I lived in the Wellington for one year...it's horrible! The location is amazing but that's about it. The appt complex isn't great and worst...the mgmt is terrible. When we were deciding on a place, they promised us all these renovations. Most haven't come, and the ones that did are really cheap looking and ugly. They claim to be a security gated community but the gates never work! Seriously...two months straight the gates were open. We had on/off heating through the winter, as they were "upgrading" their units. Their maint. team shows up without knocking EVERY day of the winter. My wife is in the bedroom and they come in without knocking. One day I came home and my front door was wide open and all the units had the covers off. I stayed home for three hours and no one showed back up, making me call the mgmt. And to make it worse...the new units look OLD and there are holes in the walls and carpets around it! The "Reserve Parking" system is a joke. You pay for it, but it's your responsibility to call the towing company. The number they gave me was disconnected, so you have people parking in your space every day. The appts are spacious, which is a good thing, although my door never closed properly unless slamming it shut (which they never fixed). Also, the walls are very thin. The place is dirty and the laundry room is a complete ripoff! Take this review SERIOUSLY..I have no anger toward the Wellington or their mgmt. I left there and bought a home for my family. I never had any run-ins with them. It's just a mis-managed property and needs considerable improvement. I think the people that gave this place a good rating have to work there to seriously recommend it. It needs a lot of work.

The security and maintenance people are sweet. But the management sucks. The whole place is filthy, and garbage is everywhere. They took out all the garbage cans on the grounds and say that new ones are ordered, but it has now been three weeks and the garbage and untidyness abounds. No one seems to care about the place at all. They never fix anything in a timely manner. The gates break probably once a week and the walk in gates have been broken for months. The people in the leasing office are rude and condescending. I should have known the day I moved in that it would be a problem. They screwed up the date I was supposed to move in and didn't have keys ready and wouldn't let me in. The leasing office was supposed to be open, but no one was there. The next day I came back and the lady in the office was taking phone calls instead of talking to me, and then started talking to a colleague on the phone about a message that I had left the previous day. She lied to my face about being in the office and then asked me for money. They installed new heating and A/C units two months after I moved and I still have a hole in my floor from that, it has now been almost 5 months. While they were installing these new units people would enter my apartment unannounced to check and see if the heat was working (I always leave it off) they would turn it on high fan to 80 degrees and then leave. When I would return the apartment would be a sauna, and this would happen twice a week. Since I have to pay for utilities this was completely unacceptable. And now my utility bill is twice as much with the new units even though I use the same amount of gas and electric. I can't wait to move out of here. It is too expensive to have to deal with these morons.

I was living in this apartment for almost 5 years.A year back apartment was sold to Brainbridge management. After the management changed, they did renovation in the hall way,elevator and laundry rooms. They did not do any renovation inside the apartment and as a tenant it is of no use to me.They increased the rent by 30% when the lease got expired for my current place which had old appliances, old carpet. The last 2 management increased just $50(maximum) in my rent. It is not worth living in this apartment with no balcony, no closed garage. The other apartments in Columbia Pike are worth living which they offer rent including utilities, big floor plan mainly bigger kitchen. Management staff are not responsive on time. The manager is very very rude. There is no proper communication between them.

Laundry is too costly which is $2.00 for wash and $2.00 for drying and the machines are not big.

Utilities bill hits to $150/ month minimum for a single bedroom . Even if you are on a vacation, it is a rule that you need to pay. Management says that they have a separate meter for electricity and gas but still don't know how we get a bill if anyone is on a vacation?

It is not worth living in this apartment. Many families have vacated this place just for the rent increase.

Current management is horrible and money-minded.

I moved in a month ago to a lovely 2 bedroom apartment in the main building of the Wellington. I feel like I must be in a different apartment building from the people reviewing here. I have had little to no problems, the water is hot and plentiful, the heat is always working, and the management staff are responsive and helpful. There are frequent spraying for pests, which I appreciate and the repair person comes quickly when you report a problem.

Here the best things about the Wellington:

1. The free shuttle to the metro station Monday- Friday. The driver is consistent and friendly. The shuttle is big and comfortable.

2. The size of the bedrooms are HUGE. A king size bed fits comfortably including the dressers, etc.

3. The closets are plentiful. Three walk in closets and two regular closets are very helpful.

4. Free parking in a gated lot.

5. Responsive friendly management.

Here are the things that cause me to not give 5 stars for "World Class":

1. The bathroom: It is VERY small with almost no storage.

2. The laundry facilities: Located in the basement, there are many good working machines, but the cost of the washing is $2.00 per load, and another $2.00 per load to dry. This really adds up and seems very high to me.

Overall, I feel I am getting my money's worth and feel safe and comfortable.

