I lived in Hampton Park Terrace for nearly three years. The property itself was fairly nice, reasonably well kept, and in a great neighborhood. The management for Hampton was overseen by Salem Walk.

Any time I needed to deal with the property manager or maintenance, interactions ranged from irritating to ugly. Average wait time on getting anything fixed was approximately two months, and calling to check on progress of my requests was met with anything from blowing smoke to rudeness or just not answering the phone. (Not answering the phone is fairly standard - I would often call or show up to find no one answering or the office locked up during business hours, especially great for the months that they blocked off the office rent-drop box). We opted just to turn off the water to our second toilet with a fast leak rather than wait around for them to fix it. Once got into a verbal altercation with a property manager (I counted six in the less than three years I was there, they couldn't keep people around) who had given me a lease violation warning for leaving garbage on my porch. She said she'd been there herself and seen it. Not even my neighbors who had a tendency to do that had done any such thing in the week she claimed to have been there, and needless to say, I certainly hadn't.

So the big hassle comes at move out. Now, I've never had an apartment NOT try to screw me when I moved out, I get that they're money making businesses and will charge a premium on cleaning fees that don't really exist (once charged $75 to "wipe lip of dishwasher").

We'd paid our June rent in full, but were assured that it would be prorated and refunded with our deposit since our 30-day notice had us out of the apartment on the 21st. We were unable to reach the office to get anyone to do a walk-through until the 23rd, but I was again assured of the pro-rate refund through the 21st. Two weeks later, I call to find out the status of refund. First guy claims he can't tell me anything, it's all in the hands of the corporate office. After some arguing that they must have *some* info, he says he'll have someone call me back and hung up on me while I was pointing out that he'd just said they didn't have my number. I call right back and get boss lady who is instantly on the offensive, but magically does have the numbers I'm looking for. It does not include the prorate. After "shushing" me at some point in the conversation, she had the gall to say it's my own problem for overpaying them, I shouldn't have done that if I wanted any money back.

I do manage to get her to say she'll have her manager to call me back. Two days later, I tried getting through to the manager, still nothing.

Quiet this community is not. There are car alarms going off multiple times every night, hordes of Hispanic teens loitering in the parking lot on weekend nights (the racial makeup in this complex is 90% Hispanic), the constant roar of traffic on Stassney Lane, and an unfortunate placement at one of the most dangerous intersections in Austin (Stassney Lane and Emerald Forest Drive). I have witnessed one accident, and I hear the deafening sound of screeching brakes of near misses at least once a week. During warm weather, the pool area is bombarded with people throughout the entire day. During the day, it is mostly families at the pool with their ill-bred children running loose and screaming. There are so many frickin? kids here.

More worrisome, though, is that there is no one to lock the pool when it is supposed to close at 10pm, so there are all sorts of dubious characters coming and going at all hours. The police have had to come on numerous occasions to break up loud parties, and to stop the use of illicit substances and underage drinking that takes place in the pool area. I have brought up the matter to management on multiple occasions, even volunteering to lock the pool when it closes, but my phone calls are not returned. The security code to get through the entrance gate is widely known by non-residents, so there are numerous times when non-residents trespass onto the property and vandalize it. On weekends, there are large groups of non-residents who enter the property, enjoy the pool and barbeque, subject residents in nearby units to their music, loud laughter, and screaming, and leave behind all their trash for the poor maintenance team here to pick up on Monday morning.

In conclusion, this is one of the best values in Austin price-wise, but if you can pay $100 more toward rent to prevent these headaches, I would avoid Salem Walk.
