I want to thank park 52 for rejecting me as a tenant and saving me for months and years of awful service, neglect and nasty attitudes. When I first called to inquire about a rental 8 years ago, I was so put off by the guy who answered the phone. He pretty much ruined my desire to every rent from any property management company ever. So I spent the next 8 years living as a roommate in some ugly homes and some beautiful homes from Gig Harbor, Summit, Puyallup and now Midland where I have lived for the last 5 years. Rent is $610 which is paid on time for half of a double wide 2bd/1ba, utilities, cable,w/d and ample parking.However, I need to move to a less costly place, to start saving for a down payment on a home or Dbl wide of my own. So while researching came across several units for less than what I'm renting now. But low and behold! Their managed by Park 52 and the memories of 8 years ago came flooding back. I was never so rudely talked down to by this person who seemed to enjoy his position of who gets to rent from him or not. Even tho I know I would be a great tenant, I won't even chance calling this company and after reading reviews on other sites about Park52 all I can say is "God! has my back" and I will gladly take my low credit score and lack of not having four times the rent income and keep on stepping with my head held high. Thank you Park52, but no thanks I'll pass.

I am glad that this review exists even though it seems that an odd number of property owners participate, even though they don't have time to manage their own property. Landlords stick together and, through their application process, always ask what type of a person is so-and-so? Or what type of a tenant is this person? There isn't really anywhere that tenants can go to ask, "How did your landlord or property manager treat you? What type of a person is your landlord? Did they respond to complaints and repairs in a timely professional manner?"
The system is clearly stacked against the working class. I am clearly aware of Park 52s lackadaisical response to tenants and the fact that they try to push costs onto the tenant that they homeowner should be paying.

I am a home owner that was looking to rent a 4 year old, 4 BR, 2.5 Bath, 2088 sq. ft. house in a gated community in Spanaway. When I first put my house on the market, I hired Park 52 to advertise, rent and manage my property. If you don't feel like reading the rest of this review, consider this...in 3 months of advertising my property Park 52 failed to show my property even one time. I have a beautiful home and was frustrated that nobody had even come to view it; frustrated enough that I decided to advertise on my own on craigstlist. Two hours later I had a showing request and nine days later I signed a lease with a nice family to rent the house. During that time I had several other interested parties as well.

To be fair, when I put the house up on craigslist, the rent had been dropped $200 from the original. However, the rent was fair to begin with (similar houses in the area had rented for the original "high" price) and, frankly, the people I rented to got a pretty good deal.

I honestly feel like Park 52 stole $300 from me. Park 52 structures their compensation a little differently than most property management companies. They ask for $300 up front for advertising costs, but don't charge half or a quarter of the first month's rent like most places. Since half of my first month's rent would be over double the up front advertising cost, this sounded pretty good to me. Also, of the companies that I interviewed they seemed the most professional and helpful. I was wrong about that, as the $300 worth of advertising got me zero and the free advertising on craigslist got my place rented. This might sound crazy but I have to wonder if Park 52 just signs way more houses than they can actually rent, collects the $300 and then rents the ones they can and, "screw the rest of them!"

Colleen, the property manager I worked with, was always friendly and almost always got back to me in a timely manner. However, she obviously wasn't making the renting of my home a priority. After nearly three months working with Park 52 and not having our house shown once, my wife and I decided to give them one more week and then switch companies. At the time, I had already placed my house on the market, and had received interest in the place. The person that I ended up renting to (let's call her Q) had already contacted me to let me know that she was interested. As we were still working with Park 52 I originally gave Q Colleen's number and instructed Q to go through Colleen. Q later told me that although she left several messages with Colleen, Colleen never got back to her.

I called Colleen to tell her my concerns and let her know that she had one week to produce results or we would take our business elsewhere. I also explained to her that our financial situation didn't include paying the additional cost of our mortgage and tried to impress upon her that our house needed to be rented by the time we moved.

