The Lennar properties in our neighborhood that were purchased with "zero down" financing through the Universal American Mortgage co., (which is owned by Lennar), loans were sold 6 months after closing.The escrow accounts were screwed up at the time the loans were sold to Wells Fargo. Later during the first year of the loan when tax bills are due on your property, your house payment soars. Not because of the developed land "tax increase", but because they basically don't transfer your escrow account through shoddy title work,( Lennar owned title company.too) So, you not only have the tax increase on the land, but you also have a $400-$600 a month increase on your house payment which is supposed to be at a reasonable fixed interest rate for first time home buyers.
On top of all the financing issues which after 4 years are still unresolved, our home has had several water leaks, and has had to undergo mold treatment.
Interesting to note- We live in a totally different neighborhood than the other posters and we too have standing water between our home and the home next to ours- hmmmm...
Protect your investment and your family three years from now. Run away from Lennar!

Good Luck with Lennar customer service. I opened ticket 2 months ago and still not heard from them. The agent with whom I am working never calls back. Always get inspection done on Lennar homes because you will probably never get service after you buy home.

This is a fabuous builder! I have had the experience of buying a few new homes and this builder certainly beats out every other builder I have ever dealt with! I love the quality of my home and the service I received from the moment I walked into the sales center was A++!

Lennar is "ok" in my book. I live in Taylor just outside of Hutto and they have had to fix the large majority of homes in our area as well. They just finished ours which required 30 days of work, but they did provide us a pre diem in advance to stay in a motel/hotel of our choice as well as food, gas, pet, and misc expenses. They also paid to have us moved out, as well as moved back in, including the packing and unpacking. I was able to walk in at any time and inspect the work being done, and my construction manager was extremely friendly, willing to listen, and willing to do what was needed to fix the problem until I, not he, was satisfied. I never heard one word of argument from them, it was always "what can we do to fix it". So while my family almost lost our minds being stuck in two hotel rooms for a month, and we are totally burnt out on eating out, I do have a home that was fixed to the way it needed to be fixed. I also read the issue with the mud on another review, called the construction manager mentioned it about my home and he is going to have a grader come out and make sure it's all the way it should be. I have to be honest. I wasn't happy at first. In fact I was P.O.'d , angry, mad, and cursed their poor customer service rep a new one. However they went the extra mile to make sure I was taken care of. I wish I'd not had to deal with it, but in the end, AS LONG AS NOTHING ELSE HAPPEN, I'm a happy home owner.

We purchased a lennar home in huttoparke, hutto texas and we have encountered numerous problems like nails poping out of the ceilings, cracks in our driveway through our garage and into the main slab of our home, wavy sheetrock on the ceiling, ect. Lennar has admitted to repairing 110 homes in our neighborhood who are experiencing the exact same problems. We obtained our HUD form 92541 where lennar certified to us and to HUD and to our mortgage company that the soil is NOT expansive and we had our soil tested and it came back extremely expansive. They lied to us. We feel that the property values out here in hutto have been drastically affected due to these "repairs" and many times (in our opinion) these repairs are performed by incompetant sub contractors that can't/won't speak english and the repairs are useless because many neighbors have had their homes repaired multiple times and are still facing the same problems. Lennar expects you to move out of your house and into a hotel while they rip the sheetrock off of your ceiling and put up new sheetrock. This has taken as long as 28 days from other documentation provided by other neighbors. You have strangers in your house using your electricity, washing their paint buckets out in your flower beds and in some cases stealing. Want to see the horrendous situation Lennar has put us all in? Go to www.huttoparke dot com to see pictures, read neighbors stories about what they are going through, view the map of all the houses that we know of that have had repairs made, view the lies told to different people by lennar employees. We feel that lennar has ruined our little town and the property value. I can't believe I spent over 135,000 on a brand new home that needs repair. Why did Lennar certify the soil as not being expansive when it really is? In my opinion,,,protect your family, protect your investment, protect your sanity,,,RUN when you see the word Lennar.

I would not let my worst enemy buy a Lennar home.We have lived in our Lennar for 3 years and still have a standing water issue or mud issue between our houses.We have had our yard dug up so many times and still have not had the problem fixed.The whole neighborhood has drainage problems and we are always put aside and still not solved after 3 years.We can hardly mow the grass on the side of our house,can't get the garbage can out to the road through the mud.We have been treated horrible by regionaly manager and told I was in other words that i am a a whiny customer.Almost everyone on our street has mud or water between their houses and they are just sick of nothing be done so they have given up. I would not recommend a Lennar home or community to anyone- hope this has saved some of you years of frustration and being treated like trash .Thanks-

I would not let my worst enemy buy a Lennar home.We have lived in our Lennar for 3 years and still have a standing water issue or mud issue between our houses.We have had our yard dug up so many times and still have not had the problem fixed.The whole neighborhood has drainage problems and we are always put aside and still not solved after 3 years.We can hardly mow the grass on the side of our house,can't get the garbage can out to the road through the mud.We have been treated horrible by regionaly manager and told I was in other words that i am a a whiny customer.Almost everyone on our street has mud or water between their houses and they are just sick of nothing be done so they have given up.
