When I contacted Shelly she advised me that she would be sending an appraiser to look at my house as part of receiving the loan paperwork. She, at NO time discussed the finance of what the cost would be for this appraiser although she did discuss that it woud be up to the potential borrower to pay for this expense. When this appraiser showed up at my residence here in Missouri, he did not identify himself clearly nor did he even leave me a business card for me to contact him and put this in my files. Then he reviewed my 3070 sq foot home for less than $40.00 a sq foot due to the sole fact that this economy down here is in a declining area. I advised Shelly of this that the market down here was lacking which is one reason I went to Leader One to begin with. After numerous conversations with Shelly after the appraisal, she again never at any time mentioned any cost for this appraisal. She at that kept telling me not to worry about it because it was not for sale. Now, I have received a $400.00 appraisal bill which is over 120% cost of an appraiser I could had gotten myself for $200.00. On the form I signed regarding this appaisal, it never indicated anywhere the cost.This is a scam and poor business ethics. This violates my rights as a potential customer. I'm so upset over this scam job that you are trying to implement upon my financial sitting, I have turned this over to the Better Business Bureau along with the fact that I will be contacting the Attorney General's Office on Monday, December 20th 2010. I am also turning your website over to the internet regultions for it can be investigated. The appraisal, I feel should had been priced at competetive figures with those appraisers in this area since you want to lower the value of my home because of this area, what gives you any rights to price at a higher economy rate, rather than the economy you appraised in? Pending evaluation from the Attorney Generals office, I may be turning this whole matter to my attorney for his review. I'm not only NOT going to recommend you to others but I will do my best to put you and others like you out of business
