MY QUICK AND SHORT REVIEW:
We really like it at The Fairmont at Willow Creek - great location, close to stores and restaurants, clean and well maintained. The staff and management are really nice; Carrie, Lacey, Cherilyn are all very friendly and professional. My floor plan is well laid out and has lots of storage spaces. The quality is pretty good; I have crown molding, newer appliances, and brand new carpet. There are plenty of open parking spaces. It is pretty quiet here. It is well-lit and feels safe.

MY TOO MUCH DETAIL REVIEW:
When I came to check out these apartments I met Carrie and she gave me a tour, answered all of my questions and was super nice. It wasn't until the end that I found out she was actually the property manager, I was pleasantly surprised because the property managers I have met usually wanted to make sure that you knew they were THE manager and that you were taking up their precious time, but this was not the case with Carrie she was kind and very friendly, I also met Cherilyn and they both made me feel like our family would be welcome here.

When I was getting things set up for moving in I talked a lot with Lacey and she was sooo helpful, she gave me the phone numbers to everything I needed, got all our paperwork together quickly, and did it all with a smile. I have heard that management people are always nice to you only when you move in, but it is different here - Carrie, Lacey, Cherilyn are very professional and welcoming. I have observed them every time I come through the office and it's nice that they remember who I am, and I notice that they are on a first name basis with some of the residents, they are always happy to help whoever walks in the door, and they always offer my kids some cookies. :)

The floor plans here have good layouts which feel airy and open. The buildings and parking lot are well-lit at night and feels very safe. The quality of the apartment is pretty nice; I have crown molding, wood looking floors in the kitchen and bathrooms, brand new carpet, and newer looking appliances. In my floor plan there are actually a lot of storage areas and two walk-in closets and a pretty big storage closet out on the patio. I also like that the walls are a nice color, not stark white. Speaking of walls I actually haven't really heard my neighbors, I hear kids playing and screaming but its during the daytime and their windows just seemed to be open, and I think I've heard the garbage disposal run once so that's the extent of hearing my neighbors and I'm really quite happy about that. :)

It is a pretty quiet complex overall, I have not heard any obnoxiously loud cars or trucks, no loud music, no groups of rowdy kids or teenagers loitering, I have seen plenty of cute dogs but haven't heard any of them bark excessively. What I do see are some family oriented people bringing their kids to the pool, working people hauling their laptop briefcases home, some dog lovers walking their dogs around to the trails connected to the complex, people here have a friendly smile and keep to themselves.

There was one thing that needed to be fixed so I told Lacey in the office and in the same day within about an hour we received a call from the maintenance crew that they were on their way over. I wasn't there when maintenance arrived but my husband was and he said the maintenance person was polite, professional, and fast, he was nice and on task.

The parking situation, well it's an apartment parking lot so it's empty during the day and starts getting full after 5pm but there is plenty of open parking so I usually haven't had a problem finding a spot even after the midnight trips to Walmart. I pay extra for a garage which is relatively close to my place but it holds my junk whereas my actual reserved carport space is too far away but I'm on a waiting list to get one closer so fingers crossed.

I feel like we've made the right decision. Great location, best floor plan, best value, feels safe, is quiet, very clean, well maintained, great management and staff. One time I was in the office I even met someone from their corporate office I think her name was Janice anyway she was friendly and inquired as to if we were happy with everything here and I am pleased to say we are very happy here! :)

I lived here for 5 years. I will tell you, that yes there were drug dealers ( that were removed), and that there were people sneaking over the fences, etc. No one got shot, it was a homeless man across the bridge. I cannot give it 5 stars, because they do have some crazy thing with the water and the apt that I moved into from my first one was not clean. They did try to keep some of my deposit, BUT I received a supplemental check for the extra.
I will tell you that doing a walk through as in any complex, make a copy, and clean everything and paint , etc. You will get all of the deposit back. Carpet life is 6 years, so you could get a charge and if it is stained from your use. That is normal.
They do raise rent, but they are compatible to current market. I moved back to la where you pay 1100 in the worst area, so do not complain.
Folsom is nice and there are many correctional, fire, PD, etc officers who reside there as well as Intel engineeers and DR's doing residency.

I guess I was prob one of their favorites, I got a parking spot and they came and fixed everything as soon as I called and were very nice and accomodating.

Pay your rent on time and follow the rules. Do not party loudly after 10:00 and things will be fine.

Overall, this is the nicest apartment complex and pool area for the money. It is as good as it gets for that area. There are always going to be people breaking the rules and making things hard for others. That is why you should make complaints to ensure a safe environment. Some people do not pick up after the pets, but that is a fine and again, report this.. It is you who will make or break the way that you want to live.

They also guarantee 24 hour maintenance repair or you get a discount on your rent. They never honored that even though they have it in the lease and posted in the office.
When I lived there 3 years ago they had a stabbing and a shooting in the pool area. The people injured didn't even live there. They were trespassing in the pool area after hours. They have had homeless people sleeping in the parking lots and bathing in the pool. I even had a resident's dog attack me of course the dog wasn't on its leash and it was a pitbull. Nobody ever picked up after their dogs.

I wouldn't suggest this complex to anyone. I guess we should expect that you're going to get screwed on your deposit, but when the manager lies to you when you attempt to discuss the return of that deposit another issue is at hand. Expect that this complex and the company that runs it (CWS based in Texas) are going to nickel and dime you.

They actually have the audacity to charge you $4 per month just to get your bill which is required to know what to pay each month because your water and sewage bill are based (supposed) on your actual usage. They also hype being able to pay your rent bill online, only to attempt to charge you an additional $12 for the convenience of doing so. Really? I would think that would be more convenient for them than me considering it helps them get paid much more quickly, yet you want to charge me $12 extra?

Also, per the manager, they don't send a cleaning crew through to clean the apartment if the previous tenant cleans the apartment "well enough." When I asked for what "well enough" meant she could give me no objective answer as to what that statement means. I was also charged for carpet cleaning when I personally steam cleaned the carpets myself prior to vacating. Their response was that they were still dirty, and that small steamers don't do as good of a job a professional cleaners. Again, they don't hire professionals to clean though if you some how clean it "well enough." Frankly, this was just an attempt to have a tenant pay for the cleaning of the apartment. When they tell you that your deposit is 100% refundable they actually mean, "It's 100% refundable after we take out for the professional cleaning we need to do from that deposit."

They also lied to my neighbors about parking spots when they became open in order to reserve them for new residents rather than give a more favorable spot to a current resident. Further they do not respond to complaints of noise or cleanliness (neighbors leaving trash bags by their doors or dog waste) in any timely or effective manner to dissuade the behavior other than to make comments in the monthly newsletter they post at your door.

I should not be surprised that I got what I paid for considering that they are about $300 less than most complexes in the area.

My suggestion? Pick another complex. Do not deal with CWS. I also dealt with them previously in another state and had numerous issues with them. I should have learned the first time.
