Mr. Briggs doesnt care about the customers only the money. That Midget of a business man properties are often in bad condition even though they have a maintenance crew. Will rush you to rent a property stating that there are other people

My experience with them has been mixed. The former resident manager was a horror...she is gone!!! The new people are nice. Mr. Briggs is a caring person. There are times when you have to push to get action. They have three contractors that

As I write this, it is 2:30 AM on a Tuesday night. I am awake because it is 84 degrees in my home and my little boy is crying in his bedroom because, for the 13th night in a row, it is too hot for him to sleep. Briggs Realty was notified

Charles, the guy who shows the apartments and handles the initial leases or w/e is slow to respond, always tardy to meet ups, and kind of really bad. But if you do get a hold of him, he's actually kind of reasonable.

Maitence for me has always been pretty good. They're kind of unorganized, but if you're nice, they're super nice (or at least the ones i've run into)

Upon moving in, there were soo many problems with the bathroom, kitchen, closets..makes me wonder if they even cleaned or fixed it up for new tenants. they probably just painted the walls a bit and called it a day. VERY SLACK JOB. Constantly had to get things fixed the first few weeks.

Internet is super slow.

Decent place though if you're really patient. Very close to campus, its like you aren't even off campus. But there are better deals out there.

I rented an apartment near the VCU campus and was disappointed in how they treated their tenants. The maintenance guys were rude and the landlord was flakey. He never returned phone calls EVER! They always found extra money to charge us and always said we didn't pay the full bill.
Also, we had signed our lease and paid the deposit and we couldn't move in to the apartment because the previous tenant refused to leave. They had to move us to a new property, promising to dock $50 off our monthly rent, but then denied the reduction a month later! Also, my windows in my room don't open and the thermostats have locked temperatures. Awful apartments to live in (Pine Court) and awful business people.

Also, we had signed our lease and paid the deposit and we couldn't move in to the apartment because the previous tenant refused to leave. Nothing but a bad experience. They never fixed anything they were supposed to, and kept charging us miscellaneous charges they had forgotten we had paid.

Upon leaving I tried to get our security deposit back and after being told 8 or so times over 2 months it was coming, they threw us a bill for $1500 they said we did not pay from close to 4 years prior!!!!! There were no notices to pay this the entire time we lived there.

Plain and simple if you want to be treated fairly DO NOT rent from them.

SAVE YOUR SANITY AND DON'T RENT FROM THEM. We made it point to rent from a realty firm to avoid these 'slumlord' issues. Missed appointments w/ no call, LATE for appointments w/ no call, calls not returned for days, broken items taking FOREVER to be fixed (or not being fixed), the list goes on... If you want to be treated professionally & fairly, these are not the people to rent from. We turned the property back over to them in better condition than they gave it to us in (even though X,Y, and Z were to be done prior to us moving in).

Henry Briggs managed a property we rented. They were slow on maintenance requests and unkind to us on the phone. One broken window in the basement never got fixed in the 15 months we lived there. The owner eventually switched to a new management company. They did get us a new stove quickly when the old one broke - that's the only good thing I remember.
