The only contact we've had with them over the last 6 years is letters telling us we left our garbage cans on the driveway. The latest letter was a notice of a fine of $25 for posting garage sale signs in the community.

This company does not care about their customers. They make that clear by outright lack of customer service. This is by far the worst company I have ever had to deal with. I simply can not believe I pay this company money. My HOA's

What a terrible company! They do not return phone calls, emails or written letters. They do not follow through with issues on CC&R violations. They allow some violations, even when notified, to continue for years and then someone else will get a violation notice within days of the occurance. This leaves themselves and the HOA that hired them open for a discrimination lawsuit. Unfortunately our HOA is not willing to hire a different company because NWCM is so cheap.

Citysearch doesn't give me enough space to ellaborate how horrible it was for our HOA to do business with this company. We have since left this company, but I would recommend anyone interested in doing business with NWCM- do a b b b search. The last time I checked they had 33 complaints. For 33 people to take the time to write a letter to the B B B. They are definently doing something wrong. There are lots of better property management companies out there.

Hello Neighbors in Happy Valley!

Did you get your NWCM paperwork in the mail yet? Sugar-coated cover letter about what a wondeful experience it is for NWCM to manage Happy Valley Home Owners, with the second page detailing how we're now subject to fines, fees and assessments by the "Board" for "Infractions"??? (wow)~

What do you suppose they will do with all of the fine monies they collect for our "infractions"?

Wonder what would happen if you were assessed fines for an infraction and went before the "Board" for mercy. Think they might consider your case? NOT! Get ready to get screwed!

When you bought a home in Happy Valley, would you have not purchased it because of the bylaws attached to your purchase agreement? Most would answer "NO" to this question up front. In hind sight, after seeing first hand the micromanagement tactics and letter writing for a dandelion in my grass or a broken limb on a street tree, I would not purchase a Happy Valley home again for this reason.

Something is wrong with this situation. Who walks around (or spends their time driving around), looking at our homes and writies down infractions to the CC&R's. Doesn't that make you feel a little strange knowing you are being watched? And if you're not home, who is sticking their nose where is doesn't belong? Weird.

When I first moved to Happy Valley, it was cool. Over the years, especially in the past year, the HOA and "Board" have become annoying and pretty much a pain in the hiney. Overstepping boundaries. Micromanaging like morons. I keep all the letters that border on harrassment...

Think I'm done watching this craziness. Time to step in and see if something can be done to change things around back to sanity and make Happy Valley a happy place to live. Not to be watched and "Managed"

Seems like it's still the fault of Northwest Community Management. Either they didn't contact the appropriate people so they could get back to the member or they did contact the appropriate people and then chose not to report back to the member. It's not about understanding HOA's ... it's about the HOA's bad business practices. Why would the board choose to have a management company that is nonreponsive to members for any reason.

The last poster clearly doesn't understand what an HOA managment company does. The board of directors (your neighbors) make the rules. The HOA management company only enforces them. That is what the company is paid to do. These rules were given to you when you bought your house, in the CC&R's. If you had taken the time to read them, you would have understood the rules. NWCM does not chose when to enforce the rules, the board does. The board directs things. If you have a problem with the rules, talk to your board, don't blame the company that is paid to enforce them.

If you have a brown patch in your grass, or a dead branch on you tree they send letters threatening to assess fines. True story!

Any hope of neighbors watching out for neighbors has been cast by the wayside. NWCM, through their "Board of Directors" (YOUR NEIGHBORS!) systematically watch your property for the smallest infraction and then send out letter after letter of threats, quotes from bylaws and legalistic mumbo-jumbo...letters that take time to write and mail out that YOU get to pay for!

It's like being watched by Big Brother every day. Pathetic. These people don't have anything better to do than collect their dues and think of ways to harrass hard working, every day people trying to make a living and keep their houses looking good.

Have a boat in your driveway? Get a letter. Basketball hoop for the kids? Get a letter. Car in the street? Yep. Letter. Letter Letter, fines, fees threats.

Great way to live. NOT!

Take my advice and run from anything to do with NWCM...

If you are thinking of buying a home that uses NW Community managment, buy somewhere else. These people are IMPOSSIBLE to get in touch with, they do NOT call back, they do NOT make themselves available to phone calls, and they take weeks and weeks to make basic decisions. We tried to repaint our home, sent the necessary paperwork in, it sat on a desk with the person in charge of this for 3 months (meanwhile we're calling every 3 days) and nothing. I finally painted my house anyway and nobody was the wiser.
