Campbell Court is terrific ?? I spent six years here and I really thrived. Unfortunately right before I moved out, management became really difficult to deal with and were not only disrespectful, they held onto my entire security deposit, and even went beyond this following threats of doing so. I was stunned by their lack of professionalism.

My trouble started when I gave notice that I was going to move out. I had to deal with Tim Gray, building's owner/senior manager and I don't think he is accustomed to interacting with the residents very much. He was extremely unprofessional to me. A part of me even thinks he assumed I was someone else at first and later had to continue his posturing even after he knew different. A small rescheduling request escalated into his colossal name calling, macho threats and eventually charging me $497.00 for re-cleaning my unit (after I had already done so).

PROS: great location, old historic building, lots of amenities close by, great neighbors, management is pretty quick at fixing things (within two months)

CONS: rent is high, security is lax, management doesn't like to return any of your security deposit to you when you move out., very loud Harley-Davidson motorcycle congregate at Starbucks across NW 23rd, neighbors constantly smoke on balconies and on the front steps, marijuana is preferred by some residents, washers/dryers are not necessarily maintained very well, exterior door keys only open front door (and basement) but not the door on the backside of the building (where the overpriced parking spots are located)

This is a good looking historic building, but the management company run by Tim Gray can be extremely difficult to deal with.

They are self-serving and extremely legalistic. When the on-site manger, Kate King, posts a 24-hour notice to enter a unit (as required by law) she may blatantly disregard all tenant attempts to request her to come at a different time of day no matter what the tenant's sleep cycle is.

Owner, Manager Tim Gray is also a disrespectful bully that seems to prioritize income above all other concerns. He battered me with broad, misguided, overgeneralized allegations that he later rescinded because they were not true. He could be considered extremely unprofessional and called me names like "a pain in the a__" and later when I was moving out after six years, he refused to give me back any of my security deposit because I didn't fix the holes in the walls - something his own checkout literature explicitly requested be left alone. I experienced absolutely ridiculous treatment.

My recommendation is to skip this place. You can find studio apartments in NW Portland that are both less expensive and better managed.
