Property I rented was not up to code. When I first moved in, I was patient with Olde Towne. Very patient.

Move-in day, 8 a.m.: flea infestation of biblical proportions. Olde Towne said the owner wanted to see for himself but wouldn't be available until after 5 p.m. Obviously, I wasn't going to wait around for 9 hours so I handled that myself.

The roof leaked every time it rained.

The back porch flooded with 3 inches of water right up to the back door each time it rained. I called to report this a couple of dozen times over the first 6 months.

The lease was to include lawn service. The lawn was mowed 4 times in one year. FOUR. In Florida, the lawn needs to be mowed at least once a week. I looked like the scumbag neighbor because the grass would be 2 feet high for weeks a time. I called and complained about this every week except during the winter.

Though required by Orange County Building Codes, the laundry room only had cold water hook ups. The drain water from the washing machine was being pumped straight into the ground causing the foundation of the house to be exposed.

The list goes on and on.

More to the point, Olde Towne was INEFFECTIVE and UNMOTIVATED to do any enforcing of the lease EXCEPT to collect my rent check each month.

Finally, after 8 months of Olde Towne ducking their responsibilities, I contacted Orange County Code Enforcement. Unfortunately, I waited too long to do this. Code Enforcement gave him 90 days to clean up the property and make repairs. After those 90 days, if anything was left unrepaired, I was told I could withhold rent. So, of course, the owner jerri-rigged most of the problems, somewhat satisfying the inspector and leaving me with just under 30 days left in the lease.

I was so angry with Olde Towne. They made ME do the property management and were essentially nothing more than a banker for the dickish owner.

My lesson for you is - NEVER LEASE A PROPERTY FROM OLDE TOWNE. If you must, DO NOT WAIT TO FILE A GRIEVANCE WITH CODE ENFORCEMENT. The sooner you file your grievance, the sooner you can withhold rent until the property is up to code.

Do not try to be friendly or understanding with Olde Towne. Your patience will go unrewarded and will leave you angry and bitter.

if you're looking for a terrible real estate office where the agents only want to represent themselves, that screw you every chance they get

lets just say, if you do business with them in any fashion, and its not your choice (like they're the listing broker)

you should 1) walk.. find another listing..

2) bring a lawyer.. nail them to the wall.. don't fall for their delaying tactics.. (they do this thing, where they act incompetent and move really slow so that you'll be frazzled and sign anything just to get it over with)
