As a current tenant with Pioneer, I almost feel as if the previous reviews were planted, in PPM's favor. I have been a responsible tenant for 8 years now but, have only been with PPM for >6 months. This is probably the most unresponsive property management company that I have ever rented through. Anytime I have any questions or work orders to place, I can't ever seem to get anyone on the phone, nor any response to emails/ voicemails. I have attempted email contact numerous times as well as phone contact (up to a combination of 10+ attempts) and the ONLY response I seem to get, is from 3rd parties (outside maintenance/ cleaning crews) - IF that. Things in the unit that I moved into were very much subpar, from the broken/ dirty/ very dated kitchen appliances to the actual condition of the apartment (cleanliness wise) with large amount of mold, etc. At some point these issues become SAFETY issues - from the quality of air coming from the dated, extremely dirty air unit, to the gas stove that gets so hot on the top of the unit that it is burning the enamel off the stove top, to the black mold accumulated in the kitchen appliances. Obvious repairs were only minor band-aided, only to become an issue again. This company tries to cut corners, to save money and it's just not working. I understand this is a business, but there needs to be some responsibility to the tenant as well. Tenants are the ones paying the bills, after all. I would NOT suggest renting through this company, ever. I certainly will not be renewing any leases with them.

For 10 years, Pioneer was charging our HOA members for ""resale certificate"" and ""transfer"" fees without legal authorization. These collections occured every time a house sold in our neighborhood.\r\n2. Pioneer unlawfully collected those fees for their own account. Meaning they instructed the title company to send the checks DIRECTLY to them; hidden from the HOA.\r\n3. Since no one was looking, Pioneer raised those fees over a period of time without telling the HOA. That fee today is $350.00.\r\n4. Two years ago, I forced the HOA board to make an amendment to the original contract to acknowledge authorization of collection on behalf of our HOA.\r\n5. Although Pioneer signed the contract, they continued to do the exact same thing; then lied TWICE about it. They said, ""The title company makes mistakes ... they made the checks out to the wrong person"". That was proved false. Then lie #2 was, ""This was an isolated event due to my incompetent staff"". This was also proven false.\r\n\r\nPioneer conducts themselves unlawfully, and the worst part about it is they aren't even willing to right their wrong. I rented a fourplex from them a year ago in the riverside area. They rose the rent just before I moved in which should have a red flag. They claimed that the carpets had been replaced but this was a lie. The carpets had several stains and had cigarette burns all over the place. There was a giant hole in one the cabinets on the bottom it looked as thought the wood had rotted. The refrigerator went out about 4 months into our lease and it wasn't fixed until 3 months later. The disposal didn't work for the duration of our lease either. They sent a repair man after I called and visited the office for a whole month and he claimed that it was fixed but it stopped working after a week and they never sent another repait man to fix it. Then, one of the showers went out and they never fixed it even though I called and asked them to send someone everyday. I eventually gave up since the property had two showers the other one worked just fine. Then the toilet in the same bathroom started leaking. This was attributed to a crack in the back of the toilet that had been previously patched up. The toilet leaked for two weeks and I had to get very mean for them to anything about it. After the second week I had to send several angry emails demanding the toilet be fixed or legal action would be taken. They eventually responded to this. Since they waited so long to fix it, the leak trickled down to the downstairs half-bath causing significant water damage. The roof fell in the day before they finally sent someone to fix it! There was mold in the downstairs bathroom for the last 4 months of my lease that they never attempted to take care of. There was also an awful roach infestation in the place from the day I moved in until the day I moved out. I was able to keep it under control for a few months with roach traps but I still had to vacuum out the hundreds of dead roaches in my cabinets. I couldn't leave food out for more than a minute or the roaches would get it. The roaches even were able to get into my refrigerator. I had to keep everything in tupperware so the roaches couldn't get to it. When I moved out, I called about getting my deposit back. This was about a month after I had moved out, they told me they could barely get in to check the place out because of the roach problem which they blamed on me. I calmly explpained that the roaches had been there since I moved in and my 3 neighbors that shared the property also had bad roach problems. She didn't believe me and sent my a bill 6 months later for ""damages"" that I had reported to them on several occassions. I'm very confused as to why they have good reviews on this website and I'm assuming that it's because they put them on here themselves. If you do a google search on them, you find several bad reviews on them that are more accurate than the ones they put on here. This company is awful, rude, and negligent and they let their properties rot and charge you ridiculous fees when you move out to fix the repairs you requested throughout your whole lease. Please stay away from them! It's not worth it! I will note that the agent that showed me the property and went through the paper work with me was very nice and polite. Her name is Barbara and she's the only one there with any sense

