ONE MAN'S TRASH IS ANOTHER MAN'S TREASURE fits to a tee.

This place has been perfectly marketed towards the individuals that must not realize the value of a dollar. The picturesque environment lures them in like WD40 on a fish hook.

Overpriced, poorly managed, questionable and manipulated utility charges, ""Barney Fife"" security, low quality construction, dog urine & feces lined hallways, frequently broken elevators, are all evident once you are in their legal grasp.

These Apartments are NOT worth the price of admission. A salary of $22/hr forty hours a week would be hard pressed to pay less than 58% of their income to live here. And the quality is a complete insult too those in the northern income territory.

Yes, the convenient access to the shops, restaurants, etc downstairs can't be beat and the obvious noise that you will experience is a given considering the downstairs hoopla.

But focus a little harder on it and you quickly realize that you're in ""Peter Gibbons"" apartment from the movie ""Office Space"". Every noise your neighbor makes is like they are in the other room.

So if you are still looking at taking a test drive, just make sure you don't smudge the ""Welcome Mat"" on the way in cause it might not be cleaned for the next month or so.

To start, ALL of the reviews I have read are VERY ACCURATE! I had a friend that lived at the Domain and I thought it would be a neat place to live. I visited him a few times and thought it was fairly nice. So, I decided to lease. The staff was very friendly at move in. However, once you move in, they could care less about you! Upon move out, I was charged all this money for cleaning fees. I have NEVER been charged for cleaning fees when leaving apartments. I always clean them very well. I had wood floors and carpet in the bedroom which was very small. I got the bill saying carpet needed replacing. I only lived there a year and it still looked new. It was kind of interesting to me that the money I had in for deposit was the amount they were charging in fees. Basically, it looked like they were charging stuff so they wouldn't have to return money. Then, you will get your last water/chiller bill and it will be EXTREMELY high. If you don't pay in 15 days, they will send to collections and collections will call you and you have to pay an extra fee. This place has the poorest customer service and all they care about is filling those overpriced units with just about anyone. They do not even verify income etc. The last few months I was there, people started moving in that were not even qualified to live there. Lots of loud students and dirty people that would leave crap in the halls and in the elevators. Elevators always broken. Hallways are EXTREMELY hot. As far as the office staff goes, Aaron is very nice at first but then could care less about you. The office manager, Melanie, is not friendly. Brant is the only one that really was nice upon move in and move out and always tried to help.

There are other nice places to rent in the Northwest Austin area with better amenities at LOWER prices. Do not waste your time and money here. You WILL REGRET it!

rarely will complain about things...but I cannot let this go unsaid. If you want to have your car vandalized, harrassed by residents, then told there is nothing the management can do..please fill out an application and live at the Domain. The office staff for the most part are incompetent, condecending, worthless people. Aaron and Brandt seem to be the only ones who know what the hell is going on, or even try to attempt to take care of residents' needs, although they don't have the authority to do anything. Melanie Feather is the manager and she is very rude& completely uncaring about any resident need/issue.She does nothing to remedy any situation brought to her attention. The Domain used to be a nice upscale place to live, but has quickly gone downhill. The parking is rediculous. Residents &non residents are ""ticketed"" for parking on the public street(which has NO SIGNS saying you can't park there)& then the mgr says she doesn't know what to do. That's Melanie and Jenna's answer for everything. You pay nearly $1000 for a one-bedroom, and they offer NOTHING to you. They are so friendly &eager to get you in..then once you are--they could give a rat's ass about you. They allow residents to harrass other residents, and say-it's not their problem. They offer no help when residents are witnessed vandalizing other residents' cars&the property. The ""on site security"" is a JOKE! They are cheaply built, dirty hallways, and I could go on and on, but I think you get it....

To keep this short I will do bullet points bc I have limited characters to use.

