As a former tenant of AHP, I would not recommend them. It was obvious they didn't do anything to make the property move-in ready (and they had at least 2-3 weeks where the property was empty before we moved in). On their own pre-move in inspection, several areas were listed as "dirty" by their own inspector. They were supposed to do touch-up paint before we moved in (as stated in our agreement). What we found were dirty handprints on the walls, and areas that may have had touch up paint which was haphazardly rolled on only part of the wall in the wrong color. Other areas where touched up using glossy paint (instead of flat). We didn't make a big deal over these items so we wouldn't be viewed as problem tenants.

Within a few days, we had problems with two of the toilets not flushing properly. It happened to be on the weekend so we had to wait until the following Tuesday before they would send someone out. After they fixed the toilet, they sent us a bill for $50! They said toilet clogs are our responsibility (even though we had only been there two days when the problem started). Later we discovered that the real problem was the cleaning crew they used had flushed paper towels down the toilet (something they were aware of, but still charged us for).

After we fulfilled our one year lease, we wanted to go month to month for a little while because we weren't sure what our plans were. They refused to do anything less than another one year lease.

Overall, we felt that AHP had absolutely no respect for their tenants and would not rent from a property they managed again.

Business Response:

The owner of the property could not afford to do a full interior paint. I agree that the paint did not look good, but we can only do what is instructed by our client. The issue with the toilets was not intentional. The home owner instructed us to charge for the clogged drain. The charge was removed from her account once it was discovered that the cleaners had caused the problem. The charge was entered on 8/12/08 and removed 8/14/08. She received her full deposit back upon moving out. It is unfortunate the the owner of the property would not let them stay month to month after the lease expired. If it were our choice, we would have loved to keep them as tenants. It is our goal to meet all of our customer's needs, but since we work as an agent for the homeowner we are lmited by their instructions. If Marya C. would like to discuss this further, I am available most any day at my office and would welcome the opportunity to repair the damaged relationship. Sincerely, Bill Ausen, Broker, American Heritage Properties (sorry to make this so long)