Of course, she wanted us to stay with Park 52 and she assured me that she was working with a couple that was interested in our home. However, her actions didn't match her words. In the week between that call and when I ended my business with Park 52 Colleen didn't call or contact me once to update me on the property or any prospective renters. Nor did she answer or return the calls from Q, whom Park 52 probably could have rented my place to and therefore, kept my business.

A few days prior to the deadline I set, Park 52 called to set up 2 x viewing appointments for my house. "Finally," I thought, "I made myself a priority." Think again. Both appointments were canceled last minute. I found this strange, since this had happened on two previous occasions. Three months on the market, 4 x viewing appointments, all of which were canceled last minute. Considering everything else that happened I actually found myself wondering if they had made "fake appointments" to forestall me leaving. I am not accusing them of doing this. However, it is telling that they made me that suspicious of them.

To top it all off, when I sent an e-mail to Colleen to officially end my business with Park 52, I got an out of office reply stating that she would be on vacation for the next week. Usually people set up vacations in advance, so I can hardly fault her for going on vacation when she did. However, considering that 1) I had expressed how important it was to me to rent my house on time (within 5 days of her return) and 2) I had threatened to take my business elsewhere unless I saw some movement on renting my house, I would have expected her to at least call or shoot me an e-mail to let me know that she would be gone, tell me who I should speak with while she was gone and reassure me that they were working to rent my place.

We loved the house we occupied except it was drafty and we never could get it warm. The realtors never had maintenance come weather strip the doors. They also never came to check out why the garbage disposal kept shorting out. I was always told to press the reset button. Maintenance was sent out for some other issues though.

Also, even though there is a military clause in the lease requesting 20 days notice, we all know the military does not always give much notice. We were approved for a house that could only be held for 10 days. Our lease was up in 14 days. This company could not waive the 20 day notice and charged us a full month rent and utilities because of a 6 day difference in the notice to vacate date and the actual end of the month. I can honestly say we did not "sit on this information" and just not report it. I let the realtor know before I had even left the post housing office. So a six day gap cost us 1600 in rent and utilities. If you are military STAY AWAY from this realtor.

The houses are nice and the workers are friendly but they are not fast at all when it comes to maintenance. They do however, expect tenants to be fast with their rent and requests. We had a great experience until we did not renew our lease then the attitude of the realtor changed and pro-ration was not offered. We recently listed our home with Park 52 after it was recommended to us. Big mistake! They have terrible communication. We would call, not hear back and call again, only to be greeted by an annoyed rental agent. They didn't show up for a meeting without calling and took forever to respond to any request we had. They even let the ad for our home expire on Craigslist after we requested it be kept current and renewed often. I felt like they weren't even working hard to get our home rented out.
We were in a big pinch and needed to rent it out asap, so after many miscommunications and no showings after 2 weeks, we fired Park 52 and listed it ourselves. We had it rented out the NEXT day!
The only good that came of it was that we got back $350 of the $400 we paid them.
I would never use Park 52 again or recommend it to anyone!!

Due to being in the military for 18 years, I've had to rent my fair share of properties over the years. By far, this is the worst rental agency that I have ever dealt with. From the minute that I signed for the keys to minor work orders, the service has been horrible. When we signed for the keys, the property manager constantly complained about the fact that she was supposed to have the day off. Work orders have taken a minimum of three calls to get any results. We were purposely hung up on during a recent phone call.
In summary, after reading all of the other reviews, we have basically experienced the same pathetic service. For those that are pleased with their service, you are extremely lucky. Bottom line...If you rent from this agency, you are an idiot.

It takes the headache out of me trying to keep track of bills that were paid, rents that were collected and worrying if I found the right tenant to live in my properties. At the end of each year all the numbers are in line and it helps me streamline my taxes. I look forward to another 10+ years.