We had issues the day we moved into the apartment. Management was and still is unresponsive to any of the tenants and issue that tenants have. The employees always pointed the finger at someone else but no one does any work. Not one person including the management was willing to follow through with getting items fixed that they said they would. We had many issues with the cable and intranet. Do not live at the Wellington if you use the internet you will be without connection many, many times. If you are expecting the power to stay on, we have been living at the Wellington for four month and the power has gown out on use at least 5 times. We also have been sharing are apartment with cockroaches they just seem to keep multiplying.

We our moving out ASAP.

We have had issue from day one. In the winter months that is no hot water for at least 2 days out of the week, and in the summer there is not air conditioning. I feel that the property management does not care about the tenants of the builds and that once you sign the lease they will do nothing to make you comfortable.

I've lived here through three management companies. Bainbridge came in and took on several big capital projects, each one taking much longer than promised and done with as much noise, dirt and inconvenience as possible. A two-week laundry room renovation is now taking three weeks. Sprucing up the hallways is taking months on each floor. Some of the individual staff are helpful and apologetic, but the building manager is just the opposite.

The apartments themselves are spacious, with lots of closet and cabinet space. It's close to 395, Pentagon City and great public transportation. Too bad the management is too focused on future, higher-paying tenants to take care of the tenants who are footing the bill for all this construction work. Rents for long-time tenants, many who have left in frustration, have gone up 20-30% since Bainbridge took over last year. Customer service has gone down by a much higher percentage.

I can't wait to move this summer when my lease is up. I wouldn't recommend the complex to others, especially while these interminable remodeling projects are going on.

Save yourself from being billed for unwanted utilities (and a heat stroke). I moved into The Wellington just before the management changed hands last fall. Though Bainbridge has done a good job at updating/renovating the facilities, they do little in the way of customer service. We had an issue with our apartment being unbearably hot despite having turned off all of our thermostats and the power switches on the individual units. Despite this, we continued to get bills upwards of $150 and our apartment was still hot (80+ degrees on average). We informed the management (Ben Underwood) of this back in February who advised us to keep a log of our use and the temperature and said that they would investigate the problem. They sent their own maintenance representative who corroborated that all of our units were off yet the apartment was still extremely hot. He advised us to open our windows for relief (see picture). For the past couple of months, our bill was put in limbo until an investigation could be completed, the results of which concluded that a unit was still on (mind you, all of our thermostats are OFF and set to 40 degrees, and the units themselves are all set to off - again, see picture). The management has since been uncooperative and unresponsive to our concerns, and are now insisting that we pay the balance of our astronomical heating bill - heat that we never wanted. Please do yourself a favor and live elsewhere.

Couple of concerns:

Today after switching management teams 3 times (since I moved in) situation is still not acceptable. I moved to the Wellington because of location and spacious floor plans and I still like those two things, everything else needs huge improvement.

OK let me start from AC and heating system.
Summers in DC are hot, average temp outside in June/July is 84 degrees, with new windows that were replaced about year ago and AC blasting on full my apartments reaches cooling 82, it??s ridiculous, I also have two aquariums in my apartment so I need to constantly drop ice to the tanks so the fishes can survive hot days. I called and e-mailed lots of times, they were changing filters, adjusting some stuff but at the end management told me that I need to buy fans in order to temp drop down, sad but true.
Winters are relatively mild but it can get cold sometimes, problem smaller but with the utility company that the Wellington uses heating two bedroom apartment can costs a fortune, just for winter Minol increases rate for gas about 10 times.

Parking
Constant problem, management is trying to issue new passes every year. It looks like this works for two, three months and after they stop towing and all gates are broken problem is coming back like a boomerang.

Roaches
Relatively new problem, since I moved I??ve never noticed such a big activity like in past couple of months. Roaches are in trash cutes, lobbies and hallways. There was one extermination action taken last month, which made problem even worse. Constant, e-mails phones lots of times are not returned.

New Gym/ Internet caf
Good idea, however, person which was in charge of designing place made some huge mistakes there, I don??t want to complaint about that to, but at least last exercise room had enough space, and you were not hitting your head in the ceiling while doing chin-ups.
Also equipment is missing and it was not even a month since this place is open ( it was promised by last management at fall ??06)

Cold/Hot water
Changing boilers was a hustle, lot of times we were out of water, but I was patience, I told myself it??s for everybody good, well I missed again, it got to the point that you can??t control temp of water at all and regulating it is really difficult temp is constantly changing while showering etc.

Multi million renovation
Besides upgrading elevators, decorating lobbies, hallways I can??t really see a lot of additions for a regular tenants life, besides higher rent.
Management
New management with Iva Sampiller as a Property Manager and Jennifer R. Kniess as her assistant are definitely overwhelmed with all those problems and as a result we don??t have anything accomplished. Their unprofessional attitude, lack of communication is just making it even worse.
