These people are bad to rent from! They are very inconsiderate and only care about getting your money. The apartments are JUNK, and are pieced together. Too expensive for what you get and they don't fix anything. All they want is their money. It is just terrible that they take advantage of young kids trying to get through school living off school loans, or part - time jobs. If I'd have known what my kid was living in before they signed a lease, it would not have happened, but we were stuck there. And we are not rich, not used to nice things-but this apartment was YUCK! I came to help move out, and couldn't believe it. At check out, they took off everything they could, every littlest thing. The shower/tub was about to fall through the floor and had all kind of putty holding it together, the bedroom floor was uneven, the kitchen counter was some kind of metal tape or something and he(landlord) was worried about a few nail holes. Really? I know it has to have code violations, and I will report it. It's too bad the city allows these Slum Lords to stay in business. Don't get in a hurry, there has to be better places than this, even if you have to walk a few extra blocks. Don't rent any place from these people.

Watch out! Head guy (Lane?) will nickel and dime you on check out...then will charge you a "professional cleaning" fee if he deems it not "clean enough", but really just comes in with his wife and surface cleans...and not well, as we were expected to clean the house prior to moving in!

We painted the inside of the house, replaced old faucets and shower head, and let all of our mini blinds and light bulbs that we bought stay (house had no lights or mini-blinds when we moved in). Then he tried to say that the blinds weren't "clean enough" and tried to dock several hundred dollars...yet, they were just cleaned that day and they were ours anyway!!! I threatened small claims court as I had many pics of before we moved in and after we moved out. His tune soon changed as he knew I was right and had evidence. I received my deposit after some snide comments about my wife only paying...why use two checks when we're married and the $ is from the same account?!?!?....just take photos! He will blame previous damage to the house on you if you don't.

Needless to say...this place is a ripoff. They take advantage of students and young couples...hell, they even said to my face that they thought we were going to be crap tenants when they first saw us (profiling?), but that we ended up "being the best tenants". Well sir....you were, and have continued to be, the worst (have rented from several other places since and prior).

PS - they ran into our AC unit when replacing the fence they destroyed months prior in doing sewage work for the next door house...did they replace it as it was only running moderately cool air? No.

People who rate it well are people who WORK FOR HIM. His lease violates at least 8 codes in the City of Manhattan. Windows cracked,place is FILTHY and you are expected to clean it PRIOR to living there. Does NOT do a walk through with you at all. No certified plumbers or electricians are used so the work is awful and not to code. They will change things to code to pass it then remove the work when the CITY is not looking. Rotting wood. My mail has been stolen many times, accounts for electricity and gas have appeared for houses OWNED BY THE OWNERS and credit card charges. First off, If you are looking for a fair renter in Manhattan, your probably SOL. The relationship between tenants and landlords has been ruined by both sides. Now Landlords are becoming slumlords, and many hurt tenants do anything they can to anger their landlords.

My friends and I rented a house with a total of 3 tethered leases. We signed this contract under the stipulation that we would clean the house if Roger, the Landlord working under Lane, would make certain repairs to the property that the previous tenants had done. Before moving in, we took over 200 pictures of previous damages (this house was not in the best condition, but it was fine for college students and the price was right).

We held our end of the bargain as tenants. We made every payment early, followed all of the rules of the over ten page contract that Lane provided, cleaned the entire house as we agreed upon, and repainted all of the walls.

Lets just say this, if Lane is not your direct Landlord, don't bother. Roger never made a single one of the repairs. And these were not cosmetic, they included a broken fridge and a broken staircase. We ended up repairing them ourselves in order to make the house livable.

Now that we have moved out. LEM is telling us that we are only recieving 170 dollars of a 2500 dollar deposit. We have not accepted it and are currently trying to get to the bottom of where all of our money has gone.

Lane is mostly a fair manager, but the staff under him is just awful.

I have had such a great experience with LEM rentals I'm now in my second rental.

Prior to renting from Lane I partook in the check-out process from the first property. There was hostility but it wasn't from the landlord. The tenant was

Lane would get stuff done, just from time to time you might have to call him to remind of about something needing work on the minor things (the water sprayer on our kitchen sing was missing a trigger). The major things (our hot water heater went out) was taken care of same day. As far as the deposit, you get out of it what you put into it. If you detail clean the unit, you will get more of your deposit back then if you don't really try. There are better landlords out there...but there are defiantly worse ones too. And to add onto the other review...I never once had any problems with insects or rodents.

They were always available and timely, like a landlord should be. They took care of things that we could/should have done ourselves. There is an emergency line you can call at any hour if you need immediate help at any hour. They sprayed for bugs diligently twice a year (unlike other landlords in Manhattan) and though we had a basement apt., I never saw a bug in there. They gave us a discount on our subleasing fee one summer AND gave us the full remainder of the deposit... this shows that if you respect their rules and pay your rent on time, they will take note of that. They went out of their way and gave us things we proposed we needed in the apartment. Lane was our main contact and he was always really friendly, reasonable, organized, and respectful.

These guys are not good landlords. They will keep your security deposit,did it to us and to tenants before us as well. They didn't fix thing and were really rude and childish. We really didn't like living there. At first they tried to be nice, and then turned into bad landlords who just want to profit.
