Best to avoid Island Realty. We rented from them for one year and were assured that if we left the house in good condition we would receive the full security deposit. We found out from the neighbors--too late, alas--that every tenant in that house had been swindled out of their security deposit by Island Realty. They'll tell you what you need to do to get the security deposit back, but once you've moved out, they claim they have 30 days to do as many inspections as they want and find as many problems as they want. They won't give you a chance to respond or to fix anything. Eventually you'll get a tiny check with the remainder of the deposit--maybe 50 bucks, maybe 100 bucks--and they've spent the rest on various upgrades that weren't in the contrast. Of course they assume that it's not a large enough amount for people to hire a lawyer, and most people just drop it and walk away. Island Realty is a pro at this sort of scheme. If you do any business with these guys, remember to take pictures of everything, get everything in writing, and save any correspondence. They also have a habit of losing the check-in sheet so that they have no record of what wasn't working when you moved in. Beware!

We have been going on vacation with our friends for the past 12 years and have never had an experience like the one we had the week of August 12, 2007. When we arrived at the house we were to spend the next week , we were greeted with a pile of brush and tree limbs that had been placed next to the drive way. Upon entering the house we seen cobwebs hanging from the light fixtures and dead insects laying next to the base boards. There were live silver fish in the bathrooms next to the toilets and in the tubs and showers. Insects such as centipedes, spiders, ants, etct... crawling throught out the house. The counters were dirty, furniture dusty, floors filthy, and the carpet needed a good shampooing. Trash was even found under one bed. The pool had not been cleaned. Leaves were floating on top and laying on the bottom of pool, and pool area needed swept. This place needed a full blown cleaning from top to bottom and a visit from an exterminator.

After many attempts to let someone know of our situation, we ended up stopping back at the realtors office.
They did apologize and offered to send someone over to clean. We declined this offer, not feeling comfortable with strangers coming in with all of our things there. It took us (4 adults) four hours to clean.
We did ask that someone come by and take care of the pool, but that did not happen the entire week. The brush was finally taken away 4 days after we arrived. The realtors office never contacted us even though we left several messages.

The realtor did give us a 20% refund for our trouble. We would of rather of had a nice place to stay. We only get one vacation to the beach a year and this trip was soured by the conditions we had to live in.
We tried to make the best out of a bad situation and played "Who could get rid of the most insects", and kept a running score. I think my husband won. It took several days after we returned home before we received credit for our refund.

1. The carpets were filthy
2. The bedroom window was broken
3. The blinds were broken with slats hanging down
4. The dining room table had a broken leg and could not be used
5. the sliding glass door which provided the "ocean view" was so old it was fogged and you could barely see out of it
6. It stank of stale cigarette smoke
7. the air conditioning unit sat on the roof above the bedroom and the rubber bumpers that dampened the vibrations had failed and it was so noisy and the room VIBRATED! It was like trying to sleep in a 747 jet!
8. the mattress was Hotel 6 quality (at $200 a night). The pillows looked like they had urine stains on them.
I have had other bad experiences with Island Realty. The last time this happened I insisted on another unit. However, we were only staying a few nights and I bit the bullet. I shared my experience with a friend last week and was told about "vacation rentals by owners". These are rentals that are offered directly by owners.
This service allows you to view your unit and allows feedback from satisfied and unsatisfied customers. You also get a good look at the room and its views. And, it's about 30% cheaper.