Thanksgiving was not pretty this year. We live in a 100+ unit condominium community and a water line burst on the second floor in our condo building and flooded several units. I called Thursday afternoon to report the emergency and received a call back in just a few minutes. Plumbers, water vac people and men to help move furniture were at the property in less than an hour. It was a mess, but by nightfall the situation was under control and we could all sleep without worry about how we would ever clean things up. I was in contact with the property manger several times during the ordeal and feel that the team as a whole did a magnificent job of putting our lives back together and helping us feel safe and supported. I do not know what more I could have expected or received from these people. In my opinion, you can forget the small stuff. This is why we have management. Good Job Pioneer! A very satisfied customer

For the record, both as a homeowner and now as a board member I've been nothing but pleased with the service provided to Towne Court by Pioneer. I've found the staff to be friendly, competent, and reliable. Pioneer has been a marked contrast to the service we were offered by previous management companies.

I was recently surprised by Pioneer while having my home mortgage refinanced. I live in Belterra and Pioneer manage the HOA. In reviewing my closing costs on my refi I saw there was a $50 fee from pioneer. Now, why my HOA would get a cut of the action is beyond me. The answer is, because they can.\r\nI called up and asked the person in charge of Belterra what this fee was for. She told me this is a standard fee they charge for all refis. I told her that was great but again WHAT IS IT FOR? She then tells me other management companied charge up to $200 for a refi. Again I asked her what is it that you do for $50? She then tells me it is to look up my account and fill in the paperwork my mortgage broker sent over. So, to type my name in their computer and write a 3 digit number I have to pay them $50. I complained to no avail. We here in Belterra are stuck with everyones hands in our pockets.\r\nThis company is quick to site you for any violation they can pin on you and then threaten to assess a lien against your mortgage. They even sited my for the plastic edging in the front of my house that the original builder put in! If you have a complaint or question, dont expect them to get back to you to resolve it.\r\nFuture Belterra owners be ware.\r\n

In addition, Paul always organizes our meeting so they move swiftly and successfully. Our board loves Pioneer and would not entertain the idea of changing Property Management. I can say that I highly recommend PIONER!!!!!

The Sweetbriar Condominiums have been with Pioneer Property Management for about six years. I have served as board President throughout this time. They have helped us accomplish many revitalization projects in our complex which in turn have increased our property values immensely. They have been wonderful at anytime we need service calls. In addition, Paul always organizes our meeting so they move swiftly and successfully. Our board loves Pioneer and would not entertain the idea of changing Property Management. I can say that I highly recommend PIONER!!!!!

Ugh! It's hard to know where to even start. They currently manage the condos I live in and let me tell you:\n\n1. Every single person I have encountered here does the bare minimum (including the owner). You know what I'm talking about, they have to be prodded to provide information and to answer questions, some of which they never answer. They have a zero proactive and zero initiative approach.\n\n2. Most people I have encountered are downright condescending and rude (including the owner). They have a blatant lack of concern and don't mind treating you as if you are completely wasting their time even when you are contacting them about a problem that was created entirely by them - and it doesn't matter how nice you are about it!\n\n3. Absolutely horrible communication. Homeowners are in a constant state of confusion regarding what is going on. The community boards nor the community website are never used for communication as they should be. No follow up exists with Pioneer. On one occasion I did not get a sheet of correspondence sent in the mail (due to a mix up with my last name and the post office, not Pioneer's fault) and was completely unaware of a change in auto-draft billing regarding my homeowner's dues. Pioneer had all of my contact information but failed to contact me even after it wrecked havoc on my homeowner's account. Again, nothing was ever publicly posted even though this affected everyone in the condo community that I lived in. My neighbor had their car towed from their own designated parking space because they were out of town and were notified exactly 4 days before the parking lot was to be repaved (and could not return in time). All designated parking spaces have yet to be remarked since the repave over 2 years ago and no one knows why. The list goes on.\n\n4. Apparently they simply do not manage finances well. In their defense, I do not attend all homeowner's association meetings so I do not know the ins and outs of precisely every single thing possible that affected this, I just know the basics: In all of the 10 years I have owned my condo we have never had a special assessment fee and now after a few years of Pioneer's management we do (for 6 months). This is the result of many Pioneer created idiosyncrasies - and a few unforeseen issues not Pioneer created but certainly could have been Pioneer solved - wherein most require going into extreme detail. One less detailed case in point was a tree that fell from the City's property into our pool area. Instead of Pioneer taking the proper steps to have the tree removed for free by the City, they took the easy way out and sent over a private company that cost the homeowners thousands of dollars.\n\nPioneer has displayed an all around lackadaisical, disconnected, incompetent property management style that does not take the exact things they are being paid to do very seriously at all.
