Edgewater Court is a dump.

Anytime the lake isn't frozen in the dead of winter, it's a nasty, slimy, filmy green. It's like some kind of science experiment. But no one knows whether they're experimenting on the lake or the people who have to live next to it.

There are hordes of geese around the place, seemingly all year, and they relieve themselves everywhere and on everything. And the staff can't be bothered to clean up any of the common areas or walking paths.

The parking situation is dismal. There isn't a car in the lot that hasn't been scuffed or scratched because there's no space to maneuver, and they keep packing them in. If you own a car that's pleasant to look at, don't even bother with this place. (By the end of your lease, it will look like you took steel wool to the quarter panels.)

The maintenance people are incompetent. I've called over a dozen times for problems on my unit. Most of those calls were repeat calls because the person sent out was unable to resolve the problem and just up and left. In more than one instance, I had to show them what the problem was *and then* show them how to fix it.

The office staff is living on another planet. When alerted to problems with the grounds, maintenance, or any other issue, they smile and nod and then go back to stealing oxygen from the rest of us.

If your only other option is Hell, then give this place a gander. Otherwise, keep looking.

Edgewater Court is a dump.

I lived here for close to two years. I chose the apt b/c they had reasonable priced townhomes and I liked the lay-out. However, The Staff is completely unreliable. For example: I was told by one office staffer that they would not prorate the last months rent, I even confirmed this with a second staffer. When i moved out i found out that they did in fact pro-rate, but since I didn't know that, I turned my keys in on the last day of the month. This negligence cost me several hundred dollars. And the apartment MGR was not helpful, just said it would be a learning experience for her staff.
Additionally, I consistently had difficulty getting staff to call me back in a timely manner. I would talk to someone on a Thursday or Friday, they would say they would call me back, and then when I still had not heard anything by Tuesday, I would call the office and the staff would say they were 'just about to call me' or 'hadn't forgotten'.
And finally, while most businesses want to earn your loyalty and keep you from leaving, Edgewater Court charges more each time you renew a lease. Most other places I have rented give you a lower lease amount when you renew. We initially signed a one year lease, then added a 6 month addition. When it was time to renew after a year and a half of being good tenants, rents jumped by as much as $100 a month for a year lease (more for a 6month or to go month to month). Kind of seems like they don't care if you stay or not.
Save yourself the stress. Its not worth it. I've lived in a lot of apartments, this one was the worst managed.

There website is informative and a prompt way of communicating positive response and even maintenance needs. The property is extremely well kept and landscaping is maintain heavenly. The application process is universal and thorough which can eliminate any issues for current residents and or owners of Tuscan Villas.

I rented from these people for over a year - it was a nightmare!!! I paid the extra premium to be by the pool - which was never able to be used. I am a positive person who tries to find the upside in everything...there isn't one. This place is an abyss of horrors. From the lead paint to the faulty wiring to maintence people and office personel who are incompetent liars that blatenly don't care about you but grab you money then wreck your credit.

I am not bitter I have since moved on to own a beautiful house, but oh, if only I knew ! How malicious these savage people are! They are a glaring example of Corporate America gone wrong.

Word to the wise - run!

When we moved in here we were told that our carpet was not going to be replaced even though it was in horrible condition. The agreement was that they would steam clean it for free and then when we moved out we would not be charged for the stains that eventually showed through. Well we were charged for the carpet. Its like no one in the office writes anything down. There have been several occasions where we talked to someone about something and then a week later it is like it was never said. I am not understanding what kind

*I would say Maintenance requests are not at all met. You need to call them at least 2 or 3 times for a guy to come to ur apartment even if you have a major problem.

*Money refunds take a hell lot of time. definetly not recommended.

THis was a living hell. They staff is rude and they do not tell you anything when you move in. Whats the point in having a pool if you can't swim in it. They came in one day and replaced the doors and windows. However, they did not give any notice. They tracked mud through the entire apartment.They also dropped a refrigerator down the stairs put a hole in the wall and never fixed it. For the last 6 month all I hear is baning staring at 7 am everyday. It's horrible they shook the foundation so bad the apartment walls are started to detach from the ceiling. I rather be homless than live here.
