This is in response to ILoveIndy2's review. I am sorry that they felt the need to review Silverthorne in this manner. And I think it is equally as unfortunate that they received very bad advice from their Realtor to back out of their purchase agreement. I wish this couple had not been poorly adivsed, as they would now be living in a well built, semi custom home and enjoying a great neighborhood. The homes in that community do have set back requirements, and normally, the homes (55' wide) are centered on the lot (which are 100' wide) as much as possible. In this case, the city of Carmel dictated that the builder needed to move the home closer to the south property line 10 feet. This indeed put the home approximately 6' from the neighboring lot line. However, what this former client failed to mention is that these two homes themselves sit approximately 40-50 feet apart from one another at their CLOSEST point and about 60 plus feet apart at the farthest. When looking at resale, a home buyer wants privacy and distance from the neighbors - not lot line. It is not uncommon for driveways to sit even a foot off a property line, and that too is no way a resale issue if the homes are a good distance apart. The buyers felt this was going to be a resale problem because their current home they were trying to sell sat 10' from their neighbors' home...but 40 to 60 feet distance is no cause for concern. And to prove that, the home was resold in a matter of weeks to a new buyer before construction was complete. Resale was certainly no issue.
As far as the door being off center from the window above it? It was exactly one half of an inch. Did the builder tell the buyer "too bad?" No. They ripped the door out, rebricked, reframed, redrywalled, and moved that door exactly 1/2". Customer service is important to this builder who does most of its business from referrals and Realtors. It it unfortunate though, that the advice they recieved was not sound advice at all.

We visited thier model home. It was beautiful. In fact we loved it so much we went home ,looked at our paperwork and said "This is it! We've found our dream home and our dream builders!" I am amazed that after everything that has happened that I still remember that night.

We spent 5 years looking for our dream home and we did not want to make the mistake of rushing into this. We reviewed our list of "must haves" and "wants". We revisited every home builder and compared them to Silverthorne. We told them our "must haves" and went through the list. We specifically asked about the side yard setback. Our house right now is on top of our neighbors and everyone comments on it and it has been hard to sell. The sales associates looked up the minimum set back and showed us a peice of paper (on Sivlerthorne letterhead) with the min. on it. She even told us to check out Carmel's code and that it is 10 ft as well. They have to build all the houses to Carmel code we were told. They did not tell us the subdivision falls under special rules.

Needless to say problems arose. The house next door is less than 5 feet away and with the basement window well, only inches away. Our future neighbors cannot mow their lawn without tresspassing on our property. We told the sales associates and construction manager and were told we were wrong. Weeks later they admitted we were correct. They had other options that would have been preferable but chose not to exercise them. The company's response? It will not affect you or your property and you have not been wronged. Our realtor's response and the response of 4 other realtors "Get out of the house". After that incident they put the same brick on the two houses, our front door and window were off centered and a host of other problems occurred.

We now either have to pay them 10k in addition to the 10k we paid already to get out or we have to buy a house we hate. I regret the day we stopped by their model home.
