ONEprop is an excellent company. They are currently managing 7 properties for me across 3 states. Their fees are fair. Their communication is excellent. I get my statements and funds in a timely manner. And I am very hard on property managers, I have fired 2 companies in the last 2 years, both in California. I don't put up with unprofessional service. I wish ONEprop was in California so they could manage my rentals there. I ran my own property management company back in the 1980's, and I know what it takes. ONEprop is doing it right and I have owned rental Real Estate since 1982.

ONEprop is an excellent company. They are currently managing 7 properties for me across 3 states. Their fees are fair. Their communication is excellent. I get my statements and funds in a timely manner. And I am very hard on property managers, I have fired 2 companies in the last 2 years, both in California. I don't put up with unprofessional service. I wish ONEprop was in California so they could manage my rentals there. I ran my own property management company back in the 1980's, and I know what it takes. ONEprop is doing it right and I have owned rental Real Estate since 1982.

This company's employees threatened to enter our property at times when I specifically asked them not to. Their employees are both threatening and lazy. They send eviction warnings for even being a day late and charge late fees with no waiver period. At the end of my lease, after moving out, I was charged for carpet cleaning and house cleaning even though I paid a professional carpet cleaner and house cleaning service to do final cleanings after moveout. The property had recurring maintenance issues including several weeks with no air conditioning during summer, and they hired incompetent contractors, which only made the problem worse. Stay away from this company.

I leased a home managed by Prime Properties for a year and had a really good experience with them. My phone calls and emails were responded to usually within a day or two and the maintenance requests were followed up on with the exception of one. When I found out that the owner of the home I was leasing had defaulted on the loan, it was being foreclosed on, and I informed Prime Properties of this, they responded immediately and helped me through the process of finding a new place to live. I received 100% of my deposit back. They really went out of their way to help my family and I through a difficult time and also made referrals to others who could help me. I have leased from several other property management companies and this was by far the best! This group is organized, responsive, and actually cares about their tenants. Big kudos to Charles Riska, Jeff King, Linda Schilz, Tim Antioch (an independent realtor that assists Prime Properties) and Kevin Martin for all of their support and caring attitude. This is the kind of property management company that you want to lease from or use to manage your property.

About a year ago, I had to use Prime Properties b/c the property I was looking to lease was being managed by them. The owner lives out of state, so she hired them to handle all transactions, as well as maintain the house, basically to act as the Landlord. Well, from day 1 we had issues w/ them. We moved into the house at the beginning of June and they did not do 1 single prep to the place. Our a/c unit was locked and they didn't come out for 3 days to unlock it, so we had to sleep downstairs for the first few nights b/c it was 95* upstairs, and in the 80*s downstairs. B/c the house sat empty and wasn't being used, our showers had to have some type of plastic piece removed, which we knew nothing about, before we could use them w/out black water coming out. Our front porch light is about 30 ft up and we had a burned out bulb that wasn't replaced for 3 months....3 months! It took us that long, and many phone calls & emails to finally get them to send someone out to replace the stupid bulb so we could see at night when walking someone out. We dread calling them, for anything, b/c they DO NOT return calls or emails. To date, I have called Bob Melcher, my rep, over 2 weeks ago about someone coming out to look at our roof b/c of the hard hail we had back in February. Our neighbors are replacing their roofs, and he said back in Feb. that someone would be out to give an estimate, but still NO ONE has come. It has been over 2 weeks now, and he, nor the owner and VP of Operations, Kevin Martin, has replied to my phone calls and emails! In the meantime, we have what looks like water stains on the walls, and a greenish kind of mold on the walls. My guess is that it's molding, but again, since they haven't sent anyone out to inspect the roof, and they won't return my phone calls or emails, I can only guess it's mold.
I can not NOT recommend them enough. If I owned a house, I sure as heck wouldn't hire them to manage it, as all they do is take your money, & do nothing.

All 5 paragraphs in response to my letter of complaint ended in,"The owner reimbursement was strickly for the expense incurred and the property was not improved and the owner did not profit from this reimbursement. We had to hire an outside vendor to complete tasks for you."

It sure reads like a FORM LETTER to me!

$454.00 for carpet cleaning. $437.00 for "touch-up"painting. $309.00 for "general cleaning." $83.00 for "general repair" $55.00 for changing light bulbs!!! You do the math!!! Save your $$$$.