Terrible! Called 3x's about a rental property. The first time I was told to call back and make an appointment during the week because they don't show property on the weekends...WHAT..you're a property management company that doesn't work on the weekends??? They have always responded in a timely and satisfactory way to any problems that have arisen for me. They have an onsite maintance person who is able to respond very quickly, and when they have had to have work done by an outside service they always give plenty of notice. At one point my refrigerator stopped working I made one phone call and was told that if I would fill out a work order request they would be able to respond. The following working day they scheduled a time to deliver one for me to use until they could either repair or get me a new one. They ended up getting me a new one which is much nicer than the original one. They also reimbursed me for the food which I lost with no question. I stop by to pay my rent rather than mail it in because I enjoy saying hello to the staff. They are very fair when it comes to rent and have not taken advantage of their tenants with major rent increases due to the poor economy. If and ever I do decide to move I will defiantly rent from them again. A good mission statement for them would be ??MAKE OUR HOMES YOUR HAPPY HOME???? it fits. I would recommend them to my closest friends and family.

I don't think I've seen a good review for this company anywhere that doesn't sound like a scam. I tried calling these people to look at a house and they did pick up the phone but if they're that much of a nasty jerk that they can't be bothered to show me the house, I don't want to deal with them. I've read over twenty bad reviews. One from the business that says they're misunderstood. One from someone who says they trust their property to them and tenants "just don't understand". I should have believed the reviews. I feel kind of sick and nauseated. Nasty people.

I tried calling these people to look at a house and they did pick up the phone but if they're that much of a nasty jerk that they can't be bothered to show me the house, I don't want to deal with them. I've read over twenty bad reviews. One from the business that says they're misunderstood. One from someone who says they trust their property to them and tenants "just don't understand". I should have believed the reviews. I feel kind of sick and nauseated. Nasty people.

I have been renting from Park 52 for the past 5 months and I have to say they are some of the worst people that I have ever rented from. When I first moved in to our apartment everything seemed to be in order. When coming up on our first month and rent being due my wife contacted the main office to find out where and in what form to make our rent payment. Due to the fact that the individual that deals with our building was not there my wife left a message on her voicemail and one at the front desk. After a week passed and there was no responce to her message I called in to ask the same question figuring that the lady had forgotten, right away I was connected to her, I asked her our question and was rudely told that I was wasting her time and that I should refer to our lease, at this time I asked her about whether or not she had recieved my wifes message and she staterd yes she had but she had no interest in responding due to the fact she had more important things todo. Aprox 1 month into being in our apartment there was a leak in the ceiling in our kitchen, I called Park 52 to let them know about the situation so that I could get a work order in to get it fixed, I was rudely told by the woman on the line, Sandy DeWitt, that this was not her issue and told me to report it on the website. After reporting it on the website it took almost a week to get someone in to even look at the damange and then a month for them to even come in and repair it, and they still have not completed the repairs and it has been now almost 6 months. On top of that one Monday morning my wife and I recieved a phone call at 5am from Sandy DeWitt stating that on the Saturday night there was a noise complaint from the tenant below us and that we needed to respect the noise ordinance. When I asked when the noise ordanace was inplace I again was rudely told that I needed to refer to my lease, which I had and it was not stated on there, which then she stated that she did not like my tone and that I needed to be more respectfull or she would have me evicted stating that the onsite manager had witnessed us smoking pot on our deck that same night, which it was not it was a hookah my wife and I are both military and smoking pot would cause us to be discharged from the military. After she had stated that I kindly asked how I go about filing comlaints, she then refused to answer my question stating that I had no complaint to file and that I would be just waisting time, with that I asked for her name and to speak with her manager which she told me should would not and threatened to hang up untill I threatened to show up at her office. This is just a few of the issues that me and my wife have experenced with Park 52 and I am confident in saying that neither I or my wife will ever do business of any kind with park 52 in the future and wished I would have known about them beforehand. I would highly recomend that you avoid them and place your buisness else where.

