I was an unemployed, high risk, first time home owner with an ARM, first and second mortgage, interest only, zero down, no escrow with 5 PPP loans, bordering a flood zone. The perfect high risk target for Wilshire. Wilshire bought my loans 2 months after I got them from Wilmington.

Wilshire wrongfully reported my loan balances to the credit burro in order to negatively bleed my credit. Clearly Slander

On my secondary loan, I was paying into principle / equity but my credit report showed I owed more then I barrowed for both interest only loans. In 2 years when the ARM loans adjusted and I would not have been able to refinance out of the ARMs because of low credit score caused by Wilshire's Slander.

Wilshire forced flood insurance in an area that is not considered a flood zone, but does border one. This was the dispute that prompted me to refinance. There is more to this but I want this to be a summary of what happened to me and my family.

Wilshire never sent me a MIP Refund, isn't that Theft?

Collection Agency Tactics

The Software used to manage / service Home Loans was Collection Agency Software used to manage people with bad dept already.

Because they (Wilshire) call themselves a service company they don't have to treat us like we (The Homeowners) were still customers of a home lending institution.

My first payment to Wilshire was late due to one of the accounts not being set up correctly. Once it was I made the full payment for both loans at the same time.

Wilshire then charged late fees, I contacted them and they agreed to reverse the late charges. Not over.

They only reversed late fees on one of the loans not both so I had to all again. Then that got fixed and the late fees popped back up on the next months bill and on and on......

Dozens of calls later over several months it was fixed and the late charges were removed for good.

I can say during all the calls to try to get this fixed I got, the 1 hour hold, shifted from one person to another and another and then dropped, received then disconnected and probably a few others I have forgot now.

Wilshire is a predatory lender that is hurting the American people and should be stopped.

I have been attempting to work out a short sale with them for 6 months. All they seem to do is "work" the file for 30 minutes and then ignore it. They lose their clients' documents and ask for the same information several times. When you provide everything they need, they then will not fax or provide any confirmation. They just keep the property in limbo, in and out of foreclosure, that is costing everyone money while the home sits vacant and does no one any good. If we ran our businesses like this, we would all be bankrupt. When you finally get a smart, capable employee that can move the file, you lose them and no one will answer the phone or return calls. I have faxed them to have them call me. The possible buyer is about to give up because the market for price has gone down and the credit is harder to get, which means it is just tnot as good an investment in these properties as it used to be. Why does not Wilshire realize this--it is best to sell and respond quickly to good offers and get everyone off the hook and keep these homes occupied!!

I think the house will end up in foreclosure because Wilshire will not accept anything other than a HUD1 statement and the relocation company that relocated me does not and has not ever had to supply a HUD1 statement but DOES supply the same information on a settlement statement, you guessed it, Wilshire will not accept it a settlement statement in lieu of a HUD1. HOW RIDICULOUS is that?!?! They are willing to let the house go into foreclosure because of a HUD1 statement. Go figure!!! I like the first comment hate Wilshire. Dont expect to talk to the same person twice, you wont!!! Every other representative you talk to, you can't understand, don't know english well. VERY POOR COMMUNICATION... Steer away at all costs!!!!!

I did a refiance in 2005 and sadly enought my loan was sold to Wilshire which has been nothing but a horrible experience. Customer service is rude and unhelpful,
and frankly don't care about what is going on with your loan. Wilshire imposes fess that are simple unfair and unreasonable. When I recently tried to refinace to
get out of Wilshire I was lucky to refi the first mortgage and sill have the second mortgage (took out 30,000 for grad school). Would you believe that the rate has gone to 11.00 with Wilshire and I still owe 30,000 after paying for 3 years! I hate Wilshire. If you ever have the opportunity to avoid this company, please do so at any cost.

This company is so bad they lose everything you send them or at least they tell you they havent received this things weve been trying for several months to get our house payment lowered and told me an amount that had to be paid by the 30th so i call on the 28th and they tell me they cant accept my payment so know i am sending them a complaint letter with payment they will accept it thru the mail thats how i've been sending payments if you send them a personal check it takes them 2 weeks or more to credit it however if you send a cashiers check they do it within 4 days mailed in THEY TOTALLY are the worst ever and doesn't even start with their customer service reps alot of them have accents so strong you cant understand them which makes me wonder if they understand my english plus many are RUDE i will probably be contacting HUD or a LAWYER to straighten this up INGRMICH

I have been trying to work with them for six months and have been repeatedly told that they have not received items sent, for which I have proof they have received them. it appears that those that do reviews for wilshire credit do not know what wilshire really does, they are NOT a mortgage company and do not finance or refinance loans, they service the loans that are already set up with terms and conditons that customers have agreed to before wilshire has ever had their loan to service. Wilshire is restricted in that since they are not financers they cannot change the terms and conditions of the mortgage and they do not even attempt to start foreclosure proceeding until the loan is over 90 days past due.IF YOU HAD A CAR LOAN YOU DID NOT PAY YOUR CAR WOULD BE REPOSSESSED. Wilshire does not like to foreclose on loans as they do not sell or buy homes.

I was trying to help a family stay in their home that was going to to to Trustee sale on Monday June 4, 2007. The representative name was Donna Rolf, her last name says to ALL. The employees that I spoke to at WiIshire, are ALL CRANKY and really do not want to help you. I have worked with several servicing companies in the past, but this is #1 in ATTIUDE. These people that I was trying to help, had been living in their home since 3/2005, never were behind on payments, then in 2007 he lost his job and could not make his house payments. They tried to work things out with Wilshire Credit but they wanted $8,000 and proof of income and taxes and bank records. These people do not have bank statements got an extension on taxes, because he knew he would have to pay and didn't have the money. His priority was saving his home and here it is Friday June 1, 2007 and the rep. Rolf will not help. Like she said "this conversation is over". I said to her many people are saving their homes and making their payments and her reply was "many are not" how can she judge who can and can not? She just does not want to help. This company hires only cranky people and uneducated "JOB DESCRIPTION" you must be rude to work at WILSHIRE CREDIT> I think we should all get together and get this company out of the map!!!!!!!! I have been on hold 18 mins wanting to speak to a supervisor to complain. I don't think it will do any good but I'm going to try. I think we should have a saying who gets our mortgage payments.

I continually had to call them to correct them for mistakes. Anyone I ever spoke with at Wilshire never took care of correcting the problem. I quickly refinanced my home through another company who has turned out to be very good to deal with. I am so thankful that I got my mortgage away from Wilshire. They apparently are some kind of a collection company that also handles mortgages. Their employees do not know when to deal with good people. Anytime I spoke with them also, they treated me like I was stupid and didn't know anything about my own mortgage! When is this place going to get in trouble and close their doors. I now have a client trying to get a mortgage through a mortgage broker who told him "I could probably get you a loan through Wilshire, but they are pretty bad to work with'. After 15+ years as a real estate agent I never thought I would tell someone to rent as opposed to buying a home. However, I have now found a lender more horrible to work with than Countrywide! Their customer service is terrible. I have been trying to get answers from them since Dec. 9th and it is Jan. 19th. I now have a client trying to get a mortgage through a mortgage broker who told him "I could probably get you a loan through Wilshire, but they are pretty bad to work with'. All I could say way 'Amen'.

Pros: None I can find so far other than talking a good story to 'hook' a client.

Cons: Poor customer service, rude, condescending, insulting agents.

This the worst mortgage company in the US let alone Portland. Trying to get anything acomplished with them is impossible. I would rather go to the dentist and have my teeth pulled. Never seen such company wide disreguard for customers and customer service in my life.
