the pool: never closed for even one day in fact it was opened until the very end. so that was made up.
the traffic: its Nashville!!!
some of the words that were used in that review, boy!!! what ever happened to proper English? I mean really?? make your own decision about Hickory Point @ Brentwood and don't let a negative review from a delinquent resident keep you from living in a beautiful and peaceful community.

We just signed a 2nd lease at HP, awesome place to live with professional management & maintenance staff. How the place was years ago, I don't know....but today the place looks great & I invite anyone to visit their website, their office, and see how many of my neighbors agree with me. Vacancy is extremely low, with many long tenants living here since they built the dozen plus buildings, 7 years ago. Other nearby apartments are old, built a couple dozen years ago.
We relocated from Florida looking for a home near Nippers Corners in Brentwood, yet a fully gated community we could not afford, plus reviews complained of the gates too. At HP, it is a courtesy gate, a safe community since nicer cars are garage kept, and neighbors are always active enjoying the many amenities. Construction is newer than other places I visited prior to signing my lease, and inside the apartment, 9ft ceilings, crown moldings, washer & dryer inside unit look great. My handicap status changed after the first apartment I rented with stairs. Management went the extra mile to find me an apartment with an attached garage, a view of Brentwood, and detached garage storage for processing my Florida boxes.
On both times I received keys, for both apartments, the place was move in ready, fresh paint everywhere ( doors, ceilings), even remodeled. The previous tenant had lived there since it was built 7 years ago, yet I got a remodeled apartment, with new carpet & vinyl.

On site management has always been professional, friendly, and really care. They did not have to help solve my personal problem with stairs, yet they cared and now I plan to stay here until I retire in 7 years. Then, move back to my Florida condo. It is a peaceful place to live with "quite time from 9pm to 10 AM....meaning you can sleep in weekends, & relax ...and that is luxury apartment living.

Some might complain of the lack of trash pickup door service, but imagine coming home to find your neighbor's trash near your front door. I did NOT want to live where they do that, or a place where the trash dumpsters took up parking, & is the view out my window. At HP, a trash compactor on a hill, hidden, with a drive by drop off trash...to me...was a clever solution. Buildings are on a hill, providing a view, and a breeze from apartments with a balcony and a view. Yes, near the water tank on the hill, but the water pressure in the shower and garden tub in master bath....is great.

Minutes from i65, not far from I24, and nearby Franklin shopping. Location is great, near Walmart...and yes some less expensive housing is found near....but that is found in any upscale town. Some pay high prices to be near downtown, and some of those lower income houses nearby ....are found there too. To write a review, with isolated incident .....when I read it, fueled me to write this detailed review...to communicate truth.

I love living at Hickory Point Apartments for many reasons, especially the high standard used by management & maintenance staff. It is a quite peaceful community with a courtesy gate, not a fully gated with a guard stand entrance. Yes,

1. DEFECTIVE GATES. Gates are only cosmetic. They only worked 20% of the entire year we lived there. Drivers who didn't have the gate key remotes would counterflow after cars come out of the gate. This place is not secured at all.

2. CRIME NEIGHBORHOOD. It is literally surrounded by Section 8 apartments -- don't be fooled!!! Check the crime stats. Recent examples: (1) summer of 2012, somebody's car's rims&tires at Bldg 4 were stolen in broad daylight. (2) A Stonebrook tenant (the next door apartment complex) around Sept 2012 was robbed at gunpoint.

3. MISSING MAILS. The mailman would get your credit cards that come in the mail and those greeting cards he suspect to contain gift cards. Tell your family and friends NOT to SEND you gift cards through the mail.

4. DIRTY SWIMMING POOL. Swimming pool is closed almost the entire year. And when it is open, people from the Sec. 8 housing/apartments are the ones swimming there. Expect it to be dirty. Jacuzzi is not hot -- at best, its temperature is tap. Many people who hang out by the pool are loud and/or drunk/drinking.

5. UNINHIBITED ACCESS TO YOUR UNIT. Maintenance will just come in and out of your apartment anytime they want. So if you don't answer your door when they knock, they can come in and catch you wearing just your underwear. Home security is also useless. They'll trigger it and not care if the alarm goes off.

6. INACCESSIBLE FITNESS CENTER. Gym is not accessible after 10pm.

7. HORRIBLE PARKING. People without handicap tags would park on handicap spots, or in between it (the striped area), and management would not do anything about it. Essentially, everybody just parks anywhere they want -- on the curb, in front of somebody's garage, on two parking spaces, perpendicular to the parallel lines, etc. Police would not deal with it either.

8. TRAFFIC NIGHTMARE. So parking is horrible? Traffic going to all directions is worse!!! To save your gas: leave early, go home late.

9. INCONSIDERATE NEIGHBORS. Neighbors don't care if their car alarm goes off the entire weekend, and Management would not care either. People would always park their cars in front of garages, and block you from getting in or out of your garage. It would take HOURS to have illegally parked cars towed. People don't pick up after their dogs. Tenants also leave nasty stuff by the garbage bin, which you would see as you drive by on your way in/out -- used couches, dirty cat trees, dog cages, chairs with no legs, home appliances, smashed tv's, etc. Neighbors would accommodate noisy visitors and play loud music at 2am. Sometimes you could hear them louder than your alarm clock.

10. UNBELIEVABLE COST OF UTILITIES/TOTAL COST OF LIVING. Electricity is around $250 (no kidding!). Water is a separate bill too. Our rent was $1,300/month. Combine that with (electricity,cable,internet,phone,home security,water) and renter's insurance. We were paying at least $1,900/month to live in a crappy place.

11. IRRESPONSIBLE CROOK MANAGEMENT. Management is THE WORST!!! Leather-skinned swindlers. They would lease your unit to somebody else if you move out ahead of time, even if you have paid your lease to the end of your contract. Imagine the embarrassment of confronting the new tenants about your existing contract.

12. MISSING/MISPLACED PAPERWORK. Don't be surprised if you receive demand letters, notices of bills that need to be paid ASAP etc., even if you have never been late in paying your rent. Yes, they would apologize -- but 2 months later, it would happen again, and again, and again.

13. MISREPRESENTATION OF NAME. There are far better apartments out there for your money's worth. This apartment IS NOT IN BRENTWOOD. DO NOT BE FOOLED BY THEIR NAME.

Looking back, it was such a mistake to have lived here. Really, this is what you will get for paying $$$$! Had somebody told me about all the crap that you would experience here, I would not have stepped my foot here, or even consider living here even if it was free.

SUCH A SCAM, SHAM SHABBY PLACE!!! For your own peace of mind, DO NOT RENT HERE!