My wife and I have one single family property, managed by Park52 for about nine years now. I have always felt that the book keeping has been handled in a competent and professional manner. I appreciate that they have an in-house maintenance service that seems to be competent. I know the maintenance service has been reasonably quick to respond to our tenant??s requests, and the cost of the maintenance services to us has been less than the cost of an outside contractor. I believe that Park 52 has still been receptive to our tenant??s concerns, once even for a broken light bulb which tenants were physically unable to remove from the socket. I trust Park 52 to make the repairs, and to fairly assess whether a service call is a property issue that is charged to the owners.

Sorry to hear that others do not feel the same way. Please remember that when there is a cold snap or a power outage, the number of properties needing attention is far greater than the number of qualified repair workers. No one can immediately obtain a plumber on a day when 5,000 pipes freeze in Pierce County. Also, for every bad experience where someone writes a post, there will be hundreds of others where folks were treated fairly on both ends and never made mention of it. If there is money involved in a transaction, sooner or later someone is going to be very unhappy. I??m mentioning a positive experience with them because we have always found them to be professional and ethical in our experience, both to ourselves and to the occupants of the property.
The only reason I am not giving 5 stars is due to a heating contractor they sent out, who said that the 16 year old heating system could not be repaired and had to be replaced at a cost of $7k. The second contractor fixed it for about $350 and it is working fine. They handled our complaint about this in a fair manner, and the contractor they sent out has a top notch rating with the BBB, so maybe ours was an isolated experience. In any case, this was an outside contractor, not Park 52. I probably wouldn't give 5 stars unless a business walked on water. Park 52 has been excellent in our experience and observation.

When we moved out they were not going to give us any of our deposit back despite the house and yard being left in considerably better condition then when we moved in. We finally had to get the Better Business Bureau involved to get some of our deposit back. I would never rent from them again, and think they should spend less time writing comments about themselves on this site, and rating themselves a 5 star comapany, and actually service there tenants. Park 52 is terrible, and I would never consider for one minute renting from them again.

I spent more time hearing back from the owner of the property than Park 52.... Don't rent from them!

I am passing on to all my family and friends to not rent from Park 52 Inc. We rented an older home in Puyallup that was not taken care of at all! The roof was so old and filled with moss that it was about to cave in so we notified management 4 times before they finally had someone look at it and have a new one put on. The carpet inside the house had never been replaced in 22 years! The old mailbox and wood post fell over and I sent in a work order request to have it fixed 3 times and nobody ever came to fix it, so the post office wouldn't deliver our mail anymore, so I put in a 4th request to have it fixed and still nothing! My husband had to fix it! The only thing they did fix right away was the leaking hot water heater-Thank God! After 2 years of outrageous gas and electricity bills, we decided to move. We put in our 30 day notice and told them to have the carpets steam cleaned at our expense, so they said it would be $200.00. That was fair, but what wasn't fair at all was we never got back any of our $1000.00 refundable deposit back! We cleaned that house so good for 2 weeks straight and even bought and replaced blinds and they still charged us $700.00 for cleaning and blinds! It's been 3 months now since we moved out and we haven't seen 1 penny of our deposit back! They're crooks out to take your money and if you rent from them, you will definitely be sorry!

We are property owners and hired Park 52 to manage our home. I called on a regular basis to check on the status of our property while it was listed. The assigned manager would not call back.

There were complaints being made about the tenants and when called in it was over looked until i stepped. When this was brought up to the assigned manager she gave me an remark about managing hundreds of properties and they cant keep tabs on all of them.

Then with our 2Nd set of tenants, the assigned manager tried to blame damage done to our house on us, saying the damage was there before they took on the property. None of which was pointed out when we did the final walk through when the house was emptied, painted, and steam cleaned.

Do not let them manage your property they obviously have to much on there plate to take care of each property as it should be.

I rented from Park 52 for 3 years. They handled a number of things having to due with my deposit inappropriately and did not give me the remainder of my deposit for 3 months after I moved out. Which by the way is illegal. I would not rent from them again, ever.
