RUN AWAY FROM THIS GUY!!!! John Max is the most deceptive and dishonest business owner I have ever met, and it's no wonder his business is failing. I rent a property from him, and I cannot believe this guy is even in business. Don't sign his contracts; they are very deceptive, and basically try to put all landlord responsibilities on the tenant. Example; your heater breaks, he'll stick you with the $5000 bill. Your sewer lines back up because of previous tenants, he'll say it's your fault and charge you the bill. The roof collapses, and according to his contract, the bill is all yours. Also, any repairs will take weeks if not months; he doesn't do business with real companies, he contracts with his friends who do very shoddy work, if they even show up at all. There was a leak in my roof, and it took three months for me to get half my house back, yet I still had to pay full rent. His painter worked as a janitor at the MTC, and would only work about an hour a day, and did terrible work. His contracts are in violation of everything the Fair Trade Practices Act and the utah Renters handbook says; if you don't pay your rent, it says he can take your property, and you better believe he will. All the while, he goes to the temple twice a week, will lecture you any chance he gets on the wonders of "the gospel of Jesus Christ" and has no problem dropping f bombs and screwing people over. Don't get fooled into thinking he's a nice guy and it won't happen to you; I've lived here almost a year and he's acted like he thinks he's my grandpa half the time, but anytime there is a bill, even routine maintenance THAT I DON"T REQUEST, he tries to stick me with the bill. His properties are all up for sale too, though he won't mention this when you sign the contract, so expect him and people who are looking for houses to randomly show up on you without any prior notice. All in all, I've never had a worst landlord in my life. He sets his contracts up so that no matter what happens, he doesn't have to pay for anything and he has no concern for his tenants. Make sure you get EVERYTHING in writing; he'll say one thing to your face one week, and then a few weeks later deny ever saying it, and then he'll try to use his deceptive contract to back him up, and not care at all, or even listen to anyone who disagrees with him. He knows he'll lose in court though, so most of the time he won't go, so don't be bullied by him, KNOW YOUR RIGHTS! But the best advice, don't sign his contract the way he gives it to you, because he will come back later and try to get you to upgrade the house for him on your dollar. I've never done any other kinds of business with him, but based on past experiences, I would strongly recommend not doing business with John Max! He is very dishonest and desperate to save his business, regardless of who he hurts.
