Although you might get a good move in deal, please don't move here. I have lived here with my family for almost a year and at first I was so excited. The units are absolutely gorgeous. However, we quickly realized that the people living in the apartments weren't the best tenants. The 2nd day we lived here we were walking to the mailbox and overheard a tenant near the tot-lot (of all places) yelling that he was "not going back to jail", we immediately regretted our decision to move here.

The main issue for us, is hearing our neighbors constantly. The people behind us are constantly slamming their cupboards, even throughout the night. The people next door are constantly slamming their door and walking so loudly up their stairs you feel like they are in your home. Clearly the walls are thin. We are constantly hearing people slam their doors.

If you are walking to your car, you have to be very careful, people are constantly speeding throughout the property and don't slow down even if they see you walking. People are also inconsiderate and will hit your car with their doors, leaving dings and scratches. We even had the air caps stolen off our tires.

The houses behind the apartments (over the wall) are pretty terrible as well, I've heard couples screaming at each other. There's also a few of the houses where they allow their dogs to urinate on the cement and don't hose it down, in the summertime it smells so horrendous, it makes you want to vomit. (no exaggeration)

People are allowed to smoke on their balconies, which I guess is fine for smokers.. but if you live next to/above/below the smoke will seep into your apartment.

Although petty (maybe staff will consider fixing), there is almost always someone parked in the "mail only" parking (not getting mail).. which is completely inconsiderate. I've also seen people who are clearly not handicapped parking in the handicap parking.

The upside is that you are very close to everything, but I would suggest something more towards green valley pkwy/stephanie. These apartments are far too close to Boulder HWY, you can visit the gas station on the corner to see what kind of people are around and living at Firenze.

I feel like these other 5 star reviews have been written by staff, I really couldn't see anyone being that happy here, unless they are the actual problem. It might seem great at first, but after you've been here for a little bit, it's pretty awful.

Unfortunately most of the reviews I've read, even from 2009, the problems still exist. When I read these reviews before I moved in, I thought maybe it was just bitter tenants that wanted to talk poorly about Firenze. I'm sad to say that all of the reviews were true. It's sad because these are the better looking apartments (on the inside) around the valley.

The staff however, I have never had problems with.. they have always been nice and courteous. It's just the tenants they allow to rent here.

I currently live at Firenze, and have never in my 17 years of renting apartments had such difficulties getting management or the cooperation to deal with maintenance issues. Maintenance is so inadequate that they "fix" every maintenance issue you have 3 times before it gets done properly. Not to mention you have to fight and get ugly with them in order to get the issue resolved correctly! Their favorite saying here at Firenze is "that's the best we can do," and half *butted* is NOT good enough when I pay $1,029 in rent every month! I recently wrote a 6 page email to the district manager of Firenze regarding their worthless maintenance and management team and needless to say, I will be making complaints to the Department of Fair Housing and Equal Opportunity as well as the Health Department. I have lived here almost 3 months, and the bottoms of the pools/spas have NEVER been cleaned! Rules of the community are not enforced, but you have to sign the "rules" upon move in and if management/maintenance does not like you, they will enforce the rules on you. Oh and they are TRYING to charge us an additional deposit AFTER they allowed us to move in, sign our lease and occupy the apartment for a day! Thankfully, as a renter, I know my rights! I would not recommend this place to my future mother-in-law and she is NOT invited to my wedding! Oh and did I almost forget to mention... cockroach infestation....and the smell that comes off the dumpsters... I'll let you use your imagination!

These apartments are TERRBILE!!!!! The pool is open 24 hours and is noisy from 10 pm to 4 am every night. No consideration for those who who may be sleeping. Don't bother complaining - management won't do anything - Even when the gate to the pool is broken off the hinges to let those who don't live here in, girls are running around without their tops, people are having "relations" in the hot tubs and during the day the pool is filthy and the area smells like weed. We have had management spray for ROACHES 3 times and still see them on a daily basis. THIS PLACE IS NOT CHILDREN FRIENDLY - cars speed through the complex, gangs loiter at the playground trying t odecide who is going to "jump" who. GO SOMEWHERE ELSE!!!!

Pros: NOTHING

Cons: NOISY, DIRTY, NOT CHILDREN FRIENDLY, UNSAFE

.

1. Parking Issue
Several nights a week, several vehicles are parked under the canopy
without parking permits.

Posting tow away signs is not enough. These rules need to be
enforced. Tenants sign a lease stating their vehicle will be able to
park under a canopy, most would think the parking would be within a
decent distance from their unit. There are several senior citizens
that I have seen walking too far to reach their units.
2. Trash Issue
Trash cans around the complex are overflowing, lids not on cans.
Animal waste is not being picked up by pet owners. Several dogs not
leashed running around and are well over the 25 pound limit. The
dumpsters several times a week have large furniture sticking out of
them, trash all around dumpsters.
3. Noise
Several tenants have no consideration for others in the area of
building. Loud music coming from apartments, loud music coming
from cars in parking lots. People constantly honking horns, alarms
going off on vehicles. Teenagers at all hours of night, hanging out
around tot-lot, loud voices with vulgar language.
4. Security
Lack of security. People entering behind those with gate openers.
Soliciting is unbelievable, restaurant menus, political material,
religious material being left on the apartment doors. Fear of walking
out of apartment to parking lot at night, due to lighting issues.
Having security after hours would eliminate several of these issues,
including the graffati that was recently removed from the tot-lot
slide.
5. There is a homeless person living in this complex. She walks
around with her shopping cart and several times has approached tenants
asking for money, cigarettes etc.