I lived at the Residences @ the Domain for 1 year & here is why to avoid it:
?Halls to the apartment were un-air conditioned and miserably hot
?Elevator was ALWAYS broken! Living on the 4th floor, getting home with your arms FULL of groceries & you get to the elevator to find that it is ONCE AGAIN broken is not acceptable! You then have to climb numerous flights of stairs with your arms full. This happened to me numerous times.
?#1 issue is when I moved out. While moving, the elevator broke! Not surprised! In the MIDDLE of my move, my movers had to stop moving and go to their next job, bc it was going to be over 1 hour before the elevator was fixed.
?Moving in & out is the BIGGEST pain ever! There is 1 elevator. You have to park at a loading dock in the bottom of the garage that is VERY far from the elevator. So you or your movers will have to walk an extremely long way to even load and unload your belongings.
?I purchased a house, so I moved out over a month before my lease was up. I gave them advanced notice that they could rent the place out early, but said I was responsible for the entire lease EVEN though there was a waiting list to get into my floor plan of my apartment. I went ahead & paid the $1100 rent and never said a word, although I think they could have EASILY rented the place.
?The day I go to turn in my keys, I go back to the apt and thoroughly clean the place. I cleaned the toilets, tub, refrigerator, carpets etc.... Turn in my keys and say thank you. A week later I receive and invoice for $140 for cleaning of the apt. I thought this was UNACCEPTABLE so I called to speak w/ Aaron. Aaron was previously super friendly and accommodating so I looked forward to speaking with him. When I did he basically said ""sorry, there is nothing I can do about the charges."" Mind you, I never received an itemized list of WHAT the charges were for, just an invoice saying I owed them money.
?I then spoke to Melanie Feather (Aaron's supervisor). Melanie was very rude and tried to avoid my call(I had to ask for her twice before they put me through) and once I did talk she repeatedly cut me off or talked over me. I then told her I did not appreciate the way she was speaking to me and her response was ""I'm not scared of You"". What kind of response is that? I wasn't threatening her job, just told her I didn't appreciate her manner in which she was speaking to me as a former resident. I told her I did not want to cause a big ordeal and just wanted to resolve this like 2 civil adults. She said that I just did not like her resolution and she was absolutely right, I didn't! Not only was she repeatedly rude to me, I feel that I was being charged unfairly for this cleaning as they should always clean the apartment before a new tenant moves in and I cleaned it before I left, so this is why I am writing this review. I hope I can help you not have a similar experience.

Pros: Dining and shopping walking distance

Cons: too many to name

I lived here for a year and it felt like the biggest waste of money ever. The hall way to my apartment in the summer was triple digits at NIGHT! That's because of the way it faces and there's no ventilation in the hall way, it's completely sealed off. After a bunch of us complained and getting the senior management to come down from corporate they put in fans. It helped a little bit but it was still way dangerously hot. My unit was over the Louis Vuitton side of the strip. If I went grocery shopping I had to park in residence parking on the other side. Haul all my stuff down, over, and then up to my apartment. And it's a nightmare if there was an event and there's people everywhere - to fight the traffic in your own driveway? And my rent was more than most people's mortgages? Let's think about that for a moment.

I do not take the time to write poor reviews. I never complain at restaurants, I never gripe at the moody cashier at the stores I shop at. I am taking time to write this in the hopes of helping at least one person. I moved last spring, had narrowed down 2 places...one on 360 with hill views 2 bedrooms and 2 bath rooms...and the Domain, the domain was only a 1/1 was more expensive, but ""was in the Domain"" and I was pulled in by the allure of the shops and bragging rights to my friends. The 1st day it was obvious that the construction was poor. When you can hear word-for-word conversations from your neighbors, there is definitely a problem. After a few months of living there, the parking lots started to fill up and more and more people were moving in due to the ""deals & specials"" the office was giving to new residents. It was obvious that they lowered their credit standards because the population went from young professionals and older singles to young families, trashy looking people and thats when the problems really began. Pool days turned from quiet & relaxing to huge family reunions with 20 minority children that obviously didnt live there screaming and running around. Fights, trash everywhere, tables and chairs over turned and messy all the time. The office does not care at all about any complaints or concerns. There is a ""security officer"" that never answers the phone. Cop cars are a regular occurrence in the streets to break up fights. It is LOUD 24/7....there is always a huge party going on with blaring music, people peeling out down the streets, arguments between couples or drunks staggering to their cars from the happy hours. You basically live in a mall and there is no rest. At 6:45am EVERY MORNING there is a man with a leaf blower, you get to hear all the noise when they have events in the Domain. I regret living here so much because it has made me hate it.
