I lived here for about 2 years and the place steadily declined during that time. The office staff is rude and unprofessional, but I guess you should expect that from a bunch of kids who only work there for the free rent. Their on site accountant is a liar and cannot possibly be qualified to work the position. They don't take you safety or security seriously, at all. In fact, quite the opposite. I happen to know a story about a certain individual who was seriously injured on this property going on FIVE YEARS ago and that person is still being subjected to litigation and denials of responsibility. We are talking about a case where this person was crippled for life due to the negligence of the property caretakers, but has yet to be compensated for just the medical bills involved! This place is a disgrace and should be condemned. The low prices were once attractive for student living, but the recent building boom in Austin has created a completely new renting environment with many properties (in nicer parts of town) dropping their rates. They still advertise student housing, but the truth is they allow ANYONE to live here. That would include welfare recipients, thieves, illegal immigrants, drug dealers, you name it. If you are considering leasing here, DON'T, take it from people who have experience.

AWFUL PLACE TO LIVE!

I was lured by the promise of all bills paid, fully furnished, and reasonably priced.

It seemed okay at first, but got worse over time. THEY REALLY ARE THIEVES and will try to con you out of every dime you have. Firstly, if you sign a 12 month lease take a hard look at your move-in/move-out days, because you will realize you're paying for 12 but only living there for 11. They do not prorate so if you move in Aug. 26th, you get charged for the entire month you didn't live there. I signed a 9 month lease (for which they charged me an extra $75/mo). This is my first apartment I've lived in, so I was unfamiliar with the 60 or 30 day "notice" of moving out you have to give. Nobody told me this, nobody went over the lease with me, and they claim they "attempted" to contact me by phone, but they never left a voicemail. I was left completely unaware, so they forced me to stay an extra 2 months. That's costing me $1200. On top of the fact that they're refusing to let me leave ON THE DAY MY LEASE IS SUPPOSED TO END, they're keeping the extra $700 they've made charging me the fees I was paying so I could leave early!!! I even spoke to them 2 months before my lease's ending date, and they never mentioned the fact I had to give notice. I asked what day I was moving out, and they told me... so I assumed they understood I was moving out. They could have mentioned it then... but once again, staff is incompetent and unethical.

If you try to sublease, they charge $400 which is ridiculous.

They are terribly slow at getting back to people. Management is uncaring, rude, and ignorant. Crime is unbelievable. My neighbor's apartment was broken into, and so was my car. Actually, of the 8 people living on my floor, 4 have had their cars broken into. Locally people call it the "Longhorn Landing Welcome". When my neighbor's apartment was broken into, the security officer did not report it or charge the man they caught with any crime... I suppose to try to protect the complex against any more negative reviews.

When I moved in, the apartment was DIRTY and had cockroachs. Obviously they hadn't really cleaned it. My water heater started leaking all down the hallway and it took maintenance over a day to come cut off the water because they do not live nearby. The carpet smelled like meldew for the next 2 weeks, but if you report any mold they will simply tell you it's your fault because of the agreement you signed. Obviously the people who lived here before me knew this, so they just painted over it. Immediately when I moved in I began having breathing problems and allergy-like symptoms, when I've never had allergies my whole life.

This place is loaded with psychopaths, drugdealers, and criminals. I do not feel safe here at all. The security is almost non-existent and the gates are always open.

Do yourself a favor, and DON'T RENT HERE. You'll regret it.