From the amount of money being charged and the condition of this
complex, issues need to be resolved immediately.
Numerous calls have been made regarding these issues and they have
fallen on deaf ears, but let your rent be one day late and the
management company moves faster than lightning.

This apartment complex is severe high risk if you have a family and more importantly want your kids to be safe. We moved into this complex and had to exit early due to excessive speeds contantly being driven in this community. Our kids were nearly hit several times by car drvien at high excessive speeds, we mean 40 to 50 MPH. In fact, it is take your life into your own hands living here. safett concerns. No speed restrictions imposed, no speed bumps, . it is akin to NASCAR track. Live here, risk be maimed or killed!

I lived in Firenze about 2 years ago and I loved it. Mostly because they were new, clean and pretty. I didnt have many run-ins with management so I can't complain about that, and because I was in the military and got orders, they didnt apply the 60 day notice thing to me. So I guess I was lucky. There were a few things that bothered me, like...the maintenance people were not very timely. Ane there seemed to be a big bug problem and I don't like bugs. Not like roaches or spiders but some kind of big bug that... oh I don't know what it was. In the morning I would always see 2 or 3 trying to make there way up my stairs to invade my house...I COMPLAINED ABOUT THAT A LOT! But they said it was because of the freshly dug up earth (my apt had just been built). But contrary to that they were really nice apartments and they sprayed for those bugs every Monday morning, so they probably aren't so bad anymore.

I have to agree with the previous review. My husband and I bought a house, and when we put in our standard 30 day notice, we were told it was unsufficient because you have to turn in a 60 day notice. I have never heard of a 60 day notice before, and I even managed apartments. They did not tell us about the notice when we signed our lease, which is something that is standard to reiforce upon lease signing.

Tenants are also noisy, the pool is open and in swinging business at all hours of the night, and day, and management doesn't really seem to care about this.

The apartments are nice, as far as apartments go, but the management and lack of control would keep me from renting here again.

First of all, let me state that after reading all of the other reviews on here, that I totally agree with what everybody is saying...1st and foremost, the service is ridiculous and heartless...If you sign even a month to month lease, you still have to give them a 60 day notice to move out...How is that possible??? I've had other friends who lived in Firenze get taken to collections and their credit report dinged for $2,500 dollars for absolutely no reason whatsoever...Firenze won't respond to their emails and phone calls about the matter...The only reason my friends even found out about that a year later by the way was because they were trying to get a new car and they couldn't get approved because of that. Their leasing agents and management is always changing every couple of months...I lived in Firenze for over 2 years in 2 different apartments there and I couldn't tell you how many different agents and managers were there.

After finally having enough of their crap, I started looking around for other places to live in the valley and a really good tool is through Craigslist believe it or not. Some places are owned independently so maybe you could even negotiate price and term of lease like I did with my new place. This apartment complex is owned by a corporation and just come at you with an iron fist with no feelings whatsoever.

The maintenance workers are quick to put police like parking violations on your car.

The price is unbelievably high for the market right now...The area is good and easy off the 95, but security is an issue because this complex always has problems with the front gates. For months, the gates were wide open to the public leaving no sense of security at all for the hundreds of tenants.

The pool area is constantly being used at all hours of the night and there's no monitoring to keep the noise down so people can sleep. I live in an upstairs pool view apartment in the front pool, but the noise is unbearable at all hours of the night at least 3 days a week...Not to sound disgusting, but there also are all kinds of people that are in the jacuzzi late at night having sex...This happens all the time too...If you like that kind of stuff, that's great and I'm not going to judge, but that makes me disgusted and not ever want to use my own pool facilities.

Honestly, I could go on and on with more complaints, but I know I've already written a novel...I don't mean to sound hateful, but seriously there are a TON of better options and I will never ever recommend this entire Ovation Property corporation and specifically Firenze apartments to anybody looking for a new place to live...EVER!!!

If you have any questions about this property, please email me and I'll tell you the truth about Firenze.

I hope this helps!!!

My husband and I have lived in these apartments for a year now, and we absolutely love them! The apartments themselves are enough to love, but then the management team goes above and beyond! Maintenance is there when you call; the monthly get togethers are fun; the pool area is always clean and feels like a little retreat! These were well-made apartments and unlike any I've seen before! We are VERY happy that we signed a 2-year lease!
