyer and also gave references for local services and contractors (which was a HUGE help in opening our business!).

So when we wanted to purchase land recently we of course went to Carol again! We found the most amazing piece of property - and it was the first one she showed us! (Now that I think of it, both times it was the first place that she showed us that we bought!)

Again, the ease at which the entire transaction was handled was truly amazing.

She seems to have her finger on the pulse of the area in a way I have never seen any other real estate agent be able to do (we had looked with other agents before finding Carol and never found what we wanted).

11 Franklin Delhi-- I sold this very problematic house TO Melissa Wakin Mostert, a realtor at Timberland Coldwell Banker for about $120,000, as is, last August. She's trying to unload it for $225,000 having done cosmetic repairs. Same agency deliberately witheld expensive chimney damage info whenI bought the house. Only encountering seller by chance kept me from burning it down.
It's badly insulated, will soon need a new roof , windows are miserably drafty and need replacing , furnace burns oil like a bonfire and floors and chimneys have problems. Water pressure is wretchedly inconsistent. I spent every winter in there in two rooms and it still cost thousands to heat. It is a thoroughly uncomfortable house to live in. Ice buildup in winter , skunks , mosquitoes and bats in summer. I found Melissa Wakin to be deceitful, mean, manipulative, thieving and I witnessed her lying both to my face and about me multiple times --including in court. She was a total nightmare. Absolutely a Steven King level Realtor From Hell.

Do yourself a huge favor and rent a house in Delhi for two years at least before you buy anything in that dead-end town. Nearly everyone I know who moved in at the same time I did has left and found leaving was the best part of being in inconvenient dreary, freezing , eternally gray Delhi. The weather most of the year is sheer, damp wet hell. 30 inches of snow in one day in winter . 12 inches of rain and flooding and townwide evacuations in summer. And then there was the tornado that sent huge trees crashing through roofs all over town.
Don't get yourself into anything in Delhi you can't get yourself out of fast.

Buy there in winter, never in summer . And look in a town where the taxes aren't mushrooming and the students aren't keeping you up all night long four out of seven nights. Oneonta is a much, much better investment for your buck .
